Tourist Rental n° M0270421505 Enjoy the beautiful views of Venice as well as good Italian meals on our newly renovated Terrace ! Enjoy also life as a Venitian in this beautiful and spacious apartment (90 square meters) located in an authentic neighbourhood close to the very lively campo Santa Marguerita ! The apartment has an Art Deco style with a wooden library, decorated glass panels and an iron staircase. It has a great living / dining room (approximately 50 m2), 2 separate bedrooms with their own bathrooms as well as three mezzanines. It is also very comfortable with its Satellite TV, Blue Ray reader and Wifi internet. The towels (1 big and 1 small per person) will be at your disposal, the beds and cleaning will have been made for your arrival. The apartment is located on the third and top floor of the building with its own access to the rooftop terrace. As usual in Venice, there is no elevator in the building. However, if you do not travel light, you can book a luggage carrier in Piazzale Roma (when coming by road from the airport) or at the Santa Lucia train station, who can help with your luggage and guide you to the apartment. Piazzale Roma is only a 10 minute walk from the apartment. Venice is a magical city and our apartment is a very charming place to stay thanks to its tasteful Art Deco renovation and beautiful roof top terrace where you will be able to take a drink or meal with a view on the San Marco tower. We love the neighbourhood which is away from the crowd but at the same time lively (University C'A Foscari, Campo Santa Marguerita), cultural (close to the Peggy Guggeiheim museum and the Accademia gallery) and very beautiful (we recommend highly the San Basilio / Zattere walk by the Giudecca canal which is 5 minutes from the apartment and boasts one of the best view in Venice). The apartment is very conveniently in an Italian neighbourhood close to the Architecture University located at a 12 minute walk from the Accademia bridge, two Vaporetto stops from the San Marco Piazza and a 10 minute walk from the Piazzale Roma road station or Ferrovia / Santa Lucia train station.

We really enjoyed our stay in this wonderful apartment. We (3 adults) had enough room for everyone (one couple, one single), the kitchen offers all you need to cook (if you're not eating out) and the beds are comfortable. Sitting on the roof terrace at sunset is divine and definitely a highlight of each and every day. The neighborhood is young, many students, great cafés and two Vaporetto stops are easy to reach by foot. Stéphanie is not only very niche, she also provides all the information you need to have a great stay. Checking in and out was uncomplicated, and if I ever return to Venice, I'll try to book this place again.

We loved this apartment. It was very large, clean and comfortable. Everything we could possibly need was thought of, and lots of modern conveniences in place, but without altering the beauty and the historic character of the home. Loved the altana as well. The neighborhood is authentic and quiet, but also convenient for anything you may need or anywhere you want to go.

A spacious appartment, clean and well provided, in a quiet quarter of Dorsoduro. Santa Marta is a wonderful stop for the vaporetto to reach every corner of Venice and just a 10 minutes walk. Even with a heavy suitcase it is an easy way to reach the boat and Piazzale Roma. So.... Very Good!!

Apartment was much larger than I thought, it could easily accommodate 2 adult couples with children.
Prime location with tons to do. Lots of restaurants, shops, gondola, etc. all nearby.
Communication with host was great. Prior guest has broken laundry machine and host had it fixed with a day for us after mentioning we needed it.

After other visits to Venice, we enjoyed this experience in a neighborhood as our base for our trip. Easy access to train and vaporetto to visit other locations.

This is a beautiful apartment that is cozy, very well located (in a studenty local area) and has everything you need to cook at home! We loved it.

My daughter absolutely loved that the apartment because it is located in the University area. Lots of younger people, but not noisy. Quick walk to grocery, train station and Vaporetto. Although apartment was located on the 3rd floor, the flights were short with a large landing. Great café only feet away from entrance for morning coffee and breakfast. Spectacular Wi-Fi. Fantastic terrace. Would definitely stay there again.

We really enjoyed our stay in the apartment. It was comfortable and, important when visiting in winter, very cosy. It’s in a quiet and friendly neighbourhood with good restaurants nearby.

Wonderful apartment with period features, exposed beams, stained glass interior windows, loads of sleeping and lounging space, well-equipped, full kitchen. The location is quiet yet walkable to everywhere and close to vaporetto stops, easy walk to Santa Lucia train station and the bus terminal. Host Stéphanie is helpful and responsive.

Two couples visited, who have been to Venice together before, and one of the couples has been a few other times as well. If you read both the listing and the reviews, you will find that everything is accurate - both the good things and the criticisms. Read them closely, and verify the things that matter to you. Check-in was easy, and Stephanie responded well to help us with a couple of minor hitches that came up. The apartment is spacious, with lots of beds for groups. At this price point, it is unusually large for a Venice apartment. Beds (the ones we used, at least) were comfortable, and linens, towels, etc. were clean and the towels were very good quality. However, the sofas have cushions that are deeply indented. If this, and a few other features were updated, no doubt the price of the apartment would be increased, too. The apartment is up three floors by stairs, with no lift/elevator, so left us breathing heavily at the end of the climb - especially with luggage. The neighborhood is pleasant, and not far from shopping and from Campo Santa Margherita with its various restaurants. We walked most everywhere, but the distance from some of the places we wanted to visit was longer than we would have preferred. That is not a criticism of the apartment - we knew the location, but didn't realize just how long the walks would be. For example, Rialto Bridge is about a 30 minute walk, though you could walk to the vaporetto to get there instead. We thought the vaporetto was a bit farther away than we would have liked.

This is a wonderful apartment away from the busier parts of Venice, but still with a vibe. There's local residents as well as students attending the University. It's only a short walk to places like Academia or Zattere, with many places to eat and drink locally.
The apartment is furnished to a high standard, is comfortable, and the ròof terrace is a bonus. The booking in arrangements went to plan and we received a warm welcome from Rana.

This is a nice spacious apartment close to the San Basilio vaparetto (water bus) stop. There is a small roof terrace, which is nice for evening drinks. The apartment is well stocked although the water pressure is not brilliant- so don’t try and shower at the same time as putting the washing machine on! There are a couple of small supermarkets nearby with one opposite the vaparetto stop, so handy at the end of a day sightseeing. You can buy tickets for the vaparetto for a day, 3 days, 7 days etc which give unlimited travel. ( Rialto/ San Marco/ Ferrovia are the main places but the supermarket might sell them too) Well worth it! There is also a handy app called CheBateo which gives all the times, routes etc in a range of languages - we used it a lot!
Overall, a nice apartment- could have more light in the kitchen as it was quite dark to work in, but still fine. The bottle of Prosecco for our wedding anniversary was a nice treat too!

Lovely apartment
We enjoyed our stay at this apartment, it had lots of character and plenty of space. The owner of the apartment was great at providing information.
We enjoyed sitting on the altana, although we could only do so at night as it was very hot and the parasol was broken.
We enjoyed the local pizzeria and the nearby vegan restaurant (the only one in Venice!)
The location was near lots of supermarkets for supplies.

A magical trip

Un séjour magnifique au cœur de Venise
Accueillis chaleureusement dans ce bel appartement soigneusement entretenu et décoré nous (une famille avec deux enfants) avons passé une semaine très agréable en ce lieu spacieux, bien climatisé et situé au dernier étage avec une vue incroyable depuis l’altane sur toute la ville. Le placement du logement un peu à l’écart du grand centre touristique est plutôt dans un quartier calme mais très authentique.
Le contact avec les locataires et Muriel a été très facile et amical et nous avons pu bénéficier de nombreux conseils et recommandations pour visiter et découvrir Venise.
Merci beaucoup, nous garderons un très bon souvenir de cet appartement et des apéros pris sur le balcon.

We had a lovely stay for a month in this homely property. Large and spacious with the highlight being the views from the roof terrace. Excellent location for transport, access to the vaporeti lines one would want to use. Proper Venetian neighbourhood rather than a tourist spot. Lovely neighbourhood market, restaurants and cafe just along the street with very friendly owner. Apartment had all necessary equipment for cooking. WiFi and internet worked but we still couldn’t get emails for some reason. There are a lot of steps but it kept us fit. We used Stephanie’s shopping trolley as all the Venetians do! Owners responded quickly when we had an issue with boiler and was fixed straight away. I’m reluctant to recommend this property as we want to come back again and it might get booked up!!!! Seriously it is an excellent property if you want a home from home in a beautiful Venetian neighbourhood away from the tourists!!! 😂

Bel appartement, sans climatisation
L'appartement est très spacieux , très agréable et très bien situé à Dorsoduro, dans un quartier tranquille. Il est équipé de nombreux couchages (lits, canapés, lits d'appoint) et de tout ce qui est nécessaire pour la vie quotidienne de plusieurs personnes (idéal pour une famille avec deux enfants, par exemple). Une "altana", où l'on peut prendre le déjeuner ou le dîner (mais attention aux moustiques), donne un charme supplémentaire à cette résidence. Seul bémol (mais qui a son importance pendant l'été, notamment la nuit) : le manque de climatisation. Les quelques ventilateurs présents dans toutes les pièces ne suffisent pas à rafraîchir l'air chaud des mois de juillet et août. Dans l'ensemble, nous y avons passé un séjour réussi.

Magnifique semaine!
Appartement totalement conforme aux photos, grand et bien décoré. Situé au 3ème étage, il bénéficie d’une belle luminosité. Il est très bien chauffé (c’est très agréable après une journée de balade en février). La pression d’eau n’est pas forte, c’est normal en étage à Venise. La cuisine comporte tous les instruments indispensables et même plus. Les 2 espaces de bain (1 avec baignoire et wc l’autre avec douche et wc )ne manquent de rien. Les propriétaires étant français la télé est équipée de canal satellite avec toutes les chaînes françaises mais Venise est tellement belle que ce n’est vraiment pas une priorité. Les 2 chambres ont des literies impeccables et disposent chacune d’une mezzanine équipée d’un lit double. Une 3ème mezzanine accessible par un escalier métallique en colimaçon mène au bout de quelques marches à une adorable altana dont malheureusement nous n’avons guère profité car il faisait très froid.
Quant aux alentours on trouve à 2 pas une boutique avec tout ce qu’il faut pour dépanner: jambon, yaourts, lait, pain...de l’autre côté des pizzas à emporter et pour des courses plus importantes à l’arrêt de vaporetto San Basilio un supermarché Conrad très bien achalandé et ouvert tous les jours même le dimanche jusqu’à 22h.
À notre arrivée nous avons été gentiment accueillis par Muriel qui nous a donné tous les renseignements utiles. Par contre nous aurions bien aimé trouvé de quoi préparer le 1er petit déjeuner (confiture, lait, pain de mie)car nous sommes arrivés tard!
Nous avons eu un problème d’eau ( la vanne approvisionnant l’appartement en eau avait été fermée par erreur) que nous avons résolu grâce au voisin du dessous qui connaissait le problème et les propriétaires que nous avions prévenus ont été très réactifs.
Ce fut un séjour très agréable et une location à recommander sans réserve.

Stark heruntergekommenes Haus, selbst für venezianische Verhältnisse. Die ganze Woche
lang abgestellter Müll im Eingang (u. a. Verpackungen, Autobatterie). Im Treppenaufgang
abgeblätterter Putz. Im 35 qm großen Wohnzimmer Möbel zusammengewürfelt. Z. B. Tisch 80 cm hoch (normal 70 cm), dazu niedrige Klappstühle von Ikea (!). Große, alte abgestellte Couch mit harter Auflage in einer Ecke des Raums. Riesengroßer billiger Couchtisch, der optisch den Raum erschlägt. Nichts passt, leider kein Stil. Positiv: 2 ansprechende Schlafzimmer, Dachterrasse (jedoch zu einer Seite Blick auf die am Pier liegenden in Venedig verhassten Kreuzfahrt-Schiffe). Mit dieser Lage, mit dem Zustand des Hauses und der
Ausstattung der Wohnung erscheint uns der Mietpreis als viel zu hoch.

This apartment is better than the pictures - and the pictures are pretty nice. First, location. It is on the west end of Dorsoduro, near the school of architecture and several other schools. This means that you are within a 15 minute walk of the bus and train stations. We left the apartment at 10 in the morning and were at the airport via the direct, 10:30 ATVO bus at 10:50. It also means that the area is not crowded and that you have easy access to lots of little, affordable bars and restaurants that are close by.We could also walk east and be at the Peggy Guggenheim in 15 minutes. (Of course, as we were getting to know Venice, we could also get lost and see lots of other places in that period of time.) There is a Prix grocery store about 5 minutes away that has very inexpensive food - good wine is $3. If you push you can go up to a $6 bottle of really good wine. There is also a Conad store about 8 minutes away that has a more extensive selection, and a nice deli counter, prices about 10% more but still very reasonable. If for some reason you want to go to St. Mark's Square with all the folks from the tour boats, you can catch a vaporetto at the Academia and be there in 25 minutes. Inside: lots of other reviewers have commented, but I'll add what I can. You won't find many open concept, high-ceilinged, stained-glass windowed apartments in Venice. This is one. the living room, dining room and kitchen form a big comfortable, livable space. There are four sleeping areas. On the main floor are two bedrooms, one with a king bed, the other with twin beds. But stairs in each of those bedrooms lead up to lofted sleeping areas, each with a double bed. Each is open to the bedroom below, but not to the rest of the apartment. There are two nice bathrooms, one next to each of the bedrooms. The kitchen is well-equipped. The dishwasher is a good one. A nice gas stove and a full sized refrigerator. A hotpot for tea, a large stovetop expresso coffee maker, and a microwave. We cooked in 5 out of the 6 nights we were there. Every afternoon we went up on the roof veranda, called an altana, and had a bottle of wine, some cheese and antipasto and enjoyed the view of the city as the sun set. We basically wanted to move in and stay there. Concerns for some might be: the apartment is up four flights of stairs and does not have air conditioning (few places do), and (again as with most apartments) there are no screens. Venice is magical!
