Spacious and luxurious new house, near Aubenas, Vals les Bains, Vallon pont d'Arc of 235m2 on the ground, can accommodate 12 people, 15 minutes from the Ardèche river, in a green setting, absolute calm, no noise pollution to take a restful rest.
Ideal location for canoeing, hiking, mountain biking, canyoning and via ferrata, or lazing around in absolute silence.
The southern Ardèche (Vallon pont d'arc) awaits you with its magnificent places for swimming, canoeing and kayaking, close to several rivers: the Bezorgue with its natural pools and its canyoning and via ferrata courses, the Volane with its waterfalls, the Lignon with its crystal clear water, the Ardèche plateau at altitude (Lac d'Issarlès and Gerbier de Jonc) or the surrounding chestnut grove in the heart of its steep and wild mountains.
Close to all shops and the bus stop (5 minutes walk), you can forget about the car during your stay. Forest tracks and hiking trails are accessible from the house.

4 beautiful bedrooms, new bedding, 1 bathroom, 1 toilet.

Living room of 50m2, with 2 leather sofas + 1 armchair + 1 ottoman, 2 bay windows opening onto a large shaded terrace in front of a fully fenced plot.
