This place is a no frills, affordable two bedroom apt at the bottom of one of the iconic streets in Edinburgh. It can get loud at night as there are several late night clubs/bars nearby but you quickly get used to the city noises. I would definitely stay here again.

The location of this property is terrific, however making allowances for the age of the property, the furnishings and paintwork were a bit tired. The new kitchen was very good.
In relation to the cleanliness, there was a lot of black mould in the shower and signs that it had not been cleaned in a while and the shower drained poorly.
The bathroom sink also has no hot water.
The foldout couch is very short for an average height person and hard.
Overall we had a great time here.

Great location on the Grass Market with many shops and restaurants. Just a short walk to the Royal Mile. Entry is though narrow steep stairs.

Stairs were not discussed- 3 flights of spiral narrow stairs to get to first floor. Dirty. Reeked. Host unavailable. We did not stay, we found a hotel. Worst experience from a VRBO property

Location very good. Busy area. So noisy at night.
The flat is good for getting around.
We had trouble getting in as we did not realise we had to push service button first and then use the keys for the flat upstairs.
Plenty of clean linen and towels if you are staying for a longer period.

Apartment was very clean. Utilities was great. You just can walk Old Town. It is close to Pubs, restaurant and shops.

We enjoyed our stay in Edinburgh! We had a little trouble getting the downstairs door unlocked, but once my son figured it out, we put him in charge of locking and unlocking it each time. The location was great, we tried many restaurants around the area and enjoyed our stay. The bar on the street( Bar Salsa) is a very lively bar, so it did get quite noisy, however, it is summer and peak tourist season- so we just rolled with it. Would definitely stay here again.

The location of this apartment is great! It’s right on Grassmarket square. The apartment is a bit run down though. The kitchen looks to be redone but the other rooms could use some painting & repair. The couch in living room & futon in one of the bedrooms is in definite need of replacement. The bathroom shower didn’t drain well but we did have lots of hot water. The property communication was good & as I said before the location was excellent. Lots of fun to be on the square.

Steps up to the door are a steep spiral staircase and the bed is low and lumpy but the location is perfect and its roomy.

FILTHY UNLIT ENTRY UNLIT STAIRWELL We arrived in the dark in the rain. Host said no problem, lock box, manual. Bldg entry unlit & disgusting: spit, mud, cigarettes, random trash (only seen next day).Balanced on wet step leaning over to open lock box using cell phone flashlight while holding umbrella. It was pitch dark in stairwell with 30+ steps (2nd floor not 1st) totally Dark for first 16 steps. We notified the host. no lights 2 weeks later when we left. just "apologies"
UNSECURED FRONT DOOR TO PROPERTY 3 keys in lock box. The second set only had 2 -- host advised no key necessary for front door just push service buzzer.
JAMMED LOCK ON FLAT DOOR Striker plate for top lock falling off causing lock to jam. My boyfriend fixed it so we wouldnt be trapped.
FIRE EXTINGUISHER dated 2009

MANUAL from prior management co. at least 10 years outdated. useless.
BEDS, SOFA, & ARM CHAIR broken down very uncomfortable. both beds too small for couple. one is only 12" above floor.
WALLS cracked and dirty CARPET, throw pillows, spare blankets ALL disgusting
-- necessary repairs were mentioned in prior reviews -- never fixed. In 10 yrs host did not update manual.

Apt in a Great location in the Grassmarket. The apartment is in an old building with stone spiral steps so if you had mobility issues it would not suit you. Looks to have had a new kitchen installed as different from the listed photos, well enough equipped. Large front bedroom. Medium sized second bedroom. Small bathroom but it done the job. Only criticism is that the apt could really do with a fresh lick of paint. All in all we had a good stay here. Thank you

Everything about the flat was good, the comfortable beds, hot shower, well equipped kitchen, plenty of space and cleanliness made it a pleasure to stay at. This is located in an old building so expect the odd creaky floorboards and occasional sticky door - it adds character. The location was amazing, we walked to the castle in 5-10 minutes. Plenty of shops, bars and restaurants within a minute or two. We found breakfast at the place downstairs very good and would definitely recommend the Mussel and Steak bar next door too. The flat was warm enough without the heating on and there were big windows to open if too warm. We would certainly stay here again although I'd recommend earplugs of you are a light sleeper as there is a late night bar just across the road - we had the windows open all night so could people chatting. Everything from booking to leaving was easy and Gavin was always available on the run up to arrange check in and departure.

Fantastic location in Grassmarket. Kitchen, 2 bedrooms, comfy leather couch for TV watching, and a clothes washer! There were only 2 of us but it would work well for a family. There was a child's highchair in one of the closets. Check in was easy and worked just as the owner said. The spiral staircase was challenging for people with oversize luggage.

We were so close to everything! It made it so easy to maneuver and get our day going. We loved having two bedrooms, hot water and a fridge. Worked out great for a four night stay!

Gavin’s flat was in a great location. It was short walking distance to Edinburgh Castle, the Royal Mile and the train. Plenty of restaurants/pubs right on your doorstep. The flat was very clean and communication/directions were fantastic. Our flight arrived early in the morning and Gavin was so kind to let us store our luggage while we explored Edinburgh before check-in.

With the exception of the kitchen, generally needed cleaning. We were scheduled to stay 4 nights. As soon as we arrived, we started looking for a new place to stay and moved the next morning elsewhere. The trash in the alley, loud drunks and the man urinating in the alley, which we could hear from our bed, was the nail on the coffin.

Other reviews describe property well, but some are a little harsh. A bit rough around the edges in some regards but it has everything you need and the location is perfect. For the location this ample size property is very hard to beat for value. Perfect for myself and I enjoyed my stay here very much.

This flat is in a good area, in central Edinburgh. It's an old flat, so can forgive some features (like uneven floors) but the floor into the kitchen is actually sagging and needs attention. A lick of paint would also make the place much more appealing (and cover the stains on kitchen wall and bathroom ceiling).
Bathroom and living areas cleanliness were ok. However, the kitchen was not clean - we cleaned out the frindge and needed to clean anything we were going to use first, before we were comfortable using it. Oven controls were also broken/illegible so impossible to see what setting it was on.
The bed in the second bedroom needs replacing - it had many broken slats, that weren't fitted in correctly and kept falling down, and a stained mattress. At least the bedding seemed clean.
We also had an issue with the second set of keys which were missing one of the required keys, but we managed with one set and left notes for the owner. The outer door lock to the block of flats was broken when we arrived, but was fixed during our stay.
Overall, we enjoyed our stay in Edinburgh and this could be a lovely flat if these points were addressed.

This was a perfect location for our trip with everything being easy walking distance. Plenty of shops and pubs on your doorstep.
Flat was nice and big and bright and had everything we need. Needs a few minor repairs.

Excellent location on Diagon Alley for sightseeing, although we could smell the nearby seafood restaurant outside the front door, and it was quite noisy.

Things to know (from an American):1) Entry is like an escape room, there’s a pass code to a case where you geta. a key, (silver requires pushing while twisting)b. movie-style ‘key lock’ key, (requires multiple twists)c. and a third key. (Bronze requires pushing while twisting)2) A small table was wobbly/broken (This property owner is nice and seems to update when people complain, so likely to be fixed)3) Air conditioning consists of opening the window4) Beds are very good5) Being near Diagon Ally (or, rather the inspiration for harry potter's Diagon Ally) was awesome – many things to buy and places to go6) Being near Nocturn Alley (dido HP) was interesting – many people with their asses hanging out and yelling around 2-3 am.7) Double-windows block almost all noise8) Farmer’s Markets on Sat/Sun should not be missed9) Floors are ‘saggy’ and uneven – it’s a very old building10) Galleries and museums are generally free11) I found buses were more work than they were worth. 12) If you drink beer avoid the craft beer and go for beers on cask13) It’s above a very nice restraint 14) It’s perfectly centrally located15) Mold stains in the Shower (I used mold-remover and there was no actual mold, just a stain).16) National Museum is huge, may take more than a day.17) Provided pots and pans were second class – knives were far from sharp18) The convention oven is inscrutable – the directions are that it works “in the usual way” - one dial does nothing, the other turns on the convection-oven's fan.19) The restaurant trash smells very bad as you enter - we came to call it 'poo cheese' 20) There are two harry potter escape rooms near by with a harry potter themed tavern – adult and child ‘potions’ drinks can be made!21) There is a small washing machine – clothing is dried by draping clothing on a drying rack (was broken when we got there)22) Tiny fridge23) Trains are amazing – they can get you anywhere fast and you only need to say what day you are coming and going.24) Talk to a human to get tickets for the train – they can have some major discounts25) Treacle pudding is amazing26) Wifi is great27) We got a group of four (2 kids) to Glasgow for less than 30 quid28) You can even take a train down to London (trains are faster than plains when you include the overhead time and difficulty of flying)29) You go up a flight of spiral stairs to get there (like a castle, because everyone lives in castles).30) Have fun storming the castle!

Ideal flat for a 2 night Festival stay for 2 couples. Comfortable beds and everything you need. Very obliging hosts re luggage and an ideal location looking right down Grassmarket. And for such a central location an undisturbed nights sleep with the assistance of very good secondary glazing!

The apartment is located right in the heart of Old Town only a few minutes walk (uphill) to the Castle! It is located above a restaurant. The entrance is located in a very dark, foreboding alleyway between two buildings. Then you must climb three old concrete steps to access the door. Once you open the door you must immediately maneuver your suitcases up a very steep circular staircase of 33 steps to the apartment door. Inside the apartment you will notice the floor is quite unstable feeling, a bit squishy feeling in the kitchen and not level. The apartment itself is spacious, sparsely furnished with a leather couch and a few dining chairs but they are comfortable. The bed in the master bedroom is small, saggy and sits on the floor with no frame. My husband and I could not fit comfortably in the double, therefore I resorted to sleeping in the a extremely uncomfortable leather futon in the same room. I am 5’6” and my feet hung off the end of the futon! The bed pillows are cheap, old and stained terribly. The master bedroom overlooks a main square which is very crowded and loud at night, especially in August during the Festivals. However, this is to be expected due to the excellent locale. Perhaps room air conditioning units in the bedrooms would really help minimize the noiseThe rear bedroom is quieter, and the bed was on a frame but there is extensive construction including jackhammers and pounding that began quite early in the morning .The toilet sits on a step up inside the bathroom resulting in a throne- like feel, although sometimes I found it difficult to step up to the throne after a long day of walking! The shower is large with a very nice shower head but there is black mold around the base of the shower which is gross.The apartment lacks that cozy homey feel, is unsuitable for older people who may have trouble navigating stairs. With proper comfortable beds, new pillows and a few updates, this apartment would be perfect!

The location of this flat is amazing. You are right on the GrassMarket, minutes to the royal mile, castle, 10 minute walk to the train station, 15 to the new part of town. You can't beat the location.Keep in mind this place is old, thus the old part of town. With that comes some "charm" like squeaky floors, doors that don't totally close, etc.... If you're looking for a 5 star place, then this may not be right for you, but if you are ok with 4 stars, and value location, this is the right place for you.Why did I give it 4 stars...it could use a little TLC, things like the toilet always runs, but close the door and you won't hear it. It advertises a washer / dryer, but it's just a washer but a clothes rack is provided which worked just fine. Beds are comfortable and clean. There was some street noise from the bars, but a sleep machine (phone app) seemed to cover that and it wasn't too bad / too late but if you are a super light sleeper, bring earplugs (I'd consider myself average and I didn't have any problems). Seemed like about 30 minutes after the restaurant downstairs closed, it was reasonably quiet, probably later on Fri / Sat due to the proximity to several really cool pubs..Overall, I'd recommend it, I'd stay there again and I really enjoyed the location.

Excellent location
Nice flat. Roomy. Older. Noise from bars below but not a problem. On the corner of the inspiration for diagon alley. One block from the castle. Right on market street. Highly recommend this place. Excellent communication and polite owner.
