Water Activites: Located on Lake LBJ which is a constant level lake. Enjoy fishing and kayaking. The open water is perfect for water skiing, tubing and other fun water activities. It was a perfect start to the Fall season! Loved our stay at the villa with our friends & their teenage kids. Weather cooperated for all kinds of outdoor & water activities. The backyard porch & pool helped us relax & unwind! There were enough utensils, electric cookwares & outdoor grill to prepare a decent & elaborate lamb-chop meal for the whole family. We would love to come back enjoy the house & surroundings once again! Thanks.

Air Conditioners work well. Nice facilities. Pool worked well. Kitchen needed updated utensils and some TLC to the pots, pans, etc.

This property is amazing! So relaxing and it has everything you need. Hosts are super responsive and friendly. We celebrated my husband’s birthday with our adult kids and grandson. There was plenty if Ron for everyone-the spot if the lake is active but not too busy and close to everything. We’ll definitely be back!

Everyone had a great time at this house ~ plenty of room for everyone ~ the boys enjoyed the game room ~ the adults even had a friendly Pac-Man competition ~ bathrooms were nice ~ plenty of bath and pool towels ~ kitchen was well stocked with a nice pantry for storage ~ air conditioners kept up with the oppressing summer heat ~ pool was a nice size for everyone to enjoy ~ overall a great vacation!

We loved the house! Lots of room for us to spread out but still be together. Very impressed with how well stocked the kitchen was. Appreciated the multiple washers and dryers and commercial ice machine. Nice big back yard with mature shade trees. The pool was the biggest hit though. The kids practically lived in the pool! We are already planning on coming back next year. Thank you so much!

Our family of 10 adults and 11 children stayed here for a summer vacation in 2023. The property has 3 separate buildings which makes it unique for everyone to have their own, private areas. Our grandchildren especially liked the game room and bunk room as this was their area to have fun and play games. The infinity pool overlooks the lake and made for a perfect spot for everyone to swim and cool down. There was a big back yard for the kids to play in and having access to a canoe and kayaks gave everyone another activity to do on the water. The covered porch that overlooks the pool was a great shaded area for relief from the sun. On top of all the amenities, one of the things that impressed me the most was how clean everything was. The cleaning crew really did a nice job. And finally, Greg was a fantastic host. We had questions about things during our stay and he was extremely responsive always answering my phone calls and texts. Everything about our stay was fantastic!

We were very pleased with our stay at this awesome lake house. We came with 5 of our 6 kids and their spouses. It was the prefect set up and amount of space for each couple. The view and pool area are spectacular! Highly recommend this home would definitely stay again if in the area.

The drive in was pretty scenic and the view from the back patio was absolutely amazing.
The amenities were great with plenty of tools in the kitchen and the large ice maker was huge life saver. The fridges were a tad warm, but it was nothing that couldn't be dealt with.
The property is geared to families with small children where you can just stick them in the game room or let them go crazy in the sand box. My group was comprised of only adults so we had to get creative with the sleeping situation, but again, nothing that we couldn't deal with.
The A.C.s blew cold and the beds were comfy. The grill and kitchen cranked out tons of great food and the heated pool (worth the $200 up-charge) really rounded out weekend on the perfect note.
Overall, it was a great property to rent for a cool weekend on the lake. Great space, great views, and responsive management. Couldn't ask for more!

We gathered friends and family for a New Year’s Eve celebration on lake LBJ. The house is a perfect place to gather and celebrate. Probably the best game room that I’ve encountered in renting these types of places. Hot tub and pool were excellent and the location was an easy walk down to the boat Town burger bar for a bite. I would highly recommend

The house is very comfortable, well-maintained and convenient for a large group. It’s close to HEB. The house’s backyard slopes gently down to the lake. The pool and large hot tub in the large backyard are perfect and the kids (and adults) love the game room with the large TV, foosball table, and video games. The kayaks and canoes provide fun recreation on the lake. There are plenty of washing machines/dryers, two refrigerators, and a large ice machine.
The property managers/owners are responsive, accommodating and helpful in making for a relaxing, enjoyable stay. This is our third year staying at Summer Breeze and we hope to return! I would like to see a new dishwasher and a new TV/CD player in the living room.

What others have shared is true - this house is big, beautiful, well-stocked, full of comforts and amenities, and the perfect place for a big group. Four days was not enough for an 8-person bachelorette party to take full advantage of everything the house offers in terms of entertainment and relaxation. So, let me add some hot tips for your stay!
While this house is technically not fully accessible, it has very few stairs and many walk-in showers. Someone could realistically access most of the property using only 2 one-step entryways if they stayed in the poolside room/cabana.
The house is very secluded. Even though it has neighbors and looks close to the main road, once on the property you enter your own world.
The kitchen is particularly well stocked with everything you need to make meals at home.
Every room has its own A/C unit to allow for individual comfort, in addition to the whole-house system.
The fire pit and grill both operate on piped gas so you don't have to worry about propane tanks or firewood. There aren't instructions for how to use either, so: on the grill, look on the right side on the ground and turn the knob past 1 (it's a timer) to turn on the gas. On the fire pit, open the drawer on the left side and look underneath for the knob, turn the gas to High and push in to light it.
Full ice machine in the outdoor shed between the main house and the game room. You don't need to buy ice at the store!
The jacuzzi is the upper part of the pool in the pictures. You press a button and after about 20-30 minutes the water warms up and maintains temperature for 4 hours. Super easy and completely lovely.
The pool can get cold! During our October visit the pool was unusably frigid. It costs $200 per day to heat the pool so we opted out but you might feel differently if being IN the pool and not just looking AT it is important to you. But it's a beautiful view from the pool deck either way, and we were not upset about it.
Nicki and Greg are very responsive hosts. Not everything is accurate or up to date in the welcome emails, VRBO check-in materials, or in-home binder, so if you can't find the answer just call or text Greg. The wifi details are especially outdated in all but the front of the binder.

This home was perfect for my family to gather and celebrate our parents anniversary. We had everyone from my 93 year old grandmother to my 12 year old daughter and every age in between., 22 people total. There was plenty of room for everyone to be comfortable. Additionally, there were plenty of activities to keep everyone busy and happy. We all had a wonderful weekend.

This home was amazing. Lots of room for a big group. Beautiful pool, boat dock for your boat. Game room for the kids, awesome back porch, plenty of sitting for many. An ice machine, may not sound like a big deal but it is. Saved us time and money for icing down your beverages. The owners were great, checked to make sure we’re had everything we needed. Worth the money for sure.

This property has a nice pool and great backyard with good shade for these hot summer days. The sandbox is a nice feature for the young ones. The game room is a great place to hang out when a break from the heat is needed. We have enjoyed this property several times.

The house and the hosts were great and easy to contact. There was plenty of room for all who attended and everyone had a comfortable place to sleep.
Unfortunately, the ice machine was away being repaired. But, the host delivered a bunch of ice the day we arrived and explained the issue with the ice machine.
If we could suggest one improvement, it would be to add high locks to the exterior doors to provide more safety between little ones and the pool/lake. We had no issues with the 3 year old in our party, but could see how one could get out if roaming in the night in an unfamiliar place.
We would rent this place again. And, there is a great place to rent a boat and jet skis really close. Small grocery store a few minutes away but a much larger version about 15 minutes away in Marbke Falls.

Perfect House!
Our family spent almost a week in this house. It was perfect for our large group. There isn't one negative comment we could make. There was a small issue and the owners went above and beyond to make sure we were all set. This was our first time on Lake LBJ and we will definitely be back.

Best Hosts I have ever had the pleasure of working with!
On behalf of my girlfriends and myself, I would rate the home 5 stars. The home was clean, nice and very comfortable. All the amenities you need and then some. The view is gorgeous and the overall feeling is that the place is special. More than that we had hosts who sincerely cared about our stay and comfort during our stay. The ice machine had broken so the host went out of his way to buy plenty of bags of ice and have them in the freezer when we arrived. *** thats above and beyond. I honestly don't want to give this home such high praises, because I know that means it will get snactched up again. We do hope to have a 2nd annual gathering at SummerBreeze next year!!!! What Fun we had.

Summer 2022 Family Lake Trip!!
Everyone absolutely Loved the property! Lots of room for everyone to spread out. So many fun activities for all ages! Even though the outdoor kitchen was unavailable, we were still provided with a large gas grill so it wasn't missed. The owners even provided a meal to us since there were some issues with the oven in the kitchen! The hospitality they showed us was amazing!! We will definitely return to this location. We have stayed at several VRBOs on Lake LBJ - this one truly tops them ALL!!

Perfect family getaway!
This is our 6th year to stay at this property and it never disappoints! It’s the perfect house for everyone in our extended family….from 3yrs to 80! The property is very well maintained and if/when things aren’t perfect, the owners make it right! Can’t wait for next year!

Excellent in all aspects. No need to look any further - this property is perfect! Wonderful to deal with, communication is excellent, in and out with ease, and wonderful location. Room for everyone (group of 24) and did not feel cramped at anytime. HIGHLY recommend.
