The grounds and the beauty of a main house are stunning.
The variety of breakfast was disappointing. The staff asked for tips after breakfast, which is not appropriate for an inclusive breakfast. Overcharging for extra services, like an expresso for $5 on a room rate of over $700 per night is not ok.

Gabriel the inn keeper was amazing, the old Victorian house was built in 1874 and was so beautiful and special, the tea and fresh squeezed lemonade each afternoon hit the spot each time

Per my wife, she made sure I add that the scones were worth the stay alone! I think the whole ambiance of the B&B amplified that. The slight breeze in the evening, the appetizers they serve, the comfort of the room, the big ~150 year old oak tree. The whole experience was amazing.

Simpson House Inn is gorgeous. All of the house's common rooms are beautifully decorated consistent with its 1874 origins. The gardens and grounds are maintained well and were very inviting with lots of places to sit and cozy corners to get away from it all. Our guest room was fairly small but perfect for our short visit. The breakfast was delicious and bountiful and the staff was exceptional. Thank you!

Simpson House is one of the jewels of Santa Barbara. it’s one thing to read about history. it’s another to live it. We felt transported.

everything was super - no issues at all and we really enjoyed this place!
The only thing I could say is the room is very bright in the morning because the roof lights in the rooms are not covered

Attentive, kind, and accommodating staff who personally greeted us @ our car upon arrival! Beautiful setting with various sitting areas throughout the garden. Delicious breakfast, generous appetizers, free flowing beverages, yummy cookies.
Our room: Although the pillows were comfy enough, the bed was not. They offer room service for breakfast, which we would've wanted, but the dining area in our room was uncomfortable: The heavy, non-dining room chairs were awkwardly positioned at an angle relative to the table. Not a deal-breaker. We would stay again but request the most comfy bed they had.

A beautiful property close to the main centre but wonderfully tranquil. I stayed in the sun room and although the room was a little small, it was tasteful decorated, with a wonderful large sun deck. Excellent breakfast on the veranda and superb hors d’hoeuvres with wine late afternoon. An exceptional escape hotel.

Everything about the inn was delightful. The best way to describe it is an oasis within the city. It’s almost as you are transported to the countryside. The room was quaint, but had everything we needed for a one night stay. The appetizers and wine in the evening were a nice surprise, and breakfast was made even better by sitting on the porch. If you don’t mind walking, highly recommend walking down State Street all the way to the beach.

So odd that the service charge was extra for the included breakfast !!
2 of the rooms, (unfortunately mine was one of these), are at the back of the house, are former maids rooms, and are TINY, LIKE 8' X 10' !! Impossible for a couple. Mine, the Katherine McCormick room, with large shower but teeny weeny sink, was.directly over the kitchen where they began chopping veggies at 6:00am. Thank God I'm an early riser and this wasn't a problem for me. But these 2 rooms should NOT be rented to the public, certainly not without a clear and strong notification as to their peculiar nature, which I definitely did not see on Booking.com
