About this house rental
Bring the big family or make it a private getaway in this stunning two story located just 5 minutes from downtown Granbury but you feel like your in the country. Walk out the back door to your beautiful pool and spa then across the manicured lawn to the dock overlooking main body water. The spa can be heated during your stay for an extra fee, just mention it with your booking. The house is just a few minute boat ride to 2 restaurants located on Lake Granbury. This home provides 2 master bedrooms downstairs with king size beds and huge walk-in closets, portable crib also located downstairs. There are 2 bathrooms downstairs, bathroom #1 has a separate tub/shower, bathroom #2 has a shower only. Living room has a wall of windows so you can watch the kids from the house while you sit in front of the cozy fireplace enjoying your favorite show on a 60" TV. Our chef kitchen has everything you could possibly need to make any meal, basic spices and pantry staples such as olive oil, flour, sugar, corn starch etc. provided. Watch lake activity while your cooking out on the provided grill or enjoy family style dining inside. Upstairs the first room has a farmhouse chic queen bed with plush bedding, recliner and TV. Next upstairs bedroom is our enormous bunkroom that sleeps 10 ON BEDS! There is one large bathroom upstairs that both bedrooms share; separate tub and shower, 2 vanities with double sink and a separate potty closet. Both rooms upstairs have sliding doors that open to a huge deck with new outdoor sectional for watching the shooting stars, swimmers and boats on the lake. This home has 6 TVs all equipped with DirectTV; bedroom 1, bedroom 2, living room, kitchen, upstairs bedroom 3 & bunkroom. All bathrooms are stocked with adequate white towels and washcloths for renters use. Downstairs you will find board games, cards, dominoes, chess, checkers and tons of family games. Upstairs the kids will find a foosball table, Xbox, video games and kids toys. Outside there are pool toys, floats, pool noodles, footballs, basketballs, soccer balls & yard games. This family home welcomes you with inviting furniture and accessories with farmhouse style and lake house adventures!

Peaceful lakeside property with h plenty of space.

We were in town for the Spartan Race. The location of the house was perfect and the neighborhood is quite. The house sit right on the lake and the atmosphere is great. The house was clean and ready for us. We had three families in the house and there was plenty of room for everyone. The use of the hot tub was easy as Kirsha was responsive to the requests.

We all had a wonderful time and enjoyed the house and its surroundings. It was a disappointment, when we got there, to discover that the upstairs bedroom was a "pass through" room. A couple that was going to stay with us decided to get a hotel room nearby. The grounds were beautiful and the pool was clear and soothing. Sunsets were spectacular!

I was put with the task of finding a meeting place for my sister’s 70th birthday and saw this great place. It had all the amenities we needed and so much fun was had - young and old! Great communication with owners. Beautiful home and the pool was fantastic! Thanks so much!

When we arrived the lawn had not been mowed and there was a note to add water to pool. The refrigerator was dirty and the upstairs (bunkbeds and bedroom) ONLY had one window air conditioner. We rented this place for the yard and pool. On Thursday grandchildren etc are in pool playing (10:30 am) and pool guy shuts down pool for two hours to shock the pool. When you are paying over 3000.00 for 5 nights you expect the pool to be clean and full of water, grass cut, central air, clean appliances, etc. Very disappointing. When I called one of the owners she was extremely condescending about the pool and said, “ I am sure the 2 hours will go by fast.”

We stayed at this property in June of 2023. We travel each summer with extended family. The only requirement is the VRBO must have a pool.
Good:
•best pool out of any VRBO we have ever stayed at. Very shady with a cool breeze off the lake, even with 100+ temperatures
•big kitchen layout for large families with lots of extras
•great location to town (but still feels like your are in the country)
•bunk room was very functional for a large family to sleep (eg. new bunk beds) and lots of space to just meet and play
•lots of updated TVs/electronics
•great shaded back porch with a nice dining set
Not so good
•water; indoor plumbing, it is overwhelming and smells strongly like sulfur/mildew. We had to go and buy water to drink (we drink tap water at home)
•3rd upstairs bedroom; is more like a walk through ‘office’ on a landing, without a door. You can’t get to the bunk room/game room without walking through the ‘bedroom’.
•3rd bedroom struggled with the AC and even with fans, it was super hot.
•some of the beds are still spring mattresses (think: from the 80s/90s)
With small changes this property could be great! It really needs a whole house water filter and a few new mattresses.

The property is tucked away and right on the lake! Everything was very nice and great for the kids as we used the hot ton everyday as the pool was a little cold. Property manager was very communicative and we had a wonderful time.

Our group of 7 college friends who have been making a yearly reunion trip for over 20 years stayed a the property 3 nights this past weekend. The house is nice and very well stocked with just about anything you need. There are 2 King bedrooms downstairs, Queen bedroom upstairs and a large game room area with 2 full size bunk beds. The upstairs has a night balcony area overlooking the dock. The kitchen is large and dining tables seated 7 comfortably.
The owner was extremely quick to communicate throughout the weekend and responsive to all our needs. The only thing I would suggest for those planning to stay is bring your own soap and shampoo as not all rentals provide those amenities. The pool and hot tub area is very nice and the boat dock is extremely convenient. All in all I would definitely stay here again with a larger group of friends, family or couples.

We enjoyed our stay thoroughly. We had read through the property description and reviews so there were no surprises. This is a great place to get away with the extended family. The Granbury square is a few minutes away and the view of the lake is fantastic!

This home was a wonderful experience for our team retreat. The location was perfect, just minutes from the square. Although we didn’t need to leave because the amenities were amazing. Would return, and highly recommend.

This property was perfect for our family getaway. It was very welcoming, homey & kid friendly. It was all just as described & more. We enjoyed our time at the pool as well as the lake. The location is close to town if you need anything. The hosts were phenomenal & quick to respond to any questions. We will definitely be back.

So this was my first experience with vrbo, so I didn't really know what to expect and read all the reviews on this property before booking. So with that being said... we did experience the water smell and some stained towels and bedding ( not dirty, just stained )... but it didnt bother us so it wasn't that big of deal. But the whole reason I chose this place was because of the pool, and I will say the pool and the boat dock is where we spent most of our time! The kids loved the pool! Swimming was all they wanted to do! As for the boat dock, we went fishing and we caught maybe 3 small catfish!... The kids loved the bunk room! When they weren't in the pool they were in the bunk room! Watching TV or playing foosball! There was plenty of space for our group ( 10 ppl). The beds were comfy! The kitchen was stocked. Communication was good, but we didnt really have any questions or concerns on our stay. Over all, it was a great experience and it was so much fun! We would definitely stay here again!!

Mostly awesome, but some big issues
First off, let me say that the home, location, and almost everything was great. There were a handful of minor inconveniences, a lot of great stuff, and a couple of bigger issues that make me question if I'd want to return.
Great:

Inconveniences:
1. There was a serious lack of available plates, non-glass cups, and bowls. With all our kids, it made it very difficult to keep up with plates and cups, and we were pretty much forced to do dishes after each meal in order to be able to plan for the next one.
2. Homeowner's stuff in the house. From random clothes in closets to a whole host of pantry items in the house (with instructions to not use anything that was there when we arrived), it made it a bit difficult to navigate the refrigerator and pantry during our stay. Commonly had to ask if someone brought this particular item so as to not accidentally use something that was there from before.
3. The upstairs queen bedroom is open directly to the stairs. Privacy in that room is non-existent, and next to the kids room with bunk beds. Made for quite an awkward sleeping situation.
The ugly:
1. The air conditioning upstairs. Very difficult for the AC to keep up. Going to bed at 10ish and the temp is still in the mid to upper 70s when set at 70 made getting to sleep a bit more difficult.
2. The tap water/shower. Can honestly say this was awful. Smelled of something horrible. Some said sulfur, some said something metallic, but either way, it was hard to wash your hands, much less your whole body because of thr stench of the water. If you're queasy when it comes to smells, you may want to seriously consider somewhere else.

We had a great stay and it was perfect for our group of 14! Kirsha was a great host and quick to respond when we needed something. The pool and the lake were amazing. We had a great time.

Perfect Framily Vacay!
We brought 3 different families all with kids and stayed at this lovely vacation lake house! The house was very spacious, beds were very comfy, and the upstairs bunk room was PERFECT for the kids. We couldn’t hear them and they couldn’t hear us, haha! We did bring a few fans for the upstairs as it stayed a little warm up there. We made the owners aware. The dock has a fish feeder on a timer which made our fishing experience awesome and everyone caught fish! The pool was awesome, clean, and had great shaded spots! Communication was timely and great between the owners and us! We didn’t request to have the hot tub turned on since it was already so hot outside. Lots of pool floats, toys, and plenty for everyone to enjoy! We would definitely recommend!

The hot tub only half of the jets work plus it never got hot
Plus you have to pay extra for something that doesn't work
The house was kinda clean
The upstairs bed had dried food in it
The outdoor patio furniture is molded and dirty
The water in the house will make you gag it smells like a sewer. It was hard to take a shower or brush your teeth
The refrigerator had all kinds of stuff in it and along with pantry
All closets had personal clothes shoes in them
We were disappointed.
We made it work but it needs to be cleaned up.

There was a broken pane of glass in the backyard on the sidewalk and grass, a missing smoke alarm in the kitchen, several broken outlet covers, and the cold water valve in the kitchen sink was turned off. The back exterior door had a broken doorknob that got jammed in the lock and closed position. There was evidence on the door frame and hinges that previous guests had tried to pry the door open.
The property is not kept in very nice VRBO condition. The closets were full of personal items, there were empty chip bags and trash under the beds, there were open food items in the refrigerator and pantry, there were stains on the beds and on the towels, the pool towels were kept outside on the patio and were full of stains and bugs, there were piles of hoses, hanging wires, and broken items all throughout the backyard, and the house was not stocked with soap or paper towels. It was also a nuisance (and additional fee) to text the owner every time to turn the hot tub on and off. They should just have a resettable timer on it.
The most concerning part of the property was the strong odor of sulfur from the unfiltered well water that was irritating to the skin. A child in our group contracted a bacterial infection on his face after washing his face in the bathroom sink.
Many of these items are previously known issues as they have shown up in previous reviews. When we reached out to the owners via text and phone, they were passive-aggressively dismissive to our concerns and insinuated that we were nitpicking. We would not recommend this property for your lake vacation.

Our family had a great time celebrating Christmas at this beautiful lakeside property. We were lucky to have nice weather, so our 11 grandchildren thoroughly enjoyed being together outdoors. The younger ones played in the upstairs bunk room for hours at a time. The adults had a very relaxing few days to visit and enjoy being together. The owners even decorated for Christmas! It was a nice experience for our family.
