A spacious and fabulous open plan living and dining room provides a perfect informal space for both entertaining and relaxing, with a stylish L-shaped sofa with a SAT flat screen TV with DVD player. The contemporary dining area is ideal for sitting a party of six. A sleek newly fitted kitchen provides all the desired appliances including a hob, oven, microwave, toaster and dishwasher, perfect for preparing fabulous meals using local produce and Italian ingredients. Glass doors slide out onto a private sunny terrace with a lawn a and vine covered alfresco dining area, which is perfect for hosting fabulous lake view dinner parties, with a stone built BBQ for guest’s private use and ideal for the summertime! The luxury property is situated in one of the most exclusive central Lake residences with resident facilities including a beautiful outdoor swimming pool with sunny poolside, a Jacuzzi pool surrounded by landscaped terraced gardens with mature olive trees and idyllic lake views, with convenient resident parking facilities also. The gated hillside residence is close to the picturesque resort town of Menaggio, the Loveno Tennis Club and the famous Menaggio & Cadenabbia Golf Club. Pool opening times - 15th June until 30th September Main routes lead to Lake Lugano in just 20 minutes and to the Lake Como front in 5 minutes. Pretty Menaggio provides a wide range of amenities including supermarkets, delicatessens, boutique designer shops and charming cafe-lined Piazzas. The idyllic tree lined promenade leads to a fabulous family-friendly Lido and kayaking, sailing, boat hire and quad-bike tours are all accessible from the town. The surrounding hillside is popular with cyclists and hikers and guests are able to explore the central lake with the frequent bus service and car and passenger ferry service to Bellagio, Varenna, Cadenabbia and Como. Pros: The apartment layout and function, patio, pool, access to drive/park on property was excellent. Our visit was during a significant heat wave and without AC the apartment maintained a reasonable temp all things considered. The unit is located on a lower level and is mostly shaded in the afternoon - the window coverings closed in the morning worked very well to protect the temp from rising to extreme levels. Cons / Comments: The beds and sofas are well used and not very comfortable. Wifi was not working and never worked during our stay - contact with the office as soon as we arrived which resulted in no solution. Walking access to the village is long and dangerous via the main road (as suggested by google maps). We figured out if we jumped the fence at the opposite end of the property via the other car park it saved significant time and increased our ability to safely walk to the village. The ability to open the car gate (or knowledge of how to open) would have been very helpful. Once past the fence the walk to the village is very nice (mind you a significant hill back). It took us a while to figure out the best route of roads and walkways to the village - a map of the routes would be helpful. Instructions on what to do with garage/recycling were very detailed to use specific coloured bags - no bags were provided. Instructions were to place garbage/recycling in a specific location near the car park but the location was over grown. No sign that anybody else does the same so I wasn't comfortable that it was still the right thing to do - left garbage in unit.

Die Wohnung war leider komplett dreckig. Wurde definitiv schon sehr lange nicht mehr gesäubert. Unter anderem lagen Fussnägel von unseren Vorgängern auf dem Boden. Schade, wäre eine tolle Wohnung...

Overall, we were very happy with the villa, the management company and Menaggio as a base for exploration. However, there are several things renters have to know: You 100% need a car. It is very far from town to walk and cabs are difficult and expensive. Parking is easy right at your apartment, but difficult in town. We were able to rent the first day with the help of Elisa, but it would have been better to understand in advance and secure a car. It would have allowed us to drive directly from MPX, which would have been easier than the train and boat had we known we would need a car anyway. There were several issues with how the property is described and how they communicated upon arrival. The apartment is in a complex which seems to have been abandoned by the developer. Only a few units in the various buildings are occupied. The pool is in a completely different building. You can walk there, but it is complicated because the keys do not work on the other building's gates and they did not explain where to go. You have to walk down a very long, completely dark corridor with steps up and down. It is difficult to figure out and not at all safe. They should show you where to go and they need to get the lights turned on, the elevator working (more direct access than crawling down a long, dark abandoned hallway), and issue keys to the gates. As it is, you have to use your cell phone flashlight to navigate, and you feel as if you are breaking into another building. They should accompany you up to the property and show you how to get into the pool and take care of the issues with access to make it simpler. Once you are in, the pool is gorgeous and very well maintained. The fact that construction seems to have been abandoned poses no problems at all except for pool access. Lastly, you have to take your trash into town, which isn't explained. Only small issue inside is that we could not get the heat to work in the dryer. It ran for hours on every setting with no heat. Please check it and it would be helpful to leave simple instructions for the washer and dryer and the oven. Other than those issues, it is a lovely place to stay and we had everything we needed.

We had a great stay in this lovely apartment and thoroughly enjoyed our first visit to Italy – we will be back for sure. I would also like to thank you for your friendly, helpful but also unobtrusive service and support during our stay. We would recommend your company highly. We would very highly recommend two restaurants which I do not think were referenced in your information pack. We found both were highly rated on Trip Advisor: (a) La Vecchia Magnolia in Loveno. Friendly service, value for money and an excellent range of meat, fish, pasta and pizza dishes, ample parking very near the restaurant and the entertainment of being able to watch locals bowling; (b) For the most wonderful pizzas with many ingredients grown in their own gardens this is a must visit – best pizzas we have ever tasted. It is not cheap for pizzas but the people are wonderful, the setting is great, the food is lovely and it is value for money overall, as well as being open all day 7 days a week. http://pizzeriabalognett.com/ Of the restaurants mentioned in your guide Bilacus in Bellagio was our favourite. This had also been highly recommended by friends with family that live in the area. Gorgeous food and excellent service. Foxtown is worth a visit on a wet day but I would recommend customers either go early (before opening time) or don’t bother, as there is insufficient parking for the amount of visitors. We spent nearly half an hour hunting for a parking space having arrived only half an hour or so after opening time. Our favourite visit was to Villa del Balbianello. We drove to Lenno, parked up there and got the water taxi to the Villa. After a lovely visit on a very warm day we had an enjoyable coffee break and walk around Lenno thereafter. We thoroughly enjoyed our trips on the ferry to Bellagio and Varenna and spent some enjoyable time at Lake Lugano as well as Como. We ran out of time to get to Milan and would certainly do some more excursions as well as hiring a boat as and when we come back. A beautiful part of the world and highly recommended.
