About this cottage rental
Nestled in the heart of West Lavant countryside just inside the National Park, Old Root House is a recently converted 200 year old flint and brick Sussex Barn, and becomes available to rent for the first time in 2015. The barn has been lovingly converted to the highest standards by a well known local Developer, with all rooms having a southerly aspect and featuring vaulted ceilings and exposed beams. The kitchen is is fitted out with top of the range Neff electrical appliances and the Dining area features a solid Oak table and chairs. All the communal rooms feature Oak flooring whilst the bedrooms are fully carpeted and the bathrooms and shower rooms are fully tiled. All the rooms benefit from under floor heating and Double Glazing. Only 10 minutes from the vibrant historic city of Chichester you can experience the best of both worlds, exploring through the day and coming home to your quite rural retreat at night.
All on the ground floor ‘Old Root house' has a large living area linking to an open plan kitchen and dining area. With comfy seating for all, the living area has a window on every wall giving you glimpses of your glorious rural surroundings. With the focus point being the wood burning stove, it makes the perfect feature for cosying up on your winter break.
From the living room you can open up the French windows to get to a small garden and enjoy the warm summer air with a glass of something bubbly.
Fully equipped with, dish washer, cooker, microwave, fridge, freezer, washing machine and tumble dryer this modern kitchen and utility have everything you need to self-cater during your stay.
‘Old Root House' has three bedrooms. Two twin rooms (3 ft single beds) , one can be set up as doubles upon request and a master kingsize bedroom with shower en-suite.
With another family bathroom there are plenty of facilities for everyone. Parking is on site and there is room for a couple of cars should you need it.

The accomodation was very comfortable and spacious. All rooms had wardrobes (which is miraculous) and either drawers or shelves. Beds & sofas were comfortable. Kitchen and bathrooms were modern and well fitted. It was all ground floor with reasonable amount of ight but thankfully no skylights and bedroom windows were standard rather than annoyingly large. The garden was very small but pleasant. The site of the accomodation was pretty and extremely quiet. At the same time it was easy to park and drive in/out of and it was within 10-25 mins drive of many places to visit. We went somewhere every day for two weeks and never had a journey more than 30 minutes. We picked the worst two weeks weather wise to be there and at first the heating didn't seem to work, but we got hold of the owner easily and he arranged for an engineer the very next day and it was sorted straight away.
These small points didn't in any way spoil our visit - we would very happily go back - but in case helpful to others: We had to hoover under a rug in the lounge that the cleaners clearly didn't move when cleaning & we had to wipe down the kitchen table. There were no cleaning cloths/sprays so we had to get them ourselves (so worth making a request for these to definitely be there before your arrival). Rest of the place was clean. If you like to self cater for meals there were no caserole dishes and only three pans and a frying pan worked on the hob. There is no washing line or airer - but we asked about this & the owner made sure an airer (no pegs) was provided for our stay. We couldn't work out how to use the integrated dryer on the washing machine. The dining table was in a dull area (no windows nearby and only wall lights), so we ended up moving it into the kitchen area by the window and moving some lamps around. That might be a bit tight squeeze for groups of 6 people.
We really had a lovely time. Found the owner nice to deal with and would definitely recommend the place to others.

Very modern and clean rental with lots of space for relaxing and dinning.
Comfortable beds with quality linen and towels; effective underfloor heating in main rooms and bathrooms
Good quality bathrooms with plenty of hot water on tap
Good parking
Excellent quiet location but with very quick access to Goodwood ; Chichester and beyond plus numerous good eating places in the vicinity
Well equipped kitchen but would be nice to have a coffee pod machine rather than a cafetiere plus drying up cloth would be useful when not using dish washer!

This has become our go to property for a base in Sussex to catch up with friends and family. Idyllic setting, beautifully designed accommodation with quality fittings and such lovely owners and staff at Henry Adam’s. Thank you for another great stay.
