Good for a big group stay, but the general condition of the outdoor facilities was poor.

Property was spacious with lots of bedrooms. The internal environment was nice.

The property had a deck under construction at the time of stay. We knew this in advance and were assured it would be cleaned up appropriately. It was not, and the property was left in a dangerous condition with nails and broken glass in the outdoor area. In general the outdoor area of the property was in very poor condition. Messy and not well maintained. The outdoor furniture broke easily and simple things like the washing line was rusty and broken. The property was not adequately fenced for animals despite advertising as being pet friendly.

Disappointing

The location to Rye back beach was great. Nice quiet area of Rye with plenty of space to move around outdoors. Plenty of bedrooms for a large family or families to use.

Mould on outdoor furniture and bedroom ceiling, power continuously tripped, spa smelly and dirty, cobwebs throughout, exhaust fans very dirty, some items not usable e.g coffee machine.

-Late check out offered -early arrival allowed -Large property - pet friendly -nice tennis court -good space and parking -ample bathrooms and bedding -lovely location -good barbecue /entertaining areas - nice and quiet, -good cooking utensils - board games and cards :)

-Spa was not working when we arrived therefore not hot enough for the first night’s stay -The hot water service did not appear to accommodate the amount of people staying as it run out very quickly on the first night which was disappointing. - Shower door in cottage broken -general standard of cleanliness -septics sewerage smell upon arrival -some dishes were dirty and we had to wash them before we could use them
