Pretty nice house, not exactly beachfront, but a lovely house nonetheless. Good space for entertaining 10 adults. A lot of bugs so tiki torches would be a good addition. Would certainly return.

An idyllic setting on the mouth of the Branford River, this beach home is meticulously kept and well stocked for visitors (just bring food!). A private beach adjacent to the home is the perfect launch point for water activities or just relaxing in a beach chair, and affords the best view in town of the annual fireworks display. Back on the deck is a hot tub with an amazing view of LI Sound, Branford River and surrounding wetlands. Carol the property manager is attentive and very responsive with lots of local knowledge. New visitors shouldn’t miss having a meal (or two) at the legendary Lenny’s Indian Head Inn just a short drive away. Also highly recommend a visit to the Thimble Islands via tour boat or water taxi from nearby Stoney Creek (Outer Island is a nature reserve and the perfect spot for a seaside picnic). The icing on the cake of a perfect week was access to the Owenego Inn, including its lifeguard attended beach and Friday evening festivities.

Absolutely perfect! This was my first experience renting a VRBO property and I was not sure what to expect. The reviews were helpful so I wanted to return the favor. Carol's home is just that...a home. It doesn't feel like someone's rental property. It is beautifully furnished and very well stocked with everything you could possibly need (and then some) The beds, pillows and linens were very comfortable and good quality. Carol was very responsive answering my questions in advance of our booking and with one small question during the stay. Otherwise, everything was clear from the listing materials and as pictured and described on the site. The one thing that can be hard to convey is the beautiful views from every room. There are lovely view of the Long Island sound from one side of the home and entirely different harbor views on the other side. On the first floor you can look out at both side and feel surrounded by the water. We marveled at all of the interesting marine birds both out the windows and on walks around the lovely neighborhood. One of the nicest things that I can say about the comfort of the home is that the weather was not cooperative, yet we were so happy in our surroundings, we barely left and had the most wonderful time! We would definitely rent this property again.

Our family had a truly wonderful long weekend. The house was everything advertised and more. We were hoping for a few days of water views and the views were fabulous and manifold. Lots of classy comfort throughout the home as well. Carol was as good a communicator and supportive owner as one could ask for. Would stay there again!

View from deck is of a marsh...the pictures are deceiving. 4 days prior to check-in, 2 out of 4 couples had significant health issues they were just recently diagnosed with. Two had a recent cancer diagnosis so couldn't travel, 2 people tested + for covid and another had a death in the family. The months of Nov and Dec were totally available on owner's calendar yet owner refused to switch to another weekend. Owner lied to us and told us that VRBO told her she couldn't refund or change to another weekend. VRBO urged her to give us another weekend or refund but the owner refused. Half of our party wasn't able to go and the ones that did had to leave a day early. Owner was slow to respond to our emails about this as well. Kitchen was not gourmet and slightly outdated but functional. Visitors are asked to wash sheets and linens at end of stay as well as take trash out. Because of the owner's lack of compassion and the fact that our dear friends who needed this weekend the most were unable to attend there was a dark cloud over us during our stay.

Immaculate and lavishly furnished, but the location, with marsh and river views and the floor to ceiling windows letting the outdoors in, was the highlight for us. The hot tub was fun and refreshing too.

We had a truly fantastic experience staying at this property and would love to stay there again. The house is great, even better than the pictures, and the property includes a private stretch of sand right on the water that we loved. Carol was a super responsive and helpful host. We traveled with an infant and with the baby equipment there and the blackout shades in the main bedroom, we were very happy that we could keep him on his sleep schedule.

Scenic Vacation
Beautiful home. Great location with fantastic views from every window. We especially enjoyed the private beach and hot tub. This vacation was very sentimental as our family has many happy childhood memories of summers spent in Indian Neck. Carol was a wonderful host who provided everything we could possibly need and made herself easily available to answer any questions.

Family Gathering
After an extended period of no contact we were able to get together for long overdue gathering in the incredible surroundings Indian Neck. Our family has long ties to this area and could not have enjoyed Carol's Beach House any more.

Beautiful water views, gardens, the CT shoreline and sunsets. Even a hurricane didn’t overwhelm us. 3am holiday noise from a neighbor’s pool disturbed two nights of sleep. Bring earplugs. It’s worth it.

Perfect for a relaxing getaway and close to New Haven
This property gave us everything we were looking for. If we didn't leave the house it would have been a great vacation. Views of the sunrise and sunset each day, great views, a beautiful neighborhood to walk around. We also got to watch some Osprey and an Eagle feeding on fish. House has everything you could ask for, we didn't need to bring anything. If we ever wanted to visit New Haven area again this would be our place to stay.

Beautiful home and surroundings for relaxation.
During my search for a home close to Yale New Haven hospital I came across Carols property, it was large enough to accommodate our family during a planned surgical procedure. My daughter reached out to Carol, and explained our situation, that , not knowing exactly when my discharge would occur after open heart surgery, could we possibly extend our stay if needed, she graciously worked with us and allowed us to book with option to extend if indicated.. I am extremely grateful to her for allowing me the opportunity to recover with my family at my side, the house was tastefully decorated , and completely stocked with linens, towels, and kitchen supplies... of note the beds and furniture are extremely comfortable , which was significant during my recovery process, our 15 day stay was wonderful. The host was extremely attentive, checking frequently on our needs. Overall great experience ! Beautiful Home. Great location with spectacular views from every angle. I highly recommend this property, and plan to book again for my yearly follow up appointments!

Perfect!!
My family stayed here while in town for my son's graduation from Yale, and we could not have asked for a better experience. The home is absolutely beautiful, with amazing views from every window. We found it easy to drive back and forth from New Haven for events, and enjoyed having such a peaceful and scenic respite from the hectic graduation festivities. The kitchen is extremely well-equipped, and we were able to cook some memorable family dinners. Carol was wonderful to work with and made the whole process very easy. I only hope we have the opportunity to come back someday!

Nice large house for extended families to gather
We were expecting a very nice rental based on the photos and previous reviews, and were happy all were accurate. Kitchen and grill worked well for preparing meals for our group. We did not use the small beach across the street from the home, opting instead to use the guest membership to the local beach club that the owner arranged. The beach club is also in the neighborhood, has a restaurant and bar and is beautiful with shade trees to get out of the sun.

Stunning views from a special home
We loved our stay in the bright, spacious and sparkling home between the marsh and the river. Everywhere you looked you saw water and boats and birds. The kitchen was FULLY equipped with anything you might need or want, as were the bathrooms.
It is marshfront property, not technically "waterfront", but the small 'beach' was a very short walk across the street.

Thanksgiving in Branford, CT
Had a great family holiday at this home over Thanksgiving!!! Beautiful views, stunning home and great location. Carol was a great help prior to our arrival, and we never needed to contact her once we were there as everything promised and anything we needed was already in the home!!! Highly recommend this home looking for anyone looking for a little getaway on the east coast. Can't wait to come back soon!!!!

Four couples shared this home and enjoyed the location and views plus a fabulous home with all the amenities.
The cable company was having internal problems and Tom and Carol sprang to our rescue.

Summer family get together
Beautiful spotless spacious home with magnificent views of Branford Harbor. A lovely place for a summer get together with children and grandchildren The Owenego Beach Club membership was a great bonus.

Amazing views in every direction! A lovely spacious home.
We were three couples with college age daughters, who stayed there for our other kids' Yale graduation. There was plenty of room for three separate families (friends) to not be on top of each other.
There were only two small downsides for us- our daughters are all athletes nursing various kinds of injuries and the air mattresses Carole graciously provided for us weren't ideal for their backs. So I would say that while the house is roomy it is really best for up to four couples (no twin beds). Of course this was a risk we were willing to take as we weren't even sure if the girls would be able to come.
The other downside was that no other visitors are permitted so we had to cancel plans to host our graduates and a few of their friends & parents- we hadn't noticed that restriction when we decided to rent. This latter point didn't turn out to be a big deal as we were so busy with graduation that we were in New Haven almost all of the time anyway.but it is something I wish I'd noticed before renting. It is a quiet place in a quiet neighborhood so anyone considering staying there should not think of it as a gathering spot.

A perfect setting for the bride's family
We loved this beautiful, clean, well appointed home and hope to go back again on a less hectic weekend.
Our daughter married at the nearby Owenego Inn and this home provided the perfect setting for the bride and her entourage to prepare on the big day. We had three generations all accommodated in beautiful bedrooms. The kitchen was set up with everything a professional chef would need and there was plenty of deck and living space to read quietly, nap or watch TV. Finally the largest deck overlooking the water and harbor was breathtaking. Thank you so much for letting us stay in your magnificent home on this very special occasion.
