The 250m² villa is composed of 2 levels:
On the first floor: living room with open fireplace, kitchen and dining room connected in one large space, 1 bedroom with 2 beds.
On the first floor: 2 bedrooms with double beds, 1 bedroom with 2 independent beds + 1 drawer bed, 1 bathroom with shower, 1 bathroom with shower and bathtub.

The house can comfortably accommodate 8 people. The bedding is of very good quality. The fireplace warms up the winter evenings in the living room. The kitchen is fully equipped. The house has fast internet and WIFI connection for use in all rooms, if required.

A large garden surrounds the house and includes an olive grove as well as old oaks, pines and fruit trees. For outdoor grilling, a top-of-the-range (electric) plancha works wonders. The south-facing terrace protected by a pergola offers a splendid view of a vast valley and faces a nature reserve rich in deer, wild boar, deer... All around the house, many hiking trails for lovers of walking or mountain biking (rental possible in the area). A good quality Ping Pong table is available since 2025 in the garden.

The large private swimming pool is secured by an electric shutter and bordered by a stone wall and 2 small gates for maximum safety. Its dimensions (16x4 meters) make it ideal for swimming comfortably and cooling off during the summer heat, in the shade of a large parasol and old oak trees. WIFI connection is also available. The view of the valley is most relaxing...

The property, which extends over 4 hectares, enjoys absolute calm and is bordered by the "Fersinone" river, whose crystal clear water offers anyone who wishes, a welcome coolness. There are crabs, a guarantee of purity, roach and pretty trout.

A few beehives were set up in 2024 below the property, as well as a micro forest in 2026. For the peace of mind of the bees and the guests of the house, the apiary has been installed at a very good distance from the living areas of the house. The owner of the house, who is also a beekeeper, may be required to provide the necessary care to the hives or to collect honey in spring and summer. In this case, his visit to the property, previously agreed with the hosts, will be very discreet. On request, an introduction to beekeeping can be offered.

The property is located 2 km from a charming old stone village - there is just a small bar and a very pretty church - and 8 km from a medium-sized town (Marsciano) where you can find all the necessary shops.
