Perched on a bluff above the beautiful Pacific Ocean, this spacious corner unit with 18-foot floor-to-ceiling windows and two lanais offers endless ocean and mountain vistas. Watch whales (Nov to April) and enjoy the year-round sounds of tropical birds throughout the grounds. This stylishly decorated condo is very comfortable and spacious for four guests. The Master Suite has its own lanai, California King bed, island-style Teak furniture and sitting area. Second bedroom upstairs is a large Loft with a Standard King bed. The full kitchen has everything you need and gas grills are just steps away. The condo includes its own washer/dryer, Wi-Fi, Smart TV, Cable Channels and a telephone with local service. For music lovers, listen to a variety of classic vinyl albums on the Vintage-Style Record Player. Game lovers can enjoy our collection of games and puzzles. Sun umbrellas, beach chairs and a cooler are all provided for your day at the beach. The Cliffs Resort rests on 22 acres of lush tropical garden land, close to pristine white sand beaches and 45 holes of world-class golf at Princeville. The Cliffs features a large swimming pool, two hot tubs, barbecue areas near each building, oceanfront gazebos and lounge areas, bicycle rentals, fitness center, kids playground, putting/chipping green and tennis, shuffleboard, basketball, pickle-ball courts. The Cliffs also provides an on-site activity desk, business center and 24-hour security. Please note that this is a 3rd floor unit with no elevator and no A/C. From the moment you walk through the front door to the see the incredible view of the ocean off the lanai, then take in the comfortable setting interior, this is the place to be in Princeville. You can try and find a better place but no one has the view of this location as far as we're concerned. We'd stay again and again and again

This condo has a beautiful view! We stayed from Sep 20th to Oct 13. In the morning it was unbeatable with the cool of the morning and the amazing view of the ocean. In the afternoon and evening it was UNBEARABLE! This unit is on the west end of the building and exposed to the full heat of the sun. There are west facing upper windows in both the bedroom, loft and livning room that have no blinds, so no way to block the sun. The kitchen's west facing window has no blind as well. Both lanai's were in full afternoon sun, so no escape there. We were fortunate to have friends in another builidng that we could spend the evenings with and have dinner. In a different season of the year this would be a spectacular unit to stay in.

This was our best vacation rental ever. The photos were very accurate in their depiction, but real-life was even better. The unit is huge for two people, clean, comfortable & well-stocked with everything we needed. The furniture was authentic Island quality and craftsmanship. There was a second lanai in the main bedroom, for a fun change of pace. Delightful artwork adorned the walls, from a Western point-of-view, perfect for visitors. There was an excellent selection of books on Kaua'i, fiction and nonfiction; my husband and I read 3 books between us during our 5-day stay. There was also a street atlas of the entire Island; nice touch for us analog folks. The grounds were beautiful and well-maintained. A fragrant plumeria tree was blooming right below our lanai. We observed at least three pairs of resident nēnē the endemic and endangered state bird of Hawaiʻi. We felt welcomed and blessed. So much Aloha!

Love Cliffs 6306! Amazing views, resort amenities, overall our family had a fantastic 11 nights. This condo is tastefully decorated and updated, beds were comfy, kitchen fully stocked with all necessities and beach gear was available. We felt like we were living the island life rather than visiting. Our only complaint was the condo is hot late afternoon till sunset. But that’s due to its fabulous corner location and we adapted quickly. Also, would’ve been nice to have a tv in master bedroom. Overall, fabulous condo and great family memories. Hope to be back in the near future.

My partner and I very much enjoyed our stay at the Cliffs. The Cliffs is an older property, but it's well maintained by the property management team. The unit itself was an excellent space, more than enough room for 4 people, even though it was just the two of us. Our favorite part of the stay was the spectacular view of the ocean. Almost every day we saw whales off in the distance breeching and splashing. We would absolutely stay here again. I would say the only downside to the unit and property is:1. The overall density of units. During our stay, almost every unit was full and the complex was constantly bustling with people and because of the placement of the units, there's not a whole lot of privacy. The units feel a little like fish bowls, you can see your neighbors in their units, and they can see you. 2. Even in March, the weather was warm. There were a couple nights where there wasn't any wind, and the place was very hot. If you're staying during summer months, expect there to be some warm nights.

This condo was everything we were hoping for. It had awesome views of the ocean, was spacious enough for us to spread out and have lots of room, all the amenities of a kitchen/laundry, and a great location. We loved being on the north coast, and this condo location made it easy to get to all of the north coast sites quickly. Foodland is close and convenient. This was also a great area to go for walks. We are definitely hoping to return here someday and rent out this condo again!

This property is really about location
Beautiful setting with ocean views, the property is clean and quiet. Well maintained albeit a bit dated inside, particularly the kitchen appliances. All in all an excellent choice.

Building six and this owner unit lived up and beyond our expectations. The ocean front view in photos online are legitimate and spectacular in person: the unit washer/dryer was a huge asset to wash clothes after long hikes or pool days. This unit can make any family feel at home and have all of the comforts of home during the stay.

Wonderful unit, with a beautiful ocean view. The unit is spacious,
clean and all the amenities you would need and nicely decorated. The cliff has no direct access to the beach, but the cliff provides a wounderfull sunset vista point from the main loan. It is a very short drive to Aninin, which was our favorite snorkeling spot, as well as other snorkeling and other beach access location.

The Cliffs 6-306
Had a great time staying at this property with my wife and 15 y.o daughter July 13-18. The Cliffs are located on the north shore back in a quiet neighborhood. The grounds are very well taken care of and the condo is a good size and clean. It could use some updating but nothing terrible about it. About an hour from Lihue, 30 min from Kapa’a and 10 or 15 to Hanalei depending on traffic. There is a Foodland and other shops pretty much outside of the development. Queens Bath is also really close. Make sure not to skip it. Master bedroom is large with a king size bed. The loft also has a king size bed. None of the units have A/C so if your not use to humidity just be aware that it can get a little warm in the day time. It did cool off at night and felt safe enough due to location and being on the third floor to sleep with all the windows open. There are ceiling fans in every room along with oscillating fans so that helps. Furniture is different in the living room than what is pictured but actually seems more comfortable than what is shown. View from lanai is as pictured. With 2 comfortable chairs and 2 not so comfortable heavy wood chairs. Overall nice place on the best side of the island.

Condo was great, barbeques were kind of off, very low heat, only problem. Wonderful people at the office and running things. Parking for some reason can be a problem. How can you complain, you are on the island.

Nice ocean view but unit is not well maintained
Like most real estate listings, the VRBO pictures have been optimized to attract viewers but they aren't particularly accurate. While the ocean view is very nice, it isn't nearly as expansive as it appears in the picture - and interior furnishings are not the same either.
While the unit is functional, it has been poorly maintained. No working (third story) porch light, highly-rusted bathroom vents, illegible stove controls (numbers have been worn off from use) to a consistent musty smell, the unit appears today much the way it must have when originally constructed in the early 80's. No A/C on a hot, humid day would be major issue as the unit is highly exposed to sun most of the day,
The management company, Kauai Vacation Rentals is top-notch - very service oriented.
In summary, the ocean view saved this from being a very disappointing stay.

Girls' getaway: perfection in paradise
We three professional women booked this property for a rather spontaneous 5-day getaway and were absolutely delighted with the location, the view, the proximity to supplies and restaurants yet somewhat remote feel and - importantly - the low-key vibe of this area. Can't wait to return - this was exactly what we were looking for.

Great apartment. Loved the view!
This is a great spot. Apartment is bright and sunny, the double ceiling makes it feel really spacious, and the loft is not at all an attic feel: it has a large bed, and there are two bathrooms downstairs. The view of the water, with a balcony and table to eat on, was just superb. The kitchen was well stocked with pots and pans and everything we needed in terms of glasses and plates. There's a lovely concierge downstairs and community room....they sponsor lots of fun activities and were very helpful in guiding our planning. We took a lei-making class there that was great. The pool is large and really nice as well. We loved it all. Be aware: there is no air conditioning, just ceiling and floor fans. I thought that was fine; my friend would have liked AC. We were there in late June.

Gorgeous view off private balcony. Wonderful property.
The property is very well maintained. It is a little older but clean and kitchen appliances are newer. Very private back patio. We appreciated the available beach accessories and the washer and dryer. The only reason I didn’t give it a 5 is the lack of AC and there was a constant “ping” sound in the master bathroom that made it too difficult to sleep there. We only had 2 of us so we slept in the loft (which actually has the most comfortable bed), but if we had not had that option, it would have made sleeping difficult. We left a message for maintenance. The best part was the quiet grassy area out back, the hammock under the palms, and the adventurous hike down to the sea lodge beach. Beautiful snorkeling and we watched multiple sea turtles pull up under a waterfall and lay there.
