About this house rental
Situated in Southold, this charming house for $445 per night is a great choice for your next vacation. Carefree retreat by the beach: recently renovated, wonderfully furnished. CAC, 3 large bedrooms, 2 full baths, open concept living/dining/kitchen area, finished game room on lower level, outdoor deck with grill, located in the heart of LI wine country, with convenient access to great restaurants, farmstands, shopping. *Please note that I typically rent my property in full-month blocks, e.g., June, July, or August. Southold town requires a minimum 14 night stay, and any rental of less than 30 days will incur a 5.5% tax, as per a recent law passed in Suffolk County in June of 2023. A month-long rental would NOT be subject to this tax.* Guests have access to the entire home, a private single family residence, and full use of the amenities. The public beach is a four minute walk down the road. The home is very comfortable for 6 people and offers a finished lower level with a pool table for rainy days. McCabe's Beach is a Long Island Soundfront community. Close to great restaurants, farmstands, fishing, beach activities and agri-tainment. 90 miles from NYC and close to The Hamptons. Off the back of the house, you will find a lovely shaded deck with views of the Sound, a dining area and a BBQ grill for outdoor dining. There is a one-car garage with plenty of off-street parking and electric vehicles can also recharge in the garage. The home is located 1 mile from the village of Southold, with restaurants such as the North Fork Table & Inn, Waypoint, Elbow East, and Southold Social all within a 7 minute drive. ********************************************************* I'll be there to greet you when you arrive. I own a neighboring home and will be nearby if there are any issues or concerns, or if you just want some advice/suggestions about what to do or see. *In the summer months, we ask that you reserve at least 3 weeks within a single calendar month, as the rentals out here are typically by the calendar month.* *Please be aware that check-in time is 3 pm on the day you arrive, and check-out is at 11 am on the day you depart.* **For stays longer than 2 weeks, we kindly ask that guests pay for electric used.** **All stays will require cleaning afterwards; typically this cost is between $100-$250 depending on the level of cleaning needed.** ************************************************************

It is well-furnished and equipped for indoor and outdoor cooking and dining, with gas grill and a table for six with retractable awning. there are two cable tv sets on the main floor and a pool table downstairs. there's a washer-dryer combo, a garage and parking for several cars. McCabe's Beach on Long Island Sound is a block away. The owner, Lawrence Manfredi, who lives nearby, was always available and helpful. We stayed for a month, had a great time and highly recommend the place.

The house was fully equipped, from beach chairs to spices in the kitchen. The home is centrally located to all the North Fork has to offer. McCabe’s beach is a 3 minute walk.

Both the house and the host were excellent. The house was immaculate and more spacious than we expected. Lawrence and Mary were very friendly and always on hand to answer any queries. We would highly recommend.

A perfect retreat!!
Our stay at this retreat was very peaceful and enjoyable. The house was very clean and organized. Everything we needed to make our stay comfortable was available. The location is amazing, next to the beach and a short drive to great eateries and shops. There are plenty of farms and wineries in the area . You will love the convenience of getting in your car and driving a few minutes to wherever you have to go. We went for walks every day and saw deer, rabbits, plenty of birds and a frog by a bridge.

Great place!
My family and I stayed here for two weeks and everything was clean and perfect. The house has everything you need and the view of the water was awesome. The owners were very accommodating and made the stay that more enjoyable. I look forward to renting in the future and taking advantage of the beach and surrounding vineyards.

Idyllic vacation
We spent a wonderful month at this house and loved every minute of it, even the occasional torrential rain. The house is the best equipped one we've ever rented and we've rented many. The kitchen has just about everything one might need, the garage is loaded with beach paraphernalia, tools etc. and everything in the house was spotless. We especially loved walking to McCabe's Beach most evenings to watch the sunset and then walking back amidst the fireflies. We were able to hone our grilling skills and spent more time eating on the deck than usual. Mary and Rosie were always available if we needed anything but were not at all intrusive.

WOW! This place was the absolute perfect spot for a relaxing girls weekend. The house is in immaculate condition, and no detail has been overlooked. Mary (the owner and neighbor!) has thought of everything in outfitting this home for guests. I felt like we were at a friends house, not a rental. The kitchen is equipped with everything you could ever need, including spices, appliances, coffee filters, etc. Mary even left us a bottles of water (and a bottle of local wine) to get us started! The beds are SUPER comfy, with high quality linens, plenty of towels, and extra pillows and blankets galore. I've been in rentals were I felt like I was camping out, this felt like home.
The location is also amazing. A short walk to a lovely beach, and a short distance from many great wineries. We had a rainy weekend, but we were quite happy relaxing in the home, and running out later for some sparkling wine at Sparkling Pointe Vineyard. Breakfast at nearby Erik's was delicious, as was the pizza from Passiano's. The nearby town of Greenport has tons of cute shops for strolling around. There are many farms in the area that host fall festivals, very cute!
Mary is a great hostess, and good resource for local things to do. You could definitely just show up at this home, and be all set for a great vacation. (She even left a basket of toiletries in the bathroom in case we forgot anything!). We didn't utilize it, but downstairs in the basement is a pool table and second sitting area.
I highly recommend this home for a great Long Island getaway, either beach or vineyard, or just to get away from it all. Wonderful place!!

It has the perfect blend of beach and country living. We particularly enjoyed the beautiful view of the Sound from the back deck and the short walk to McCabe's Beach - which was very quiet and peaceful. We had such a wonderfully relaxing stay at this well-appointed home, which is tucked away in the perfect location to experience all that Southold and the North Fork have to offer. It has the perfect blend of beach and country living.
