3 rooms Apartment with Beds for 6/7 people: 6/7 people can sleep in 3 different rooms because the Apartment gets 2 bedrooms (Sleeps 4) and 1 living room with a sofa-bed (Sleeps 2). Because the living room gets a door and is completely isolated from the other rooms for a real privacy it is considered as a 3rd bedroom (No need to cross the living room to access to the other rooms). There is also a comfortable mattress to be put on the floor for a 7th person if requested. WATCH OUT! IF YOU ARE 7 PEOPLE, THE 7th PERSON WILL SLEEP IN A BEDROOM BUT ONLY ON A COMFORTABLE MATTRESS! (90 m2 = 1000 Ft2) EXCEPTIONAL LOCATION / BEST DISTRICT: You are located very centrally, in the nicest district of Paris, really at the feet of the Eiffel Tower, a very beautiful and very safe place. The Eiffel Tower is located in the park Champs-de-Mars and the apartment is located at the edge of it. This is a perfect location to visit the Paris main tourist places by walk or metro. So, if you want to visit Paris by walk, you will definitely choose this place! Plus you will live in a very high level standing district (equivalent to NYC Central Park East side) APARTMENT DESCRIPTION: I took all the pictures myself, so they are not optimized by special effects made by a professional, and all the outside ones have been taken in the 50 yards around of the apartment. We loved the location because we could easily get to the most famous Paris sites with the metro nearby. The host was very helpful and the flat is really nice and quiet and clean - just like in the pictures. Perfect for us! Thank you. We will be back soon.

When we checked in, there were dirty dishes in the dishwasher, crumbs in the kitchen, etc. The property needs a renovation, but the owner and reviews are very transparent about what you’re getting. The main unexpected negative was the cleanliness of the apartment.

Our stay was good… it was a terrific central location… just a short walk to the park, Eiffel Tower, and Seine.
Emmanuel’s VRBO description was exactly as the apartment was when we stayed there. Definitely “lived in” but he did a good job of providing you with your own space for luggage and belongings. The one thing I would recommend is providing people with instructions on 1) how to open the big metal blinds in the bedrooms (foreigners will not know how to do this, including me...) , and 2) how to use the coffee maker…I never did figure that out.
I’d leave some instructions for people on where to find bath towels as it is not instinctive to look for them in the children’s room bureaus.
The property manager Eric was great and met us at the apartment to give us the key and key fob thing to get in the building, and show us how to get in/out and show us around the apartment. If you want to have the portable air conditioner in a particular room or bedroom, you should let him know in advance so he can move it for you. The location was great and surprisingly quiet for Paris… the apartment faces a big courtyard not the busy street so that was great for no noise!

The property was in an amazing location two blocks from Champ de Mar and close to two Metro stations. Our family of six stayed comfortably in the property and would definitely return in the future.

Apartment is in a good location and is as advertised. Host and apartment manager were helpful and easy to deal with. The apartment is a living residence with lots of books and furniture and items so would not be good for a family with young kids but it was fine for my family with teenagers.

Our apartment stay was below my expectations. The location was great, easy walk to the Eiffel Tower and nice restaurants and stores. However, as much as I wanted to love the apartment there are a few issues that were less than expected. The building had a repugnant smell. The towels are past needing an upgrade, stained and worn. The tub has mold growing and needs a deep clean and the floors need cleaning (wood and rugs). The apartment has such potential and the manager was very cordial. I would not choose to stay again it is, however, knowing it is a home with lots of knick knacks and memorabilia just having the apartment deep cleaned with fresh linens would make the feel of the home so much better.

Great property manager went above and beyond to ensure we had a great stay. The apartment is in a great neighborhood close to restaurant's, Eiffel tower and river boat cruises. Only 1 bedroom has a/c so the place was very hot but there are fans in every room. The bathroom only had 2 rolls of toilet paper so we had to buy our own which was no problem since the store is right next door. We went into that store everyday shopping for groceries. Super convenient. Checkin and checkout was very easy. The apartment has hundreds of books, very eclectic, very french and we loved our stay there.

The main reason to stay here is location--just a couple of blocks from the Eiffel Tower and Metro stations, with a grocery store literally next door and a bakery on the corner. The apartment itself is not spacious, but that's to be expected in Paris.
We had 6 family members and were a bit cramped, but honestly who goes to Paris to spend time in their apartment? Main bedroom and kid's beds are comfortable enough. The pullout couch in the living room was small with a thin mattress. The WC was too small for our very tall family member (6'5", no room to turn around, kept bumping his head when he sat down!) but otherwise adequate.
The property manager spoke English but communication was a bit awkward. We were confused about which bedding was for which bed but we managed.
The only problem was that the carpet in the kids' bedroom was pulling up and kept getting stuck in the door, making it difficult to open. I alerted the property manager to the issue and hopefully they took care of it!
For a quick reasonable dinner I recommend Da Piero, an authentic Italian pizzeria on Avenue Suffren. Kind Italian owners and good pizza, dine-in or take-out. Enjoy your stay!

To start with physical unacceptables: door doesn't lock. Shower dangerous; there is slight water if one can manage to get pouring. There are no grab bars and no way to exit tub. Shower in tub. Water: one must push up on the faucet to make it pour. - Jerry-rigged. In master bedroom sheets were not on bed. There was a duvet cover on bed under which there was one flat sheet. Under it there was just a mattress cover. No sheet. Very unpleasant. This apartment has many personal items belonging to owner. There are books in shelves; utterly stuffed with cd's as well. Personal mementos: drawings, personal items on all walls. Our stay occurred during a hot week in Paris. There is no ventilation in the apartment save the windows which do not open easily. It was unpleasantly stuffy throughout. For 5 people; three among them teenagers, there was one small roll of toilet paper.
We had to buy some at market. I was relieved to leave this place. I have yet to mention the arrangement for the car. We were given the impression that owner had his own personal parking space to which we would have access. The RULES are: To park in the garage- owned and regulated by market, one pays $35./ day. Once parked the car cannot be driven out or into the parking space from 8:00pm until 7:00am. Effectively one is a prisoner of the market's parking space. We were obliged to walk and to take taxis the evenings we stayed there. If car is parked on the street it is another $35.

3 kids 4 adults stayed here for 2 nights. The location could not be beat. It might be a little snug for 4 adults but for 2 nights it was perfect. Literally around the corner from the Eiffel Tower, and theres a HUGE grocery store right next to apt building! The apt. building was safe and clean. In a great neighborhood.The property manager Eric met us at the airport (for a separate fee) and took us right to apt. He was great and answered all our questions. We would definitely stay here again! Thank you Emmanuel and Eric for a wonderful stay!

The description is very accurate. This was a great rental for our 5 person family. One feature not mentioned is that the unit is extremely quiet. Paris is a busy city, but this is a fairly quiet street and there is no street noise or any sound from other units which was great for sleeping at night.

Literally 1.5 short blocks from Champs de Mars and evening views of the Eiffel Tower as it sparkled! Eric was a great help as we had arranged transport directly from CDG for our family of 5 (3 teenage daughters). All else is clearly described in comments, so if you are looking for a hotel, you should stay at a hotel near Champs Élysées instead. Merci Eric and Monsieur Auffray!

Emmanuel’s apartment was perfect for our stay with our 8yo granddaughter. We walked to cafés and Eiffel Tower. Clean sheets and towels. We didn’t use the kitchen because we enjoyed the local patisseries, cafés and restaurants. We were a group of 3 and had los of room. We’ll stay there again!

Outdated and Cluttered Apartment
This apartment was not clean, had outdated furnishings that were not in great condition, and the owner’s belongings were present in every room including clothing in drawers and closets. In addition, we understood there was air conditioning but in reality we had two fans. Fortunately the weather in Paris was very cool for July and we were comfortable inside the apartment. The neighborhood was very acceptable with plenty of restaurants, grocery/patisserie/butcher all next door or across the street, and Champ du Mars a block away. We would probably not stay here again.

Wonderful location and nice space
Stayed here with four adults and two kids and it worked well - we probably could have gotten another kid in there, too. The location was perfect for exploring Paris - we were a short walk from multiple Metro lines, easy access to the Eiffel Tower (which is also a stop for most tour buses/boats. There is a grocery store right next door, multiple bakeries within a couple blocks, and some restaurants just a short walk away.
Eric, who manages the property, was responsive and helpful, but just note you have to coordinate with him to meet to pick up the keys. That turned out to be very easy - we had uncertain travel plans and he was happy to be on-call to meet use when we arrived (we gave him about an hours notice after we hopped on a train).

Great location
My family of five enjoyed our stay at Emmanuel’s property in Paris. Direct and clear communication regarding checkin and checkout process was appreciated. Two blocks away from the Eiffel Tower with a store on the first floor that has everything. Great restaurants, bakery, pharmacy all within a block. Enjoyed our stay.

We found this apartment adequate for our needs and felt prepared for what to expect by reading the reviews. We wanted a safe and clean apartment that fit our large family, where we could cook and sleep. It felt like a very authentic experience. It could have been cleaner, and less worn, but it met our budget quite well, so we’re satisfied overall.
Pros - the neighborhood was fabulous…quiet, safe, near the Eiffel Tower, easy metro access and good walking distance to many places, a full supermarket just steps away, bigger place than most, accommodated our large family, nice artwork on the walls, big windows and good lighting, washer and dryer, space for personal belongings. The kitchen had enough items to prepare meals. Eric, the apartment manager, speaks English and is nice.
Cons- it was like staying at your bachelor uncle’s house…kinda clean and kinda not. Overall, the place is moderately clean and tidy but there were some things that were not. For example, I wouldn’t use the drying rack for dishes because it was grimy. The supplied sponges were old. The sheets were clean but had stains, as was the carpet. Thankfully rugs were used over stained areas, but it was just quirky. We also had to go hunting for bedding for the sofa bed and wasn’t sure what to use. One duvet was clearly not washed from the last occupant and wadded up on a shelf. I then discovered that the clean bedding was in zipped up containers, but it would have been nice to have had this made clear or put out on each bed. Be prepared to buy toilet paper, dishwasher tabs, trash bags, and soap. The literature states that two toilet paper rolls are provided (true) and that you can use the trash bags and cleaning supplies as available…but there was nothing save for the two rolls. It’s okay to buy your own, just saying this so others can be prepared. There is only one kitchen towel provided.
Again, the apartment met our needs and was within budget. I would stay there again, but I think you have clear expectations first.

The place is very charming and located next to grocery store (very convenient) and short walk to Eiffel Tower. However , it’s not very suitable for small children , because it is filled with books , cds , and fragile objects. I constantly had to run after my two year old to not touch anything which made my stay somewhat stressful . Also no space to hang anything , everything had to remain in luggage . Homeowner does not remove any belongings from his closets prior to renting the place .
