The gated courtyard with a gas grill provides the perfect place to prepare the fresh catch of the day. There is a Gulf front first floor living room complete with a sleeper sofa, 40” TV, game table with seating for four, granite countertop mini bar with icemaker, refrigerator and sink. The first level of the home has a Gulf front queen bedroom with and a gulf front King bedroom 21” flat screen TV with an a shared bathroom with a walk-in shower on the first level of the home. There is beach access from this level as well as a beachfront balcony with outdoor seating. The second floor living area features a huge great room furnished with a comfy sofa, two oversized chairs and a 50” TV. The gourmet kitchen is equipped with granite countertops, a breakfast bar with seating for four, a Viking gas oven, wine cooler, warming drawer, convection oven and more. The dining room provides seating for six. There is a large bunk room on this level with 2 full-size beds, 2 twin beds, a 21” inch TV and a private bathroom with a huge marble shower, separate bath tub and marble vanity. A master bedroom suite overlooking the Gulf is situated on the third floor. This bedroom has a king bed, flat screen TV and master bathroom with a walk-in shower, soaking tub, dual vanities and plenty of closet space. There is a queen sleeping sofa in this room. This floor also features two separate queen bedrooms with 21” inch flat screen TVs and private bathrooms with tub/shower combinations. The water sports and outdoor activities wear you out head on over to the Silver Sands premium outlet mall where you will find 120 designer outlets and 10 restaurant options (just 2 minutes from the heart of Frangista Beach!) We had 13 people staying at Toes In The Sand. Seven adults, 6 children ranging in ages from 9 to 18 years of age. This was the first time our family tried to stay under one roof. the accommodations proved more then adequate. Bathrooms and sleeping arrangements met all of our needs. Cooking facilities great, kitchen proved to be a place where the young people good work well with the adults when needed for cooking purposes. The beach was fantastic. Hector, the property manager was great to work with before and during our stay. Much of the communication between management was done through the computer. A great place to be with family's and many generations. Elevator was very beneficial. All and all Destin is a great get away spot

Enjoyed everything about the house. The elevator worked perfectly for my son. The only thing was access to the beach. The grass or whatever it's called down here was awful it had spars and we kept stepping on them. The steps about killed us we had to carry my 10 year old who's is 85lbs up and down them. If there was a way to change that it would be perfect!

Beautiful, well maintained house!
Toes in the Sand was an excellent house for our extended family. Amazingly- almost everything was in working order! Only issue we had was the very crowded beach! House is near a public access path & umbrellas were 3 deep in front of our house, very close together, & people even brought chairs to sit in front of us on the waterline!

Everything was almost perfect. Of course, when the weather is perfect does the house really matter?! Toes in the Sand had everything our family needed; we especially appreciated the elevator for our 'seniors'. The house is in very good shape, and its location is simply unbeatable. Frangista Properties(Hector) did an outstanding job taking care of us every step, and handled minor issues w/o delay. We do recommend installing curtains in the master bedroom (for the early morning sun), and making a dvd/Blu-ray player available. We certainly hope to be back!!!

Too crowded. No beach access. A lot of money to pay for 15 ft. of beach. Umbrella company has a monopoly on the beach and is obviously subsidizing the HOA. Been to many Gulf locations during my life. Never again this place. Just getting out of the driveway a challenge.

Everything was fantastic! Property was beautiful with 3 large balconies that were always shaded with gulf views! The kitchen was well equipped, beds were comfy, and living area was a place to kick back and relax. Thanks for allowing us to make memories with our Toes in the Sand!

Toes in the Sand says it all!
We absolutely loved our stay with Frangista Beach Properties at Toes in the Sand. From sunrise to sunset we were mesmerized by the beautiful beach, powdery sand, and perfectly blue water. The house was beautiful, wonderfully spacious, super clean, and a perfect getaway in these challenging times. While it was just our family of five this time, we could easily see renting again for a multigenerational trip or with another family. Hector from Frangista was super quick and helpful with all communications and we wouldn’t hesitate to rent from them again. We will be thinking about our toes in the sand for a long time!!

From the very beginning, I had an exceptional experience with this Frangista Beach Rental. The Management and staff went above and beyond to make our stay enjoyable. We booked last minute because another rental company tried to hike our other house rental rate up over $5000 This house is perfect to share with multiple families. We had two families and had ample space. The kitchen is well-stocked, the gathering room has a huge table and the laundry room was very helpful! We loved this house and the beach! Beautiful!

After spending hours looking at many rental options all over the panhandle coast, we settled on this home for a week vacation with my parents, plus their kids and grandkids. Dad is disabled, so the flat entry, elevator, and beautiful view from all 3 floors made the stay not only possible for him but also very enjoyable. It was spacious enough to accommodate all of us easily. I was worried that the kids' bunk room might be too tight for 6 girls (!) 4 of whom are teenagers but they managed it just fine and it was nice to have their mess tucked away in only 1 room! Beach access cannot be beat... chair rental stand right outside the back door and we found (unfortunately for our wallet) that they also will set up and take down a volleyball court right there for us as well all week long. They offer many rental options to make your stay special. The community pool was also much nicer than it appeared it would be from pictures. So clean, peaceful, and quiet with lovely trees and flowers around. And there are stores, malls and movie theaters or whatever you might want to do within a couple of miles in every direction. It was really perfect and exceeded my expectations. Thank you!!

Toes in the Sand is so much more than a beach house The home had ample room for our party of 11. The home was beautiful and well maintained. The four kids adored their own space in the bunk room. The beach was gorgeous, so gorgeous that we had family photos takes on the beach. Frangista Beach Properties was great to work with and were very responsive addressing the few issues we had during our stay. We had a wonderful week and hope to stay again in the future.

Toes in the Sand is an amazing beach property. It was very spacious for our party of 11 people with plenty of places for joining in together for fun times, and for some peace and quiet when needed. The home was outstanding, and the beach was gorgeous! Frangista Beach Properties was excellent and very responsive to the few issues that we had during our stay. I hope to visit Toes in the Sand again in the future.

We opted for “Toes in the Sand” again because we liked the gulf-front location and it provided enough bedrooms for 8 adults. (We had rented the same home 3 years ago.) Although clean, the home doesn’t appear to have been maintained since our last visit. (Several of the dining room chairs have large gashes with the stuffing exposed, washer rusting, repair patch on wall not painted, etc.) Also, the AC doesn’t appear to be sufficient for the size of the house (particularly on the second floor). It’s a shame because it wouldn’t take much investment to restore this home to its former splendor.

There were 4 generations (8 adult/2 babies) in the house and we all had plenty of space and a great time. Deciding to choose a house directly on the beach was a great choice. Everyone could come and go at will. It was a little chilly a couple of days during our stay but being able to view the ocean was enough. Beautiful beach. Location was great. Not super busy in the area during this time, but close to everything. Notwithstanding the awesome time we had, there are some improvements that can be made on the property. The courtyard area where the grill is kept, can use some cleaning and just general up keep. Standing water in the fountain is a breeding ground for mosquitoes. Also we used the grill only one night, after the sun had gone down. It's very dark in that area and needs a dedicated light. As well, it would have been nice to have the propane already connected to the grill. The one that was connected was already empty with a full one sitting next to it. Thankfully my father knew how to get the grill going. Overall cleaning can be spruced up as well. Very dusty under the beds. They sit up high and the dust could be seen. Ceiling fans and blinds need dusting. Sliding door handles all had dirty fingerprints or something that could be easily removed with a little 409 spray. Wood floors also need to be stripped and cleaned. There's some kind of buildup that makes them appear to not be clean, especially on the second floor. More pillows on the beds would be nice too. Just had one flat pillow per person if two people were in the bed. The furniture, on the main floor specifically, needs to be updated. The dining table chairs and sofas have run their course. I took this opportunity to share everything that could help improve this property for the next guests, which could be me. We had a fabulous time and wouldn't hesitate to stay again. Overall, loved being there! Never had to contact mgmt. Also appreciated the beach chairs that were available to use.
