Good location, clean room, good bed.
All kitchen facilities were shared in the basement and not in the room. Host was elusive and seemed preoccupied with other things so we were basically on our own which was fine but not very warm.

Great location in Assisi, staff was really good. When we showed up early they accommodated, when we left late, same experience. The breakfast provided by the nearby hotel at a very reasonable price was really good too. We loved the roof top views and the living in Assisi vibe. Located between Santa Clara and San Francisco with plenty of restaurants.
We were there during a very hot time of the year and we have a very hard time sleeping when our room is above 72 degrees. While the AC did work to cool down the room it was turned off when we were out for a bit in the afternoon, so our second night was a difficult sleep. On days when it's not in the 90s this would have probably been fine, but on hot days it made for unsound sleep.

Location is superb, in the heart of Assisi! I believe I received a bigger room than booked which was a pleasant surprise. Didn't use any of the other spaces.
There was no communication in advance; I contacted them twice through the app but no response. Luckily their initial first message had clear enough instructions. Once at the property, communication (in English) was fine.

Simple, uncomplicated, clean, practical, friendly, accommodating. Very good hot shower.
Cold, no heat, had to ask for a blanket to go between the top sheet and thin bed spread.
