This one bedroom villa with a lovely garden view, has a separate bedroom and full bath located upstairs from the main living area. The first floor with its own 1/2 bath, kitchen, living area and patio are perfect for preparing your own meals and just relaxing. For your convenience, there is also free local calling as well as free unlimited calling to USA, Canada, and the UK. A waterfall swimming pool surrounded by beautiful tropical plants and palm trees is just steps from the condo. A children's pool is attached for the whole family to enjoy. Just next to the pool is Viola's Restaurant & Bar where you could enjoy a nice tropical drink or even have lunch or dinner. You could also watch your favorite sports team on one of the big screen TV's. The complex is located on a beautiful white sand beach so you can enjoy the ocean waters or go for a nice walk. We had a nice and relaxing vacation on Thanksgiving week. The villa had everything we needed. Beach was great so we didn’t spend much time at the pools. The food at Viola’s was excellent (service was fair). Steve was extremely responsive and accommodating with my questions and requests.

Steve's unit on the island is in the perfect location. Right on the beach, Viola's (a must) is so convenient. Walking to restaurants, Atlantis, shops, etc. all a very short distance away.
I will be back and would gladly stay at Steve's again.

We had a blast! The condo was just as it was described, the restaurant on property (Viola’s) was delicious and had great entertainment, and the beach was INCREDIBLE!! I’m very picky about beach conditions and this beach was legit pristine! Another great thing is the owner, Steve was super attentive and available at any moment we had a question. Steve’s condo was the perfect hub for our first vacation in the Bahamas. We enjoyed coming back each day to the quiet, beautiful grounds surrounding his condo following a full day of fun and lots of activities with our kids and grandkids on Paradise Island. Also, waking up and walking about 30 steps to Viola’s restaurant for breakfast was a huge plus for us! The staff at Sunrise Beach Resort, including Viola’s, was so friendly and helpful, too. Thank you Steve for all the helpful information and questions answered about Nassau. We were so impressed with how promptly you got back to us with answers! It was very nice to meet you in person!!

Steve, the property owner, was most accommodating and made the trip easy and enjoyable with his suggestions.
As we wanted our stay on the island to be relaxing and stress free, we could not have been happier to find Viola's Bar & Grill on property. Not only were the meals delicious and affordable, they even brought us lunch on the beach.

We loved the location. We walked to Atlantis, shops and restaurants. The condo was comfortable and met our needs. The bed was very comfortable with many pillows! By far the best thing if the beach! The water is so blue and crystal clear! Also Violas Bar on site is a great option for meals and drinks !

My wife and I stayed for 4 nights. The place was very clean (cleaning service was leaving as we were showing up). The entrance to the private beach was right outside our door and only a few minutes to get onto the beach. The beach area was nice because it wasn’t too busy, and there was plenty of room to claim our own area. Steve had what we needed in terms of chairs,umbrellas, and something to lay on in the sand. The pool was nice too , but spent our time elsewhere. There aren’t a ton of places to walk to (Atlantis being the closest), but this has really all you need for a getaway. Beach, pool, bar, etc. Violas bar on site was awesome, perfect for a drink or food. We cabbed a few days to downtown to experience it, and it was only 15-20 minutes depending on traffic. Once we go back, we most definitely will be staying at the same place. Steve was fantastic as a host. Always quick to reply , and had some good suggestions for local eating and activities.

We just got back from our stay (June 2022). The property was a little dated but nice. The location was great, just a walk out the door to the beach, and Steve (host) was the best! He was very quick to respond to my questions, even while we were on the property. I would recommend getting his driver, Wellington, to pick you up from the airport. He was very professional and even stopped at the grocery store on the way to the villa. The only "problem" we had was the lady security guard on the property, she was very rude. We had an issue with washing clothes (my DIL that was staying on the property at another villa). The security guard really made it a difficult situation. I highly recommend going to Violia's for drinks and lunch/dinner. Great food and a wonderful place to relax. All in all we had a assume trip and if we every get back would stay on this property again.

The beach is the reason to stay here!!!
We were a family of five, kids were 19, 16, and 13. For my husband and I and one of our teens the beach was perfect—calm, perfect temp, could stay in it all day. For our other two teens they got quite bored honestly as there isn’t much else to do besides the beach. The condo is adequate for the stay and met all of our needs. The owner was available via text when needed. He didn’t always respond right away but eventually. They did spray for insects almost every night just after dark which made me a little nervous as I don’t know what was in the spray. We had issues with the gate code being changed and we couldn’t reach him but the restaurant helped us out. The restaurant on site was quite good. We ate there several times, even once on the beach. However there are very few other restaurants within walking distance. And the shopping (outside of Atlantis which is so expensive) is literally one gift shop and a small place with handmade items. Although we did love the handmade items and I know the owners were so happy to have visitors that day!! Overall if you are looking for a truly relaxing beach vacay then this beach is perfect. I don’t think I’ve ever spent time on a beach like this one, it was truly beautiful!!

The place was quite nice, a bit stark inside (could use a few personal touches to warm it up), lovely grounds and staff. However, we had to move 3 times in our short stay due to the cleaning lady not leaving a key or cleaning the room. She blamed the owner and the owner couldn't reach her. After waiting hours, we were moved to another unit. It was lovely. Then we had to pack up and move to the original unit. Spiral staircase was difficult to negotiate lugging bags with my husband's bad hip. Bed wasn't too comfortable but that could be because we were worn out from what was to be a little stress free mini-vacation after my father passed. We moved to a hotel for the last night, forfeiting what we paid.

This property is well situated to Atlantis so if you want to go there for the day or for dinner, it's very easy to do so. The property is right on the beach and has easy beach access. The pools are not heated so be aware of that. The food at the restaurant is ok at best. The unit itself is quite tired and not overly well appointed. Steve, the property owner, is extremely responsive and will do everything he can to help prior to and during your stay.

Relax in the Bahammas

We were lucky enough to meet Steve (who is a wonderful person) the property owner and get a tour of the property. The beach is just a 2 minute walk, and the pools are right around the corner. The Atlantis Resort is also in walking distance if you want to see the Aquarium or check out the water park. We are definitely going back.

Accommodations are great, staff super friendly, and one of the best dining spots on the Island, Violas’s, on the property, agreed by locals too!

"Steve, Thank you so much. Everything you said about the place was accurate and spot on. We had a great time and loved the Villa. What an awesome place to take peaceful vacation. We will definitely want to stay there again when visiting the Bahamas. We appreciated the new grill, couch (although seldom used), and bed. We had a great time and they set up beach chairs everyday we were there. I tipped them everyday and we were treated like celebrities. Most everyone that works at the Sunrise Resort is super nice, and we just felt like we were among good friends! Loved the convenience of beach, pools, and bar/restaurant all a minute away. Peaceful paradise
Steve's unit is exactly as described. The resort is gorgeous and quiet. We loved both pools. The beautiful beach is only a few steps away. It tends to get quite busy with cruise ship people. Viola's is the best food and great value. The unit could use a few more linens. A fabulous holiday in every way.

Loved this unit at the ideal location on Paradise Island
This was our first trip to Nassau, but we nailed it by staying here! The Sunrise Beach Club & Villas has two beautiful pools, their own private entrance to Cabbage Beach, an on-site restaurant, 5 minute walk to the Atlantis, and 15 minute stroll to the dock to catch a Seahorse sunset sail or the ferry to Blue Lagoon island.
The unit itself had everything we needed. 50-something couple stayed for 6 days in January with our 20-year-old daughter and her friend. We took the bedroom upstairs and they slept on the pull-out couch downstairs. Typical pull-out thin mattress, but the youth didn't care, and the one upstairs was quite comfy, especially after we added the memory foam mattress topper from the closet. It was really nice to have the bath and a half. The girls had their own place to use the toilet and put on makeup downstairs, so they only came upstairs when they needed the shower, which got nice and hot. The central a/c kept it cool on both levels. The TVs got plenty of channels, so I could watch the NFL playoff. The audio system downstairs only played radio/cds/casette tapes, but we brought a blue-tooth speaker so we were good. The kitchen had utensils, plates, bowls, mugs, glasses, a pot, a few saute pans, a colander, even a cheese grater. We brought a lot of food with us and saved a ton of money by making our own meals: spaghetti, mashed potatoes, scrambled eggs, brownies (no baking pan, so my wife improvised and baked the brownies in a saute pan, and no potato masher so I used a large fork, and they both came out great). There is a gas grill on the patio with propane tank supplied, so I grilled steaks and burgers out there. The grill was rusted through in some places from being in the sea air, but all the gas-line components were in fine shape so there was no safety issue.
The owner Steve K. was very friendly and always responded right away to emails, calls or texts, both before we went and while we were there. His housekeeper stopped by to see if we needed more TP/paper towels/trash bags. He arranged drivers for our airport transits, and they were on-time, friendly, and reasonably priced.
The girls loved Cabbage Beach and were in the water every day (there were 2 beach chairs and an umbrella in the unit). They also loved Club Aura at the Atlantis, which was a short walk away. The weather was perfect the whole time - sunny but with a cool ocean breeze. My daughter said this was her favorite vacation ever.

We LOVED our stay at Sunrise Beach Condo. It’s right on the beach, there are 2 gorgeous pools, and a bar right inside the complex! The inside of the condo really felt like a home. Steve did an amazing job as a host, he was very quick with providing information and answering any questions prior to the trip and during the trip. Definitely would come back!

Close to beautiful beach
We enjoyed our stay. Although we did learn that beachfront does not mean condo facing the beach (sea view). There are other condos and a pool in between Steve’s condo and the beach - the view from the room downstairs and the terrace is not that attractive. We liked both the bed upstairs and the sofa bed. Airco and wifi worked well. We also liked the pool area close to the beach. Highlight was the beach!!

Steve was an excellent host. Very responsive and helpful. The villa was very convenient to the beach and attractions on Paradise Island. Violas restaurant being right at Sunrise was a big plus. Had a great vacation.

Great place with wonderful pools and ocean access!
We had a good time at Sunrise Beach Villas. The place was very clean and spacious, had a fun layout, and close to the two pools and beach. Overall very nice. Had two issues which had nothing really to do with the Host - very sincerely mean this - (1) very limited internet - wouldn't have been a big deal if we had prepared for it a bit more, but we didn't so found it extremely frustrating and (2) Sunrise Beach Villa management isn't very friendly or helpful. We were basically stuck in a different country without means of communicating with anyone. My biggest regret was not preparing for the trip more - finding restaurants, having a map, etc. before our arrival - but this was my mistake and had nothing to do with the actual property. Know that you are not associated with the Sunrise Beach Villa and they will only help you thru Steve (which they did when we could contact him). I'd say just be more prepared than we were and you'll have a fantastic time!

Great Location. Clean, As Represented in Listing.
My wife and I stayed a week. Great location - less than a one minute walk to a beautiful beach and great swimming. Good restaurant on the property and close to Atlantis with multiple places to eat. Water taxis to go onto Nassau close by, same with some of the local tour boats, especially for snorkeling. Steve was great in helping arrange transport to and from the airport, with a drive that supplied local tips of places to go and things to do. The residence is comfortable, clean, A/C worked great, and Steve was quick to respond to any questions we had. It was perfect for my wife and I to spend time at the beach, while also having convenient access to the Islands.

Landlord was very responsive. Unit was somewhat dated but served all of our needs well. Great location and convenient to most everything. Our biggest complaint was that the pools were not heated. Normally not a problem but the ocean waves were too high to swim for most of our stay. Pools were colder than the ocean. Saw very few people even trying to swim.

Great Christmas getaway
We enjoyed our stay at Steve's condo. Steve is very accommodating and responds in a timely fashion. The beach is only a few minutes walk, the water crystal clear. Steve has beach chairs available which were much appreciated. We recommend Viola's restaurant. the food is excellent and prices are reasonable. The staff is very friendly. We also recommend the taxi service of Marsha who is so friendly and helpful. The unit itself was clean and comfortable but needs some updating.

My experience with Steve the owner was very pleasant and the unit was exactly as described.
The property was exactly as described and we had a wonderful vacation. The unit is out dated but had everything you needed to enjoy a vacation. We ate breakfast, lunch and some dinners at the unit but Violas which is onsite had some good quick to grab meals and snacks after a long night. The unit is very close to everything and cabs are a short ride to Nassau for about $5 a person for 4 people. I will definitely be going back soon.
