This cozy and peaceful cottage includes four (4) antique pine queen size beds in (2) separate bedrooms and two (2) bathrooms only 150 yds from the beach. The pictures below say it best. The quaint 1920's cottage has tongue and groove wood walls and ceilings all updated to preserve its original charm but are coupled with all the modern conveniences including high speed internet access. Perfect for family getaways...fenced yard, front and rear screened in porch, and only a short stroll to the Red Bar's famous Picolo's restaurant and Chringo's across the street . Experience the private outdoor rain shower covered with Jasmine which adjoins the rear deck. The sunsets are absolutely incredible.....Grayton is a 'step back in time.' Cute, quaint cottage in a phenomenal location! It is a quick, short walk to the beach; no more than two blocks. You can see the beach access from the front door. It is also a block’s walk to The Red Bar and Chiringo’s. It was exactly what we were looking for; an original beach cottage vs a new build. It is clean and the owner was easy to work with. Our teenage girls loved the freedom to walk to the beach and various coffee shops.

My family of 5 (all adults) were very happy with our stay at Grayton Presence. We had everything we needed in the kitchen, plus beach chairs, skim boards, and a cart for the short walk to the beach. I especially liked the screened porches on the front and back of the house and the outdoor shower - it kept us from getting sand everywhere in the house. It was great having the 2 bikes, and also the grill and patio table outside. The beds were comfy so we slept well. Another plus is that the owner was always available and helpful if we had any questions.
Overall, we were all really pleased with this property. The kids told me how much they enjoyed spending the week together and how glad they were that I’d found the property. We’d definitely stay here again.

Sweet little cottage 10 minutes walk to the beach and restaurants.
Built in 1925, Grayton Presence stands in contrast to the towering condo buildings nearby and the fairyland of Seaside and other glitzy modern developments.
If you prefer classic to crass, this house is the one for you.
Jim is a cordial and attentive host who sincerely wanted us to enjoy ourselves, and we did.
The only dark note for us was the parade of bikers who seemed to appear 3-6 p.m. each day intent of making as much noise as possible as they sped by.

This charming beach cottage on Garfield Street was so lovely. I love the historical aesthetic and the original wooden furniture. Two bathrooms, one with a tub and one with a shower stall, were perfect for our family of 5 (me, my partner, and my three daughters ages 5, 7, and 9). The outdoor shower was a great perk as was space to hang towels and such after a day at the beach / dune lakes, which was conveniently a block away. I loved the proximity to the dune lakes because the surf was dangerously high, but we didn't have to miss out--the kids splashed in the not-too-deep lakes and had a great time. They swam, skim boarded, built sandcastles, and frolicked for hours each day of our stay. The house is less than a block from the charming artsy Zoo Gallery (I got some beautiful earrings for myself and a friend), the iconic Red Bar, and delicious Chiringos. With a nice pad of grass outdoors and cornhole boards, we had a great time frequenting this restaurant / bar. We didn't dine on the roof; though, that's an option. In the evening, we strolled down for sunset. While we visited other parts of 30A (only twice), I was in the happiest place to just stay at the house, cook, enjoy time with my girls, and play at the beach. It was perfect, and I'd absolutely visit again. As my girls get older, we'll opt to bring our bicycles, so we can explore a little more, but for now, this was everything we needed to make lovely memories in a charming space!

We absolutely loved our stay at this cottage!! The location is PERFECT! You are literally 3 doors down from the Red Bar and other restaurants/stores. The cottage had everything we needed with special touches like outdoor shower, additional wash station at the front of the house, screened porch and beach cart that was the envy of everyone on the beach! Jim provided such great communication with easy check-in and recommendations for the area! It rained/stormed a lot while we were there so the cute, screened in front porch was a perfect spot to chill, read and enjoy the weather! This was our 3rd time to 30A and we’d love to stay here for all our future trips back!!!

Quaint beach oasis
Stayed with my family of four, including a 4 year old and 18-month old. Location is superb, not anything fancy which is what we look for in our beach vacations. SUPER close to the beach, red bar, etc. and such an all around great vacation. We needed it! Thank you, Jim!!

Cozy beach cottage
Our small family of three recently stayed at Grayton Presence over fall break and it was the perfect getaway. The cottage is quaint and cozy and situated in the heart of old Grayton, literally within steps of the beach and dune lakes. On our way in from a day in the sun, it was easy to stop by Chiringos for snacks and cocktails before heading home...or pick up crab cakes from Red Bar for dinner...or both! Everything was beyond relaxing and easy. Also, lots of other things to do...we rented kayaks one day and paddle boards on another day and tooled around in the peaceful, serene dune lakes. You can easily access the ocean from the dune lakes so we ended up kayaking in the ocean, where the views of ocean wildlife were amazing. We barely used our vehicle because everything was so walkable and convenient. The owner Jim is wonderful...so very nice and accommodating. He provides a convenient beach cart and chairs for the beach, as well as bikes, which saves $$. If you need anything, he's available to help or offer a great recommendation. We've only been back a couple of days but we miss Grayton already!

Cozy Weekend Stay
Grayton Presence provided a wonderful home away from home. Cozy, filled with light and very comfortable beds. The accommodates was well stocked to allow for every need. From pots & pans to beach chairs & floats. Just a block plus away from the beach and even closer to the amazing Red Bar Restaurant.

Great rustic ambience!
If you want to escape the sleek, modern, generic condominium developments of this region, then you will love Grayton Presence. It is quiet, peaceful and has the true feeling of the Florida of days gone by. With this comes what can be a bit of inconvenience during high temperature days with standard window air conditioners. It’s a quirky,
delightful retreat with plenty of space, Comfortable four poster beds, sloping floors which were fun to walk on! The kitchen was fine for casual meals and was well equipped..... Great screen porch to hang out on and an outdoor shower for extra fun on hot days! We loved our stay. It suited our style and expectations for a great vacation cottage!

Perfect Beach House
My family and I LOVED this house. It is just what we wanted in a beach house: comfortable, enough room, enough showers but not gargantuan and sterile. It was cozy and old fashioned and beach-cute. There is a nice sized front screened porch that was perfect for the mornings and coffee. There is also a nice back deck where you can sit and enjoy the evening as the sun goes down. The bathrooms were spacious (one was really large) and the outside shower was well used and well loved. The kitchen was a nice size and allowed for everyone to get what they needed which was usually all at the same time. (Note: we are not a tiny family with folks ranging from is 5'10" to 6'7" and everyone felt they had plenty of room). The location is perfect: a quick walk to the beach, to the bar and what else does one need? The host was friendly and informative and gave us lots of fun ideas...this was a vacation that was went beyond our expectations. We loved it and hope to return!!

Charming cottage
We loved our quick stay at Grayton Presence. The cottage was quaint, cozy and just a short walk to the beach. We loved the “old Florida” feel. We ate at Chiringo more times than I care to admit and it was delicious every time. One of the best beach trips we’ve had in a long time. We were sad to leave this morning but feel so rested and relaxed. We’d definitely return again!
