This property is a great location, whether you're going to the beach (just a very short walk away), or seeing the Christmas lights in Saint Augustine, everything seemed right around the corner - including the cafe right around the corner with a weekend breakfast buffet! Clean and well-appointed, bright with plenty of windows, comfortable beds and great couches, this place was perfect for our Christmas trip of four 53+ adults!

Great location. Good communication with our host David. The beach is a short walk across A1A. House had just about everything we needed for our stay. This was the first time we stayed this far north off the A1A..a bit nousier but not having to jump in the car all the time was great. I would give it 5 stars but there were a few minor improvements that need addresses. Master bathroom shower door & seal need a good cleaning or replaced. T.V has a glitch on the right side of screen. House doesn't have basic cable. Had to pick up some more paper towels & T.P. Not deal breakers though..would def book again.

This was a nice propoerty with good amenities (well stocked kitchen) and clean environment. Was very close to the beaches and restaurants for any meals outside. The beacch was really nice with 10th St access. Would stay here again!

Overall the property was great. The location is awesome with close proximity to the beach and lots of awesome places to eat. There were some deficiencies in the property due to wear and tear and there weee a few things that need to be brought up to code for safety’s sake. But even with the issues I found I would still book this property again.

We had a great time. Place was clean and well stocked with games, puzzles, books. We had trouble with watching TV but it was the week after the hurricane and I think that may have been the cause. Nice walk to the beach and many nice places to visit. We drank from the fountain of youth, enjoyed the seafood and ate at the cafe next door. A few times. Thank you for a nice vacation!

The house was just as it said it would be. It was homey and plenty of room. Open style kitchen and living room. 3 bedrooms 2 baths. They had games, puzzles big tv. They had beach chairs, toys for kids outside in locker to take to the beach which was about 600 feet away. Close to several restaurants too I liked this place a lot. For my first vacation home rental it was perfect!

You could not find better quality or more reasonable rates than at 104 Sun Perch! The walk to the beach and night life was perfect! This property allowed us to enjoy much needed family time with busy adult children!

THE HOUSE WAS NOT ON THE BEACH YOU HAVE TO CROSS A FOUR LANE ROAD TO GET TO THE BEACH. I HAD TO CALL AND TELL THEM THERE WAS BLOOD ON THE BEDDING. THEY BROUGHT NEW BLANKETS IN THE MORNING. AIR VENTS NEEDED A GOOD CLEANING. IT WAS A BIG HOUSE WE HAD PLENTY OF ROOM.

The house is perfect for a family of six. The house was very very clean and everything we needed was at the house. The neighborhood is very quiet and safe and a short walk to the beach. Its within walking distance to local restaurants, coffee shops, ice cream shops, and local shops. The only suggestion I would have and it may be in the works, but I would suggest adding an outside shower. It’s so messy and sandy after being on the beach all day and I hate going into a house sandy. They do have a garden hose but it’s impossible to remove all of the sand, especially on little kids. Adding lights under the house is another suggestion. Overall the house is in a great location, very pretty and in a safe area across from the beach! We highly recommend and we hope to return soon!
