Filled with natural light and a curated playful style, the Artful Abode is an ideal property for larger groups that need space to spread out & relax. Very livable and family friendly, this property also works well as a location to collaborate, mixing business with pleasure. If you're into design, you should be happy here: custom artisan details, an eclectic mix of vintage & modern furnishings & a playful art collection create a pleasant and relaxing environment. Enjoy up-close mountain views from the Living Area & Front Porch. Watch the sun set over Mt Sanitas on the turfed roof deck. Ditch your car keys -- you can easily walk/bike anywhere from here. Feeling lazy? Uber typically shows up in 5 minutes. LOCATION: The Newlands neighborhood is loved by locals because (1) you can't get any closer to the mountains, and (2) downtown is only a 12 block stroll when you want to be there... but this area remains peacefully free of parking issues, noise & traffic. Mt Sanitas trail access is 4 blocks from the front door. North Boulder Park (3 blocks down) is a great spot for picnics & sports and it has a wonderful kids playground. Our neighborhood retail center (Ideal Market area) offers Whole Foods, wine/spirits shop, several local restaurants, coffee/tea shops, ice cream shop, bakery, pizza house ... pretty much everything you may want is conveniently located right down the hill. A 15-min walk (or 5 min bike) through the beautiful Mapleton Historic District gets you to the Pearl Street action. FUNCTIONALITY OF THE HOUSE: This is an ideal property for groups that want to enjoy time together, but would also appreciate multiple in/out lounging areas to escape to for some privacy. There are 4 queen bedrooms, 3.5 baths total. If needed, the couches in TV lounge can convert to 2 single beds. We also have a comfy air mattress and a Pack-N-Play for little ones. MAIN FLOOR LIVING AREA: Kitchen/Dining/Living/Office -- All Open Flow -- connecting from the Front Porch straight through to the Rear Deck. Master Suite is also on this level. MAIN FLOOR MASTER SUITE: French doors open to an outdoor seating area overlooking the back yard. The master bath offers a huge soaking tub & separate shower. A dual-sided gas fireplace is visible to bed & bath. A 50" flat screen TV is concealed within the wall. The loft above master opens to a lovely turfed roof deck with stunning views of Mt Sanitas & Dakota Ridge. LOWER LEVEL, EAST SIDE includes 2 bedrooms, a TV Lounge; and a Full Bath: When you walk downstairs, you reach a landing. The door on the left reveals Bedroom 2, which includes an attached TV Lounge. There is a large couch, a 55" flat screen TV & a large glass slider that opens to a very private back yard. To the right of the stairs is Bedroom 3. This is the only bedroom that does not have its own private seating area within. Bedrooms 2 & 3 share a full bath, which is conveniently accessed from the hallway (it is not a jack-and-jill setup; so the bedrooms enjoy more privacy). LOWER LEVEL, WEST SIDE offers an InLaw Suite: A bit more removed to maximize privacy, this spacious InLaw Suite has a small seating area w/ flat screen TV and an efficiency/wet bar with table/desk. A private bathroom is attached. MORE DETAILS: -- Two gas fireplaces, one in the living room and one in master. -- Two offices: the loft above master is best for quiet conference calls. The main office is off the living area with views of Dakota Ridge (if needed, this can be a 5th bedroom). -- During the winter, Radiant In-Floor Heat keeps the house cozy and is very efficient -- During the summer, an evaporative cooling system provides an eco-sensitive alternative to traditional AC (No Central Air... don't worry, it’s cool & comfy in summer!) -- Pro grade 6 burner Gas Stove with Double Ovens in the Kitchen. -- 3 flat screen TVs: one in the TV lounge downstairs; one in the Master Bedroom; one in the InLaw Suite. All have cable & the various streaming options. -- Sonos Wireless Speakers allow you to stream your own music from your phone. Please Note: We are licensed for Short Term Rentals by the city of Boulder (Rental License #RHL-0500510) and we follow all associated rules/regulations. Boulder occupancy limits stipulate that a maximum of 3 unrelated individuals can rent this home. Families/related groups of up to 12 can be comfortably accommodated.

We rented here for a week while traveling to Boulder for both business and family. The house was in a perfect location to enjoy all of what Boulder has to provide. The check in and out process was super easy thanks to Annie. All in all we were very happy with our stay.

Best of Boulder
Annie provides a modern, environmentally friendly home that provides the ideal location. Close enough to Pearl to walk and also far enough away for quiet, privacy and gorgeous views from the rooftop deck. Our adult family of eight was very comfortable and enjoyed all the gathering areas inside and outside of the house. Great memories and frictionless check in and check out.

The property is extremely well maintained and comfortable. Very clean, as well.

This house was a perfect getaway for my family and myself. We stayed here for a week and were all very comfortable. Short walk away from Pearl street, beautiful view of the mountains rain range, and within a peaceful neighborhood. Annie was very welcoming, easy check in/check out process.

My friends and I rented this home to gather for the first time in years. The design is really unique and has everything you could possibly need. The views are beautiful, we caught the sunrise every morning. The location is great too - we had toddlers with us who loved walking to the park right around the block. We would highly recommend!

Your home has it all! Even the weather was perfect, though you can’t control that. But the layout of the rooms and the outdoor seating works so well with the outdoor surroundings and the views of the hills. We loved it.

Spacious house in a nice and quiet neighborhood
The house was spacious and comfortable. We made good use of the outside space with the kids, and North Boulder park is just a short walk away. There was also a Whole Foods very close by.

This property is so inviting. It is better than the pictures. So quaint, clean, and so many treasures to look at throughout the house. All four bedrooms feel private. Beds are so comfortable, pillows good, and furnishings are all up to date. There are many outside sitting areas. Great views to the mountains and a safe and quiet neighborhood. I also appreciate that there was laundry detergent, trash bags, spices, and some cold drinks in the refrigerator. You can tell the Annie put a lot of love in this house. I hope to be back soon.

Lovely home in a great neighborhood
We had a wonderful stay in this modern home. The beds were very comfortable and the kitchen well equipped. It’s close to the Sanitas trails, and an easy walk to Pearl. The manager was very communicative and helpful.

Our family of 4 stayed for a week and absolutely loved it! This house is beautiful and unique, has lots of great outdoors space and is ideally located within walking distance of wonderful hiking and a 15 minute walk from downtown. It was an outstanding experience--would recommend it most highly.

Everything in Boulder is better!
This was the third time I have rented in this neighborhood in Boulder and this house was hands-down the best ever. Due to COVID, we drove from California and hiked through the Rockies as an alternative to traveling overseas this summer. While my husband and I were mostly by ourselves for the duration, we were joined by friends at the end of our week there and the downstairs in-law unit was perfect for separate space. We are cooks - and the kitchen was stocked with everything we needed (and they even had many of the same plates/bowls and kitchen gadgets that we have at home!). The patios are amazing, depending on the time of day - and the rooftop deck was our "routine" every night in which we looked at stars, listened to the crickets and drank good wine. Annie is a consummate host - and we will definitely be back!

Awesome property
We had 9 persons the first two nights and 7 for the rest of our stay. What an absolutely beautiful house. It is very well decorated and made us feel right at home. A very nice surprise on our first morning was waking up to SNOW! Our two grandsons, ages 4 and 2 had never seen snow (live in Houston), so that was amazing. We even made snow ice cream!
Any questions about the house was answered in a timely manner and Annie was very responsive.
We hope to have occasion to stay at the Artful Abode again!

Overall, the property offers myriad outdoor seating options to enjoy. The architecture both inside and outside is soothing and the openness of the main living area is welcoming and social.
The Artful Abode had everything we needed to enjoy our stay. Annie has given thought and provided amenities that are less often found in other rentals.
We will definitely rent again.

Our family has enjoyed a weeks vacation in this beautifully designed home. It is located perfectly for quick access to the mountains or Boulder amenities. Highly recommend this house for family getaways! Annie was very courteous and helpful with anything needed. Excellent communication!!

Great home located between the mountains and downtown Boulder. Access to hiking close by and an easy walk to the restaurants in downtown Boulder. We stayed here for a week for a wedding and we had a great time with the family. House was well equipped with everything we needed. Definitely recommend!

I highly recommend this house in the Newlands! The house was clean, stylish, and well equipped. The accommodations were cozy and comfortable ( I've slept in almost every bed! ). The location was perfect for my family, with easy access to local trails, and a nice walk to downtown. Also, the host was amazing, quick to respond and extremely helpful.

Beautiful home in an amazing location. Hike outside your door, and walk to the endless good restaurants and bars in downtown Boulder. Only 2 blocks from the beautiful North Boulder Park too (was great for kids). Loved my stay!

50th Wedding Anniversary Family Trip
The property and home were lovely and comfortably accommodated all 10 of us. Its location is convenient to many places we wished to explore and we thoroughly enjoyed both the inside and outside spaces of the house. Property owner, Annie, was responsive and helpful.
