If you don't expect great comfort, I think it's a good value for money. The bed was large and the air conditioning worked well. Price/performance ratio ist moderate.
The room was pleasant in a small building, but the lack of staff at check-in was a drawback. If you want to communicate, you have to email and wait a day. When I had a dispute and tried to contact Booking.com, they also responded a day later. If you want a quiet room, let them know in advance, otherwise you might end up like me, staying on the ground floor and being exposed to street noise.

Very close to Phuket Smart Bus stop and Patong beach/ Bangla/ Jungceylon.
Cleaning lady was super helpful!
No place for socializing, a very steep staircase, was hard to bring up my luggage.
