The Garden Carriage House is a lovely garden setting on 10 acres. We are located on the south end of Overland Park, Kansas on the edge of the Blue River Valley. This nature escape is surrounded by lush forests, a peaceful pond with a stone bridge, and intimate garden walkways designed by Artist and Photographer Kelly Daniels. This space is perfect for one to reflect, a couple's romantic getaway, or a fun family vacation (children LOVE exploring here). 5 minutes to grocery store, great restaurants and 20-30 minutes to Downtown Kansas City and The Country Club Plaza! Some activities for you to do here: Catch and release fishing in the pond. Hike along the forest trails. Enjoy a fire - cozy up with your loved ones or roast s'mores Watch the sunrises and sunsets light up the entire sky Stargazing Enjoy our friendly ducks at the pond Visit our chickens in their coop See the local wildlife of turkeys, hawks, deer, and foxes Get family portraits taken by photographer Kelly Daniels on her property Drop in for a nature connection event hosted here A Native American Tipi is also on the land for educational purposes and must be reserved for special retreats. More like going camping than staying in a cottage. Bugs were rampant on the first floor. We were vacuuming several times a day so we were not stepping on them. Woke up to horses by the driveway leaving their manure along the driveway, wedding tent and pond. Some had been there for quite some time. The bathtub drain and bathroom sink drain did not drain properly. Both filled up immediately upon use. The kitchen faucet fixture was loose, not completely connected to the sink. Upstairs bedroom had no bathroom. It was not mentioned in the information that it was a 2 story with upstairs bedroom. Photos of property need to be updated. Our main concern was cleanliness. It did not meet our expectations.

Cute place that looks the same as pictures. Good location close to many restaurants and activities. The only down sides are that there only one tiny bathroom downstairs and the bedroom is upstairs and that if you visit in winter, make sure to turn the heat all the way up ASAP or it is chilly.

Easy check in, very clean and everything you need it enjoy your stay. We had a mom and daughter thanksgiving with our two dogs. Loved seeing the horses every morning.

The location was nice, lovely country setting while still close to shopping, etc. Enjoyed the horses, ducks, and chickens. Comfortable accommodations, but being in the country there were quite a few box elder and pill bugs in the house. The humidity did bring out some previous pet odors as well. We did appreciate being able to bring our pets.

Lovely carriage house with large living room, upstairs loft and large deck. Beautiful views, and chickens! We were kindly allowed to feed them, and my grandson was able to harvest an egg to his delight. Horses too. Bedroom felt like we were in a treehouse, lovely.

What a peaceful and lovely place to stay. The hostess was helpful and took care of a small problem, it was my phone connection. She is prompt and very friendly. If you have problem with knees or legs, the stairs may be a problem. Loved feeding the horses and the cat was so sweet. Close to grocery store and shopping area. We will return.

What a wonderful property! The land is gorgeous and the wildlife is ample. We enjoyed our stay even though it was chilly. We loved hiking the trails and looking at the decor around the gardens. Property owner was friendly and accommodating. Highly recommend!

The accommodations where very nice along with overlooking nature at its best. I enjoyed the Peace and Serenity of the area. It was also Great to meet Kelly as she tended some of her daily chores with her gardening or relaxing by the pond at the end of her day.

This was one of the best family vacations we have ever had. The house sits on the most gorgeous property with wildlife to enjoy. We were able to unwind and relax for a much needed vacation. The property manager was so kind and available anytime we reached out. I highly recommend this VRBO to any family or couple looking to get away, unwind, and unplug. My husband and I stayed two nights to get away from every day life. This is exactly what we needed. It was so peaceful. Modern amenities. Beautifully decorated. Has that country feel but close enough to everything you need or want. We’d love to go back and stay longer next time. Thank you, Kelly. I absolutely love the aura surrounding the cottage. The home is really cute, but from the wedding tent just steps out our front door to the greenhouse just below our deck, the whole “country view” was obstructed! Also the roosters just below the bedroom that start crowing about 4:30 am negate any hope of sleeping in and relaxing… also had some random person come pound on our door about 11:30pm the first night of our stay, but the host was easy to get a hold of!
