this property is stunning and special, with a saltwater creek and marsh meeting the bay, at a private natural beach. the cottage is comfortable, functional and more utilitarian, but this is appropriate to such a natural setting. it also has a beautiful main bedroom exploiting its amazing spot adjacent to the marsh, with ocean views in distance.
the host is an excellent guy, attentive, with just the right balance of involvement.... letting us have maximum privacy on our own. my family just loved it here, especially with our puppy along, who had her first swim experience. we all enjoyed seeing such variety of water fowl, deer, wild turkey, rabbits..... just a perfect, quiet and peaceful beach spot.

Beautiful City Getaway
My husband and our dog stayed out on Pats property for a little less than a week. The cottage itself was better in person than pictured, very clean, newly painted, well decorated, comfy bed, well equipped kitchen, AC was great, list goes on! The old farm land the cottage is on was such a slice of heaven between the swings near the marsh lands, large area of well maintained grass areas for our dog to explore, & the private-like beach it was an all around perfect summer vacation. To top it off, Pat was also an amazing host and was available when needed. We already are planning our trip next year!

Perfect little cottage with a beautiful beach!
My friends, husband and I LOVED our stay at Pat's. The cottage was clean and comfortable, and we did not lack for anything. There is a 7-11 just round the corner which was really convenient for last minute groceries. Pat is a perfect host: flexible, responsive and very friendly. Thank you Pat for an amazing stay!!! INCREDIBLE Stay! Perfect for couples!
My bff and I took our boyfriends on their first ever wine-cation! Pat's property was PERFECT! It was so spacious, comfy beds and had everything that you could need for your stay! He was incredibly friendly and an amazing host! You're right on the water and it's perfect for sunset photos! It's the peace and quiet you want on your vacation! This is definitely the spot to stay when coming to Greenport / North Fork! Thank you again Pat for your hospitality!

Had a truly lovely stay here, located on the water, the home has superb views. Best friends’ getaway ever!!! We loved this lovely cottage with the beautiful views! Surrounded by the sounds and beauty of nature, we had a couple of very relaxing days in Greenport. Staying at Pipes Cove felt like the kind of vacation I had as a kid in the 1970s in all the best ways. I had never been to the New York coast before, but I like to imagine that this is what it was like before the Hamptons became a thing. You can do as little or as much as you want and it was the perfect relaxing break for us while figuring out how we were going to travel after COVID. We booked for next year already.
If you’re the kind of person who expects mints on the pillow, a welcoming cocktail, and high thread count sheets, this is not your place. But if you just want to get away from it all, have a little peace and quiet, and enjoy the flexilibity to do as little or as much as you want, stay here.
And the host is the best value-added amenity of all. Let him show you around, follow his suggestions, and you’ll have the best time ever. Thanks so much, Pat!
