About this bed and breakfast

Nestled in Ninth Ward, this lovely bed and breakfast for $467 per night is a great choice for your next trip. Located in the funky Bywater neighborhood (2 miles from the French Quarter), this OWNER OCCUPIED inn is just far enough off the beaten track to enjoy the relaxed atmosphere of New Orleans without the commotion of Bourbon Street. To elaborate, my husband and I live in the front part of the house which is completely separate from the individual, private suites. We are around if our guests need anything but we also completely stay out of the way, respecting privacy, allowing you to enjoy our property. The Lookout Inn includes FOUR individually themed, large suites, each with their own generous private bathrooms: Mardi Gras, Bollywood, Elvis and Mission. The price you see listed is for all 4 suites. Each suite is complete with a queen sized bed; 3 of the 4 suites also include sleeper sofas. (The Mardi Gras Suite does NOT have a sleeper sofa.) Suites are also complete with complimentary wifi, Directv, coffee makers and mini refrigerators. There is NO kitchen OR indoor common area space, such as a living room or great room. The 4 suites are private and are arranged so they can each be rented independently. In ground pool, hot tub, BBQ and seating cabana are located in the lush outdoor, common area space. Street parking is available right outside the inn. It is free and there are no parking restrictions. Off-street parking is unavailable. **Hot tub closed mid-May through mid-September We are dog friendly, with a $40 per dog fee. Dogs must be housebroken, on regular flea prevention and non-aggressive. French Bulldogs stay for free. :) This eclectic inn is the perfect accommodation for a couples getaway, family vacation/reunion, ladies weekends and for a convenient staycation. Responsible bachelor and bachelorette groups are welcome. Please contact us with information on your group and we will also provide you with the house rules and conditions. Our location is approximately 2 miles from the edge of the French Quarter and about 2.5 miles to the heart of Bourbon Street, and is the perfect distance to a ride a bike into town or take the No. 88 bus which picks up three blocks away. This is the perfect spot for a NOLA trip! I stayed here with a group of friends for a bachelorette weekend, and we had the best time! It’s conveniently located, decorated creatively, and accommodated every need we had. I would absolutely stay here again!

My friends and I stayed for a girls trip and we all had the most incredible time. Kelly was super communicative and friendly and willing to work with us and answer all our questions! At first glance the area doesn’t seem to be the greatest but my group and I had no issues walking around town to grab a bite to eat. Its about a 10 minute drive to bourbon street, so you wont get all the tourist noise either. There is however a train that will occasionally pass by and can get rather loud. But it so rarely happened it didnt bother any of us. The rooms were all super cute and cozy. We were all so excited to check out each other’s rooms because of the different themes. And the pool was fantastic to have after a long day of exploring. I cannot thank Kelly enough for her hospitality and would recommend to anyone and everyone to stay at her place. I’ll most definitely be coming back to New Orleans, and will definitely be staying here again if possible!

This is an absolutely great place to stay with a group of friends or family. It is very unique and welcoming. Kelly is a gracious hostess and there is everything here that you can imagine for a get away if you want a "taste of New Orleans". The bywater neighborhood is eclectic and charming and there are several great places to walk to for food and bar fun with the group. We felt very safe walking around here. Parking is very easy on the street in front of the house,. If you want to go to the french quarter you can drive and park on the street, or in parking lots. Or if you want to take an uber it is about 5 minutes and 10$: we did both with no difficulties. The best part of this location is the pool and courtyard in the back of the home that we used as our group gathering space: There is a hot tub and cabana with a bathroom, sink and refrigerator - nothing super fancy, but perfect for a laid back place to lounge and gather with friend/family. The pool was not heated, but it was perfect for a hot day:) The backyard is also very shaded after 2p, so if it is hot outside it does not get too hot in that area, which is nice. The rooms are individual suites and they are decorated so uniquely - it definitely felt like a New Orleans experience! We would definitely return and highly recommend:)

We had 4 couples and half of us were celebrating our 40th birthdays. Bywater (the area of the Inn) has a bunch of places to eat and drink all within walking distance (1 mile or less). Alma, Bywater Bakery, and The Joint are just a few of our new favorites, making The Inn’s location great! It was a quick Uber/Lyft ride to the French Quarter, Frenchman Street, Magazine Street, St Charles/Canal to pick up the street car, so we were able to see so much of the city in the few days we had. The Inn itself was spotless, provided enough amenities that we didn’t need to fret about paper towels, drinking water, toilet paper, soaps, hair dryers, etc and just had to pack the necessities. The rooms are artfully decorated and so fun that we took a walking tour of all the rooms just to check them out. The thought and design of the decor really makes this place stand out. The common area (pool, hot tub, cabana, tiki bar, patio) was big enough for all 8 adults to hang out and not have to worry about being in someone else’s room (like we would if we had stayed at a hotel). The mural on the fence transforms the backyard into an oasis. Kelly is quick to respond, gives great suggestions, and is extremely helpful. We felt like we had a friend in New Orleans helping us plan our time which gave us the most out of our trip. The only downside is that of which is out of Kelly’s control. There’s a train close to the Inn and the horn is loud. There’s a rooster that roams the area and his call can be heard. When we come back, we’ll just make sure to bring a sound machine to help block some of those distractions as we sleep. I don’t think we could’ve found a better place to stay. Now, we just have to hope Kelly has other Inn’s in other cities so we can continue to travel to new places and be spoiled by her vrbo’s.

We had extended family from age 9 through 66. This property was the perfect place to rest between our New Orleans tours. Kelly was incredibly responsive and thought of every little detail to make our stay comfortable. I highly recommend this rental!!
