About this house rental
Located in Balboa Peninsula, this attractive house for $750 per night is a great option for your next break. 50 steps to the best beach in Balboa! Summer Rental Saturday at 2:30pm to Saturday at 10am SPECIAL SUMMER 2 WEEK RATES: $10,500 (INCLUDES TAXES, CLEANING, & LINENS) This is a custom duplex, with a separate entry, separate garage, and separate patio. Tandem bike, beach cruisers, sand chairs, boogie boards, & sand umbrellas provided at no extra charge. Each unit has 3 bedrooms/2 baths. Large upper unit has 3 queen beds & optional queen air mattress in large bonus room and large modern kitchen. Downstairs unit has 2 queen beds, 1 double bed, with large patio. Wifi, large flat screen tv's, on-site laundry, bbq's, furnished patio, etc. in both units..= Fifty steps to Balboa's Best Beach. Both units have hair dryers, irons, ironing boards, toaster ovens, microwaves, coffee makers, blenders, ects. Linens optional ($50 per unit). Recent upgrades include modern double pane windows and doors ; both units freshly painted and patios/balcony upgrades. FILL THE FRIDGE; WALK TO THE BEACH; SURF, SWIM, SUN BATHE...RIDE THE BIKES TO THE FUN ZONE, TAKE THE FERRY TO BALBOA ISLAND...BBQ ON THE PATIO WHILE WATCHING THE GLORIOUS SUNSETS AND RELAX! RELAX! RELAX!

Great place to stay, close to the Beach and the house has extras, Bikes etc. 2 car garage makes it nice to not having to find Street parking.

We loved our stay at this location. Itβs just a few houses away from the beach. Super convenient with toddlers to go between the house and the beach. We would definitely stay there again.

The location is great! Having the separation between the two units works great for being close but still having some distance, especially for the kids at bedtime. Jack is great to work with and very accommodating. If our next family gathering brings us back to Southern California we will be happy to stay here again!

There was no mention of the property having challenges or possibly having challenges when we booked it. Here are all the challenges and inconveniences we came across during our stay. We are asking for a refund for part of our stay for all the inconveniences. (At this point the owner has evaded our request.) Things wrong with bottom unit. - NO DOOR on one of the rooms. No privacy, too loud to sleep in there. The bed was hard as a rock. - No screen on the sliding door. Couldn't keep the door open. because we would lots of flies in the house. - The cabinet door under the sink in the little bathroom is coming off. - The master bathroom toilet got majorly plugged up. - The master bathroom toilet was running, got fixed it. - Missing shelves on the fridge door. Made it inconvenient. - The tv cable downstairs didn't work for 5 days before it was fixed. Upper Unit - The gripping on the stairs was coming off and we needed to fix it. - Missing shelves on the fridge door. Made it inconvenient. - DOOR HANDLE BROKE OFF- Got fixed. - The stripping by the sliding glass door is coming off. - The dishwasher stopped working and water started coming out under the sink, got fixed. The dishwasher when running sounds like a Jackhammer is on and you can hear it upstairs and downstairs. I had to run the dishwasher when we left the house otherwise it was too loud to watch tv or do anything for both units. - The kitchen sink stopped working and spewed water under the sink the day before we left. - The master bathroom sink was clogged up, got fixed. - The master bathroom tub water doesn't empty into the tub so it was very difficult to bath my 2 boys in the shower. The tub stopper doesn't work either. - 2 smaller room beds were hard as rocks. Overall: - We had to be available to accommodate the owner and handy man to come fix some items. - Never had the tandem bike to use. - The washer and dryer were $1.50 each vs the $1 & $1.25 that we were told. - The umbrella on the porch didn't work to stay open. - The bikes at the end of the garage made it hard to park the cars. They need to be separated with 2 locks or put in a different area. - the garage door going to the outside was busted so it didn't close. The overall condition of the units is way below average for the price he is charging. We will never stay there again. It was the worst VRBO experience we every had.

Enjoyed our stay at Newport Beach. This house is close to the beach and accommodated a large family. Needs a little updating but is ok for a weeks stay. Really enjoyed the bikes that were provided and the owner was easy to communicate with.

The owner was easy to get along with in conversations on the phone before when we had questions. He told us he had a family of 16 each summer and they kept coming back and he gave us tips on parking. We ended up having an extra toddler for 3 nights, so we would have 15 people, instead of our original 14. We met the owner to check in and we let him know about the one extra person to be honest. We felt it would be ok since he said he has a family of 16 stay. He began to yell at me, my daughter, and granddaughter. He said we scammed him, lied to him, and we should go home. He said that he would lose his hospitality license or get fined $100,000. He also said the fire dept checks all rentals for the number of people that are supposed to be there every Monday. We asked if they really do this every Monday (there are hundreds of rentals there so that seemed a bit far fetched that they would do that) and then he said, they come randomly, changing his story. We asked what he did about the family of 16 that comes. He said he never rented to 16 people, but then quickly said "oh, yes, my license is on probation from that". Changing his story again. Then yelled he was leaving and left. My granddaughter was crying when he left from his yelling and calling her a lier, so she found a friend's home to stay at for the nights the extra 2 year old was there. We understand him being frustrated with the change of plans, but he could have addressed this in a much more constructive, respectful, solution focused way, instead of raising his voice and making us feel uncomfortable. We did our own research through the city of Newport and owners of rentals in Newport do not have "hospitality licenses". They have short term lodging permits and this owner's permit is not on probation. We found no mention of the large fine or any fine. The fire dept made no visits to check on how many people were in homes any days we were there. Before we came, he noticed one of the bedroom doors was missing. So a workman had to come in two of our days to install a new door. When he was showing us the house, we noticed a leak from the upstairs kitchen that was dripping water into a downstairs bedroom through the ceiling. The upstairs dishwasher leaked water all under the sink and the overflow shot out water into the sink each time it was run. The water heater made a popping noise. The house was clean as much as it could be but most things were old and need replacing. We enjoyed the location.

This place was so great to have our whole family enjoy the beach for about a week. We had 4 families with us including small children. We have no complaints. Only thing, make sure you bring your own paper goods and towels. The host is easy to talk to, friendly, and very helpful. We will definitely be returning.

The location of this house cannot be beat and it was tough finding a place that would fit our large party of 14 and this did. The owner was very easy to communicate with. The house, however, is quite dated and needs some repairs. Also, make sure to bring your quarters as the washer and dryer require them: $1.50 for a wash and $1.00 to dry. There are bikes and beach chairs to use which were very helpful. Overall, great trip.

Two car garage was so nice since street parking can be hard to find. The property was a 2 minute walk To the beach. The owner was friendly and very responsive to us before and during our stay.

We have been staying in this beach house for the past six years. We love the location, we ride our bikes or walk everywhere we go. Short bike ride to Huntington for farmers market or quick trip for donuts at the pier. We love it because it is an easy place to relax, and enjoy being together. The owner is easy to get along with, and is local so if there is a problem he can respond quickly.

I have stayed at this location a few times and have always enjoyed myself. Very clean and close to the beach. Owner was easy and pleasant to deal with. I will be coming back.
