About this house rental

Nestled in Warren, this charming house for $254 per night is a fantastic choice for your next vacation. Traditional Vermont farmhouse nestled in the Mad River Valley walking distance to Warren village and minutes from Sugarbush Lincoln peak. Stroll along the 3.8 acres of private woods down to the mad river for a swim or sit on the back deck enjoying your morning coffee listening to the birds. 10 minute walk to Warren store and a less than 5 minute drive to Warren falls, Sugarbush, or hiking trails. Ideal home for all size groups looking to experience Vermont in this charming 1800's farmhouse. Please note that cleaning fees are considered turnover fees for this home. While they are expensive, it takes over 3 hours to wash all the laundry, make all the beds, and fully prep this house for each new guest. I try to be as transparent and forthcoming with all the fees in this reservation as there are additional fees ($75 per pet) if you would like to bring pets. Also please note this is a traditional farmhouse, not a modern contemporary building. It is extremely cozy and comfortable but as with all older homes, it has its quirks! Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises. Once booked over this medium you automatically agree to all terms and conditions stated below and the booking will act as your signature. RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons. THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Colin Phillips personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area. THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees or otherwise. WARNING: Use of fireplace carries risk that may result in serious injury or death, and unsupervised use by children is prohibited. Guest agree to use fireplace/wood stove if available at own risk and if damage occurs due to negligence it will be the guest’s responsibility to pay for repairs. THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs, and other activities on the premises or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT. Bugs and pests: The cabins are up adjacent the Green Mountain National forest and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. Code of conduct rules must be followed by all guests: In appropriate conduct /behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. This particular property has direct access to the Mad River with the opportunity to even walk the river up to Warren Falls from the property. From swimming out the back door in the summer to skiing at Sugarbush five minutes away, this home is located in the perfect location for those wanting tranquility along with access to all the Mad River Valley has to offer. Located on a paved road with extremely easy year round access. This home offers a cozy interior setting with five bedrooms and a completely renovated master bedroom and bath. Enjoy cold nights by the fire in the living room and play a board game in the huge living room space. This space will make you feel as if you have lived in Vermont all your life while providing the conveniences of modern day homes. Comfortable set up for up to 10 people. Fireplace was great. Easy access to ski slopes and a variety of restaurants.

It's a great old farm house. We were only there for a night but it was a great space for our group of 8. Plenty of space to relax. Good internet. Well equipped kitchen. Comfy living room.

Very nice rental. Had 3 couples and one single adult. Beds and rooms were great. Very functional for relaxing after our school reunion activities! Well stocked with pans and utensils for the one breakfast we cooked in the rental. Super easy to find, great hosts. Highly recommend!!!

The bedrooms were plenty. Great location! No service for phones but Wi-Fi worked great. The house was clean. It's a little older but it had what we needed! Host responded right away with answers to our questions.

Great house. We were a big group of parents and adult children. There was plenty of room for all. Super close to the skiing and also to the cute town of Warren. Totally recommend this house.

This property was accurately described in the listing. It was large and close to the Sugarbush ski area. My only complaint was that there were quite a few lady bugs, especially in the room my son stayed in. They did not cause much of an issue but it was unusual.

We found the house comfortable and well appointed. The bedrooms were larger than they appeared in the pictures, and nicer. The location is excellent.
