This property is even better than the photos show. Everyone’s stay was comfortable and we found everything to be clean and I’m working order. Javier is extremely communicative and helpful every step of the way. A+ property and host. We will be back for sure.
Things that are outside of the hosts control but should be noted:
- the sand flies can be bitey at certain times of the day. Bring bug spray.
- the ocean can be rough and current quite strong. There is a beach close by with calmer waters.

Our stay had two purposes 1. A location that can hold 22 people for our family reunion and 2. A way for my parents to return to their home country and easily access the things they remember most from their youth; ocean, nature and amazing food.
In planning process was complicated to begin with trying to ensure accomodations for 22 people. The additional hurdle of having an elderly member of the group with health and mobility issues I asked Javier a lot of non traditional questions like how many steps to the beach, how many stairs to the penthouse, where is the nearest hospital. He always responded quickly and in detail.
We flew in from San Juan ( apx an hour away). Javier sent a Pin to ensure we found the exact address. When My Droid could not pick up the PIN , I called Javier and he assisted with ensuring we arrived at the right location.
The front of the location is very unassuming..with three apts on the lower level and stairs leading to the top. After you pass the gate and walk into the penthouse you are not sure what to expect. The minute you make your way to the back patio you are floored by the view of the ocean and immaculately kept lawn. In addition the place was very clean. Each apartment smelled and looked freshly cleaned.
My only two issues were not Javier's problem- the sand flies are everywhere the minute the sun drops and the ocean current was rough on the little ones. But other than that- amazing trip, would rent again!

Atlantic Sands Oasis is the perfect getaway.
You cannot beat the outside amenities. The pool/bar area was used almost everyday. There is plenty of tables/chairs outside as well. We loved waking up to the sounds of the ocean and that view is amazing! The ocean was rough so definitely be careful with any little ones.
The three studios apartments on the main floor were perfect and none of them had a musty smell as some of the other reviews stated. They all had their own bathroom and mini kitchette. I think most had a playpen in the closest in the event your group has multiple little ones. One of the apartments had a crib too
The main house, which is located on the second floor was what we needed. It had enough bath towels, beach towels, extra blankets, and pillows. There are fans in all the bedrooms.
The house is on a main road so you can hear the street traffic in the front bedroom, which is the bedroom with the king bed. We lived on a busy street before so it did not bother us at all. Bring some ear plugs or white noise machine and you'll be fine.
There is a huge driveway inside a gate so plenty of parking.
Javier was responsive to any questions we had and very pleasant to talk to.
There is a little supermarket down the street. We just went to Walmart for our groceries, which was 20 mins away. We found the best breakfast spot that is only 1 mile away (Bermudas). The Islote Restaurant was amazing for dinner (prob 1 mile away). Couple restaurants short drive away.

It has been amazing staying at the Atlantis Sand Oasis I will fully recommended. The owner answer all text when we ask questions responded to a any emergency we had. Great communication, very clean and organized. My family and Iove it. We will stay in the future!

Atlantic Sand Oasis was perfect for our family. The adults and kids enjoyed our stay. I would highly recommend this property. Javier and Lupe were very responsive. I would strongly suggest that you bring insect repellent.

Our stay was nothing less than perfect! We have stayed in Arecibo and love the beach behind the property as well as Islote beach which is 5 minutes from the property and is excellent for swimming. Javier was took excellent care of my family and I staying in touch with updates, information regarding the property, check-in & out process, a quick fix when the refrigerator didnt cool as well as needed as well as recommending a wedding planner! My family and I are already planning a return trip for next year!

This is a great place for a family vacation. it's very spacious and the amenities are great. Being able to walk right to the beach is very impressive. the pool area was so much fun for the family. Definitely would recommend!

Our group consisted of 3 families and there was plenty of rooms and privacy for all. The lower rooms worked great for couples.
We loved the pool, easy access to the beach, and the rooftop deck was fabulous in the evenings. Everything was in the kitchens to make feeding a dozen people relatively simple. There's plenty of seating areas to socialize outside, when it's not too muggy, and AC was reliable if it's too hot.
The property is not located in a tourist area, which bothered a couple of our guests, but that should already be clear based on the location. There are a few local places to eat, and the nightlife on the street is active. It's great if you're not trying to sleep, adds some local flair. But the rooms do not block any outside noise, at all!
The beach is not very friendly waters, you'll have to travel a couple miles for that. Lots of harsh waves and strong undertow. We were able to try surfing, but wore out quick. It was great to have the boards and life jackets available at the house. Maybe it's better at different tides, it looked calm every morning.
This would be a five star rental if little things weren't broken. Lots of bad chairs on the roof, a lower unit had really bad mildew smell, pool lights hanging out of the wall, hot tub was a lobster pot with no working controls. Internet was not working half the time each day. Nothing to ruin your trip, but could be fixed up.

This property does need some minor repairs, which the owner was more than willing to work with us on. Every problem we ran into was very promptly repaired or at least checked out. These were not anything major. They did not in anyway take away from all the fun that this property afforded us.
The house had enough room for the 16 of us (could have held a lot more) and the yard was very large with a beautiful pool and bar area. The rooftop was nice at night to go up on and just sit. The beachfront was gorgeous and most times was all ours.
My grandson loved it so much that he wants to go back. So with that said I would definatly return if we needed a property this size in future.

We hosted our wedding here and everything was immaculate. The property was absolutely beautiful as were all the amenities. This is our second time staying here and look forward to our next stay . Javier was available when needed and super helpful.

Our 8-night stay here with a group of 15 people, including four families (8 adults, 7 kids), was simply amazing! Javier and Lupe were exceptional hosts, providing excellent communication from booking to our departure. The house was ready on time, and everything was in perfect order.
The property's beach felt like our own private oasis, with minimal traffic and stunning sunrises and sunsets. However, please note that the house is located on a busy road, and there is some noise insulation lacking, especially on weekends.
Although the neighborhood appears rundown, the house itself is secure, and we felt safe throughout our stay.
The well-equipped kitchen on the second floor allowed us to cook fantastic meals, although the use of metal utensils on non-stick cookware was regrettable. Keep in mind that there is no dishwasher, so someone will need to handle dishwashing duties.
Laundry facilities are available but require coins, so make sure to bring enough quarters. There are convenient shopping options nearby, including Walmart and Sam's Club.
The house was impeccably clean, despite a slightly strong cleaning detergent odor upon arrival. However, it quickly dissipated.
The friendly yard and pool maintenance staff worked around us seamlessly.
Although the heat limited our use of the rooftop, it offered breathtaking views and a serene atmosphere.
Overall, I highly recommend Atlantic Sands for group getaways. Our experience was outstanding, and we would definitely return.

My wife and I were looking for a place to host our wedding. We both love the beach and the thought of having a ceremony right on the beach was a dream of ours and Javier’s place helped us make that dream a reality!
The house was very comfortable for everyone who stayed there, the pool area was a great place for the younger kids (and adults) to hang out, and the beach area right off the backyard was incredible!
We definitely would recommend this place to anyone looking to host a small wedding in PR right from their VRBO.

4 married couples and their 5 children set out for a Puerto Rican adventure and stumbled across the Atlantic Sands Oasis. Having never been to PR we didn't know what area was best, but this house would fit us so we took the risk. When I say dreamy vacation , I mean dreamy vacation! The outdoor space is incredible and we spent the entire trip utilizing the lawn, pool, charcoal grill, rooftop Terrance, hot tub and beach. The beach is one from the movies and you hardly see anyone, those you do see are so friendly. Right across the street is the best passion fruit mojito , Empanadas and Rice and Beans. 2 minutes down the road are several beach side reaturants, whose view will blow your mind. An iguana would visit us daily and take a stroll up the coconut tree in the yard, and don't even get me started on the sunsets with the lighthouse in the distance. Just breath taking. If you want an outside vacation, emersed in Puerto Rican culture, this is your place. Javier and Lupe were friendly and responsive. A+

Pros: The view really is spectacular! Nothing beats waking up, opening your door and being steps away from the beach. Sand is soft and clean, just like in the pics. If you can get over all of the cons, it is a good option (and probably the most affordable one that can accommodate a large group) to create beautiful memories in PR!
Cons: The place is outdated, but that’s no surprise from the pictures- it’s a modest stay. The other reviews about a musty, damp smell is right. It was especially bad in the middle downstairs suite, and although there was a new dehumidifier, it still didn’t help much. We had some rain during our stay which intensified the smell and made the metal wrap up staircase to go upstairs extra slippery. That staircase really is no joke so consider yourself warned! The rain also caused some muddy, flooded areas of the grass that we had to maneuver around. You’ll need quarters to do any laundry. The pool is under a palm tree so you’ll need to do some cleaning to get rid of debris. Lastly, if you’re planning to visit the main tourist areas like Old San Juan, El Yunque, Fajardo, etc be prepared to be on the road for more than an hour or two each way. In retrospect, we would have stayed closer to the metro area since Arecibo is farther away from every where we wanted to visit. And by the time we got back to the house in the evening, mostly all of the nearby restaurants were closed (by 8pm).

The place was awesome! It accommodated all of us and we had laundry facility on both floors. We had a power outage which was taken care quickly and the generator worked quickly. My guests were very pleased with location, we were celebrating our 50th Anniversary.

All and all was well. Javier was easy to get ahold of and responded quickly. There was no crib like in the description or bath tubs only the outdoor jacuzzis, which was disappointing since we had 2 toddlers and an infant. The bugs in the grass efected about half of our family and made them look like they had chicken pox so bring bug spray! The sunsets were beautiful. The tile floor can get dirty so bring slippers!

The Atlantic Sand Oasis villa is a great place for a large group to stay. We appreciated being right on the beach as well as having the pool and a variety of other "sport" activities and games available, plus plenty of room for our group of 14 to "spread out". There are a good variety of restaurants reasonably nearby that can handle large groups, plenty of local roadside "takeaway" stands, and larger grocery stores are not far away for shopping if you are eating in.

The Atlantic Sand Oasis villa is a great place for a large group to stay. We had a great time, there was 16 total in our group and had a great time. The view and property is amazing! Fantastic bakery down the road and host is very responsive and accommodating. Thank you so much we had a blast!

We had a very enjoyable stay at the Villa. Rooms were clean and very roomy. View of the ocean and beach from the Villa was spectacular. Kids and grownups loved the pool and bar along with the nighttime lights that made the ambience beautiful at night. The three efficiencies downstairs were very nice. The only problem we had was that the efficiencies downstairs had a musty/moldy spell, which I'm sure is from the heat/humidity and ocean air. But we did find the air purifiers in the rooms and that seemed to help. We overall had a great time, and would definitely come back!!

- cleaning fee of $350.00 but we were expected to do all the cleaning. I understand the pool area and not leaving messes, but emptying the toilets trash cans is ridiculous.
Charged an extra $700.00 fee for having an activity; nevertheless, owner had a maid inform me that I had to clean the bar area. Which we were already doing.
- Vrbo app states checkout time before 10:00am. On my checking out date I received a text at 6:29am informing checkout is at 11:00am. Walking me up to say that I get an extra hour of sleep is absurd.
- All towels had to be returned to the same bathroom taken from? Do not dare to mix them in the pool area.
~ even with the jacuzzi and thermostat issues we were having a great time until the checkout day. We definitely left on a sour note. The facilities were ok, the customer service was not.
