About this apartment rental

La Gardenia is an artist’s home with a panoramic balcony overlooking the rooftops, churches and hills of Umbria.
The balcony is the perfect place to enjoy breakfast for two, relax with a book or watch the sun set behind the dome of the famous Tempio di Santa Maria della Consolazione.
With its peaceful atmosphere and historic character, La Gardenia is a lovely place for a couple to enjoy Todi, with plenty of space to relax and make yourselves at home.

You’ll find La Gardenia in the heart of Todi, an Umbrian hilltown famous for picturesque winding streets and breathtaking views.
It was once the home of the painter Umberto Bartolini, an art teacher and prominent cultural figure in Todi at the turn of the twentieth century, and you can read about his life in the guestbook. The property is decorated with his oil paintings, drawings and sketches as well as photographs taken by the current owner, who is Bartolini's descendant and an artist in his own right. 

The apartment is situated on the upper two floors of a traditional stone-built house dating from the Middle Ages.

The Second Floor hosts a formal living room dedicated to Bartolini's memory and decorated with his paintings and drawings, as well as lovely 19th-century antiques. The 2 bedrooms (1 double and 1 single) are connected by a full bathroom. Both bedrooms have fine views.

The Third Floor has a dining-room with a table for four, and it leads out to a balcony with beautiful views over the hills to the south and west. The sunsets behind the cupola of the famous Renaissance church, the Tempio di Santa Maria della Consolazione, are amazing. There is a fully equipped kitchen open to the dining-room on one side and a sitting-room (with sofabed) on the other, as well as a single bedroom with half bath.

Please be aware that in order to enjoy the beautiful views from the property, you will be climbing three flights of stairs to reach the entrance on the Second Floor, and two more to get to the Third Floor.

The apartment is therefore not accessible to anyone with limited mobility.

The narrow streets of Todi are beautiful but can also make parking challenging. One of the advantages of La Gardenia is that there is a small piazza directly in front of the apartment where you can conveniently stop to load and unload your luggage — a rare and very useful convenience in the historic centre of Todi. A secure, unlimited free parking area is also only about a 5-minute walk away.
The walk to the parking area is downhill; on the way back, you will need to walk uphill to return to the apartment.

Please note that air conditioning is available in the master bedroom, dining room and sitting room. The remaining rooms are equipped with floor fans and benefit from the natural coolness of the thick medieval walls and good ventilation.

From October through April, heating is charged separately according to actual natural gas consumption, at a rate of €1.30 per standard cubic metre of gas.

As a rough guide, based on our previous winter’s usage, heating has averaged around €16 per day for the entire apartment. The actual cost may be lower or higher depending on the time of year, the weather and how much heating is used. Heating consumption is generally higher during the coldest months of December, January and February and lower at the beginning and end of the heating season.

The consumption is calculated from the meter readings at check-in and check-out, so you pay only for the gas used during your stay.

The local tourist tax is included in the price of your stay. There is no additional charge for the tourist tax.

How do I express our feelings about a host & home that are beyond perfect? Carlo is warm, inviting, responsive, enjoyable, knowledgeable, so lovely & talented! Every aspect of renting from our initial inquiry to departure was easy, reliable & true. He provided us with a thorough, welcome orientation to the house & environs of Todi, incl. details & expert guidance on where to eat, shop, explore & events (also a comprehensive typed guide is in the house). This is an historic, beautifully maintained, spacious, charming, comfortable & ideally located home that's been in Carlo’s family for generations. The furniture is elegant, comfortable, well-laid out & we loved relaxing on the balcony w/it's breathtaking views, taking hot showers after hikes, sleeping very deeply & enjoying the quiet & ambience. It has every convenience incl. WiFi, laundry, ZTL parking, as Carlo has everything covered for his guests! Very moving & touching, mixed in among historic framed documents & art work from his great-uncle Umberto Bartolini, are evocative, poignant, & hypnotic photographs by Carlo, as he, too, is an accomplish artist. Past & present are alive in this home & honor Carlo's family, Todi, and the Italian ethos! We are so grateful for having our stay in this home, and most of all for the time spent talking with Carlo (Ti adoriamo, Carlo!). Mariella is the housekeeper who tidied up 1/2 way through our 2 week visit & we are so grateful for her! Do not miss the chance to stay at Carlo's home!

The location cannot be beaten! If you want to experience the peacefulness and beauty of Tuscany, without the prices or over-tourism then this is your place. Carlo gave us great recommendations for dinner and what to do. We would not only come back, we would consider living here!

This apartment is spotlessly clean, spacious and comfortable with wonderful views of the surrounding countryside and the rooftops from almost every window. It has everything you would need, including a basic pantry. There is only 2 of us but we enjoyed the indulgence of having a bit more space to spread out. Carlo was so helpful and approachable, always responding promptly to our questions. He gave us a tour of the old town, pointing out the sites and his favourite places to eat, while showing us where to park. He then helped us plan our day trips to the surrounding countryside. Just a warning for those with mobility issues that this apartment has a lot of stairs and the town has some steep streets, as do most hilltop towns. Carlo helped us with our luggage so that was not a problem. This was a very relaxing place to base our exploration of Umbria which we highly recommend.

If you are looking at the description of this apartment and wondering if it can possibly be as wonderful as it appears, the answer is a definite YES. This was a perfect home base for our week in Umbria in early May. Todi is one of the loveliest towns we visited in Umbria. The location of the apartment, an easy walk from public parking, was so convenient. The layout and decor of the apartment, on two floors, is delightful, with a light and airy feeling. Carlo has carefully provided everything to make staying here a pleasure. The bed is comfortable, the kitchen is charming, and I cannot even begin to adequately describe the amazing views from every room and especially from the balcony/terrace off the dining room. Coming "home" to this apartment each day was such a treat. Carlo was a perfect host. He handled arrival and departure seamlessly, at our convenience, welcomed us warmly and gave us a personal and information-packed introduction to the beautiful town of Todi. We hope to return in the future, and we would definitely stay here any time we're traveling in the area. Grazie mille, Carlo!
