The hot water didn’t work properly, I had to finished to wash my hair with cold water. The air conditioner only worked to cold the room

The room was nice enough. Large bathroom and was clean. The location was also good and there was plenty of street parking. I liked that they sent some recommendations for places which were nice. Breakfast was a highlight with a large amount of options.
I'm a pretty cruisy person. However, I think the check-in time is pretty late (4pm) considering checkout was 10am.. There's only about 5 rooms, so 6hrs to clean the room seems excessive. Check-in process is messy and relies on someone seeing and answering your message. I messaged at 3.35pm and again at 3.58am. I eventually called at 4.12pm. The guy was nice and acknowledged he forgot to hit send on the message (which he sent straight away).
I found the lady in the morning a bit rude/abrupt. She seemed annoyed that I couldn't speak Italian. She knocked on my door at 10.03am as I was finishing getting my stuff ready. I get that checkout is 10am but maybe give people an extra 10mins before knocking loudly (especially considering the delay in checking in..). Room isn't very sound proof and all rooms connect to the communal kitchen area.
