Große schöne Wohnung, zentral gelegen, alle Annehmlichkeiten vorhanden. Ausreichend Parkplätze in unmittelbarer Nähe. Bus Station zum Bahnhof direkt am Haus vorhanden.

The Promenade Apartment is a beautiful, spacious and cozy home in La Spezia. We stayed for three nights and, overall, found it comfortable, with three lovely bedrooms, a well-equipped open kitchen and a very nice main bathroom. With a few improvements, this could be an excellent property.
Despite the shortcomings, we had an otherwise comfortable stay and believe that most of these issues could be addressed relatively easily and would significantly improve the guest experience.
Finally, a special thanks to Gianni, who kindly allowed us a 30-minute later check-out. We really appreciated his flexibility and consideration.
Unfortunately, there were several issues that affected our experience.
First, despite providing our estimated arrival time one day in advance based on our train booking, we had to wait around 15 minutes outside in quite hot weather after informing the host that we had arrived. What was disappointing was that there was no apology or acknowledgement of the inconvenience. Given that our arrival time had already been communicated the previous day, we did not feel it was necessary to provide updates every few hours.
The biggest concern was the second bathroom, which is one of the reasons we chose the apartment as it is advertised as having "2 bathrooms." even in the title of the apartment. Unfortunately, this bathroom is practically unusable. It has no direct ventilation, the layout is inconvenient, and there is a very strong sewage/plumbing smell that makes it unpleasant to even stand inside. Our children refused to use it, so we relied entirely on the main bathroom. There was also a noticeable drain/sewer smell in the building's common area, suggesting that the plumbing/drainage system needs attention.
We were also surprised that only one dishwasher tablet and one washing-machine tablet were provided for a three-night stay. While we were told these were not required to be provided, we felt that this was unnecessarily stingy for an apartment costing around €800 for three nights. A few additional tablets would have made a much better impression.
A couple of smaller points: the bed in the room closest to the master bathroom sinks noticeably in the centre and was uncomfortable, and there were no wine glasses—something we particularly missed after buying some nice Italian wine to enjoy on our first evening.
