The hotel is tastefully set among the most beautiful gardens. The food is good and the staff could not be more helpful This is one of the best hotels I have ever stayed at and I would recommend it to anyone

Good location, beautiful grounds, very nice staff, room is large, shower water is hot, water pressure is good, AC works, ceiling fan works, electric water kettle provided, room and hotel feels safe and secure, wifi is good. The contact person, Ramesh, was extremely helpful prior to my arrival via Whatsapp. He helped me organize a taxi to/from the airport (3,000 NPR one way), and also organized a tour guide and driver to be ready when I arrived on my first day. The tour of the Lumbini grounds was very nice and the guide was informative and easy to get along with. On my second day, the hotel also helped me arrange a tour to the sites further out. Food at the restaurant was reasonably priced and reasonably good. Breakfast was a buffet, solid options.
The AC unit in room 514 was horrifically loud. It got louder as the night went on, the longer it stayed on. This made sleeping difficult even with earplugs. I read reviews about other loud AC units and also reviews about quiet units. I wonder if some rooms have had an upgrade to newer units. The shop just outside the main door (within hotel grounds) does not open until 7:00 pm. A sign would have been nice. I had planned to buy some items before leaving for the airport at noon. I was disappointed when a manager told me he couldn't possibly sell me anything since the storekeepers weren't there until 7:00 pm. Restaurant had a lot of mosquitos.

Large rooms, breakfast was ok
Noise rooms - avoid upper floor as AC / Heating system on the roof makes lot of noise.
