very good value, simple but clean rooms with AC with a nice view from the small communal roof terrace. breakfast can be arranged on request in the (nice / authentic ground floor family run) restaurant.

The location is perfect, right in the heart of this beautiful and charming little town. The room was small but clean, comfortable, and had everything we needed. The hosts were very friendly and welcoming, which made our stay even more enjoyable. Grožnjan itself is such a special place, full of character and atmosphere.
Despite of tiny entrance we had possibility to park our e-bikes during the night = bike friendly.
One thing to keep in mind is that there are quite a few narrow stairs, which we found a bit uncomfortable, particularly when carrying luggage.

If you want to stay directly in the town of Groznjan, Pintur is a good location. Good AC.
The rooms are very small (even for Europe), paint is peeling from the walls, killed a few roach type bugs. Host is not the friendliest person we have met in Istria. I have stayed other places in Groznjan and it is worth the extra cost for a better experience.
