Leamington House

Paul was extremely friendly and greeted us as soon as we got to the hotel. He made us feel welcome and at home immediately and explained everything to us perfectly. The room was spacious and had everything we needed for our weekend. The beds were extremely comfortable and we had excellent nights sleeps. The service for breakfast was brilliant, the ladies who served them were very friendly and welcoming. The breakfast itself was simple but very lovely. It was cooked to perfection and we never left wanting more. All in all our stay at Leamington House was excellent and we will definitely be staying again the next time we visit Barmouth. Oh, the location is fantastic too, right on the sea front and just a short walk into the town centre.

Breakfast was lovely, Paul and the lady who was serving breakfast were extremely pleasant, very friendly and helpful.

The room was spacious and clean. The breakfast was cooked to perfection. The staff were very friendly and welcoming.

During my stay, I could clearly hear all activity from the rooms below with talking, a shower running at 11.45 p.m, and even snoring, all of which carried straight through the floor and kept me awake until around 1 a.m, on both nights. On the second night, a woman on the floor below had a loud argument with her son, including door‑slamming, which continued late into the evening. I messaged the manager, who replied initially to say he would try to resolve the issue, but I did not hear anything further. What concerned me most is that staff had already had issues with this particular guest the day before, yet she was still allowed to stay despite the disruption she clearly was causing. The hotel may suit some people, but the lack of soundproofing and poor noise management significantly affected my stay, unfortunately.
