Awesome location and I was upgraded to a room with a bay view. This is my second visit to this hotel and it is my preferred place to rest my head when I am in Luneta. It's not the Ritz, but it is a great affordable hotel that is convenient to Rizal Park, Robinson's, jeepneys/tricycles to Divisoria, Binondo and Intramuros.
The remote for both the A/C and TV had dead batteries...it wasn't enough of a concern to contact the front desk but when I mentioned it on checkout they confirmed that they would address it. The down button for the elevator didn't work but after waiting quite a while I realized I could use the up button to summon the elevator...they also said that they would get maintenance to fix that. Neither of these things made a huge difference to my visit.

It is close to Robinson's Mall, it is easy and safe to ride a tricycle, and booking a Grab is very fast and easy.

Flooding from clogged drains in front road way, very sour water smell from the clogged storm drains.
