About this condo rental
Located in Cancun, this lovely condo for $250 per night is a great choice for your next trip. For rent is a 3 bedroom 2.5 bath beachfront condominium located 15 feet from the sand in beautiful Cancun Mexico. It is on the front line of units and is on the first floor (ground level). It is located at (Blvd. Kukulkan KM 13, Zona Hotelera, 77500 Cancún, Q.R., Mexico) and is part of the Villas Marlin condominium complex. Our manager Ben lives in Cancun and can give recommendations on what to do and where to eat. He can also help you book snorkeling, fishing, parasailing, jet skis and catamaran tours to Isla Mujeres. There is a large mall right across the street with a supermarket on the top floor. We are located within 1-2 miles in either direction of Rental cars, Coco Bongo and the Jet boat tours, two of Cancun's greatest attractions. Two of the rooms are waterfront with sliding glass door so you can wake up to the sunrise. Enjoy the 3 Large communal pools and seasonal poolside bar. Kid shallow pool is approximately 15 feet away from our unit. Please note that the bedrooms are upstairs. We absolutely loved it. I knew what to expect having lived in Mexico before. This place was authentic and had everything we needed. The property manager stayed in contact to take care of any issues that arose. The owner put us in touch with a driver who took us to and from the airport. Great location, near a shopping center and carry out. Bus stop close too and amazing to walk out the sliding doors right onto the beach.

The amazing view and large turtles were a hit. The host gave a great tour of the porperty. The house was for the most part clean, i dropped something and it rolled under the bed, that was not clean. The bedding looked old. Finally the power went out to half the house on the last night which made it frustrating due to the heat.

Location was awesome!! Safety was great.
The property is outdated. Not enough toilet paper for everyone. Did not like that master restroom does not have a door, no tv in master room and light fixtures in MR needed. MR bathroom had a sewer smell.
However, we enjoyed the location and the stayed!

Escape the Winter getaway
This is a nice unit in a great location right on the beach in the middle of the Cancun hotel zone. Close to everything you need. We want to come back and stay here again.

The half bathroom downstairs and the master toilet didn’t have water and we have to put water in the tank to make it flush. I think that the price is a little much for what we walked into. Since we got there, the table top would rock back and fourth when we were eating… was really bad experience with that house.. the only good thing is the view at the beach.!!!

The space had a horrible smell the kitchen utensil were disgusting as if they were not washed in a long time. The refrigerator was oxidized. It needs a remodel…..overall I regret booking this condo

Great location right on the beach
Family of 5 adults. We had plenty of space for everyone and plenty of bath & beach towels. The condo is right on the beach and by the pool! Great location and wonderful vacation
The owner was an amazing communicator and answered all questions and quickly answered all questions before, during, and after our visit.
Loved the large size of the condo and location. It’s right in the beach yet across from a small mall that had a huge grocery store. The kitchen is well appointed and I was able to cook many great meals for my family. There is also some great restaurants close by that we went to for dinner.
The housekeeper Lady came as often as we wanted and was a really great cleaner. Other reviews reference older furniture in the condo and that is true but Lady kept it spotless. Oh, and the beds are really comfortable.
As a COVID note, everyone wears masks and you are expected to have a mask any time you enter and business and use their hand sanitizer whether at restaurants or shops and that includes entry into the outdoor malls. It was very easy to remain socially distanced and feel safe on this week long vacation.
I would definitely stay here again if I return to Cancun.

The location was great - although it was a bit challenging to find. We loved being next to the pool & the beach is amazing! Also, having a grocery store right across the street is great! The beds were also rather comfortable & watching the sunrise from the deck is excellent!

Property is as described and as seen on the pictures; I wasn't expecting more:
PROS:
-Condo is right on the water, the view is spectacular
-Air Conditioned. Cancun is hot and humid, coming back to a cool place was a plus.
-Parking. We decided to rent a car to explore the city and the surrounding areas and parking was always available.
-Fully equipped kitchen. We only cooked on our last day in Cancun and everything we needed was available, even some condiments were in stock.
-Quiet. We were out of the condo for most of the day but when we came back to the condo to sleep, we didn't have to complain to anyone about noise.
-Security. The complex is gated and offers security 24/7, a couple of guys roam the complex day and night which provide some sense of security.
-Made Service, HUGE!!! love the fact that a lady can come anytime to clean your mess, be considerate, it is one lady for a huge house.
-Three rooms!!! perfect for my two kids, spouse and I plus an in-law

-Condo needs a little bit of work, it is understandable that the property is right on the water so metals will corrode easily, but some of the furniture needs updating to give it a more welcoming feel.
-It was a little pricey. Unit is cheap when you compare it to single room hotels but expensive when you compare to other condos around the area. My advice is that you book waaaay in advance to get the best price, or if you don't mind staying a little further from the water then do so.
-There is a strong smell, that we could not explain what it was, after our second night we were used to it that we didn't notice it the rest of the week.
-I had to reach out to the owner two days prior to our arrival because we didn't have a key, a code or instructions on how to enter the unit, a map of the complex to find the unit would have also been helpful. Gale called me personally to give me the code to the door and to explain how to get to the unit which was kind of helpful. I still think that a quick map and directions from the airport are needed to make it easier for guests.
-Lastly, we could not get the TV to work, the control remotes were unresponsive, this was the last of our concerns since we spent most of our time outdoors anyway.
In summary, I loved the location, the only reason I gave it four stars instead of five is because of the price, the smell and the semi outdated furniture. At the end, the pros outweighed the cons and would probably stay here again if Gale allows us to comeback.

Fabulous
We had an awesome stay at this apartment. We couldn’t have asked for better. No hustle or bustle but so close to everything. Big Supermarket straight across the small back street at security entrance in the mall. It has everything you need from food to alcohol it is located on second floor. The mall is new and although some of the shops are not open yet. The bus stop is 1 block from accommodation and buses run every couple of minutes. If you are heading to market 28 you need to catch the bus R1 or R2. Green Bay restaurant is across the road at the lights and down by the water it is nice and quite down there and they serve burger, steak and other delicious food but close at 9pm. Otherwise at the Plaza buy the ferries wheel there are heaps of cool restaurants.
Our accommodation was fantastic with great air conditioning through out. Good kitchen,washer and dryer. Plenty of space and views OMG it fabulous. It is older type accommodation but you really couldn’t ask for more unless you are fussy and want 5 star plus. We totally recommend this place. There are 5 of us all adults staying here and we love it. Plenty of space.

Nice place
Very nice view, nice place. They are very quick to fix anything that needs it. Couple of things to be aware of. VERY quiet place. The pool closes at 8 and after that security walks around to make sure everything is chill lol.

Good location easy to get to places
House was not cleaned when we got there. Had to find cleaning lady ! Took her most of our first day for her to clean up. She did good but should of been done.
Says it sleeps 7 which we needed but only slept 6. Had a bad smell coming out of cleaning supply closet.
Was a nice foot tho. Outside pool areas were always clean. Lots of wind on that side which made water rough. But still nice

Location is great, unit needs some TLC
The location is great. The condo building is right next to kukulcan plaza so close to grocery store, buses, taxi, etc. The unit is ground floor so walk out and unobstructed views to ocean and one of the pools right next door. This is not a noisy complex and the pool closes at 8 pm. The condo is VERY basic in what is provided. The condo does not have a working deadbolt on the front door, the patio door on the upstairs bedroom does not lock, there is no hotel safe - the security around the building was excellent but you don’t know that when you arrive. The cookware is a bit minimal and mismatched. The oven does not work and all burners on the gas stove top won’t light with the spark. A working potato peeler, handmixer, and blender would have helped. There is no colander or salad spinner. If you plan to cook, as we did, with 4 teenagers, it was a bit of a juggling act. The fridge will freeze items left in the back. Again all things that could be adjusted. There is a damp/funky smell to the place and all the cupboards that is mentioned in another review. This is pervasive. The Oceanside windows are very dirty, I’m sure from the wind and salt spray. For arriving guests, more paper towels (one roll was not enough) toilet paper and a few bottles of water would go a long way to help settle in. Extra pillows and sheets/blankets would help on the beds as would a few lightweight blankets for the faux leather sofa. If you are looking for a very basic unit this place is fine- it’s not luxurious and the price needs to reflect that.

The location is excellent-right on the beach-but the cleanliness and upkeep of the suite lacks.
We loved the nearness to the ocean sights and sounds. The general areas around the facility were in average condition. The facility was in close proximity to a grocery store and other Hotel Zone amenities with the benefit of public transportation. For our tastes, the beds were quite hard with older pillows and bedding. There was a significant mould smell in the unit emanating from the cabinets and a musty smell coming from a closet and the dryer vent (an odor that was absorbed in the linens). A number of areas in the kitchen were covered with a coating of dust and grime (fridge, ceiling fans, window sills, range hood). Some of the latest layer of paint and plaster on the walls had chipped off at various locations in the suite and was laying here and there on the floors. Windows were streaked with a salty grime. Attempts made by the onsite caretaker to wash them further smeared the surfaces. After contacting the owners, they tried their best to address the issues by getting the onsite caretaker to do some additional cleaning but this had a minimal effect at rectifying the issues. General issues of the caretaker having/maintaining cleaning standards, noticing the cleaning requirements, lacking cleaning techniques, and choosing proper cleaning products continue to plague this rental. We should not have had to report these items to the owners after our arrival. Had all these issues (including rust on many of the metal surfaces) not have been in play, this unit would have been fairly priced. We made the best of the situation but felt that we significantly overpaid. No offer to reduce the fees were given. Some facility amenities which are out of the owners' control were not what we would have expected (beach VB court with extremely low net, very damaged surface on the tennis court, one security person that was quite punitive and lacking tourist interaction skills). I would not recommend this unit at the stated price.

We had a fantastic time staying at Gale's condo!
We thoroughly enjoyed our stay! The condo was spacious for the 5 of us and the two floors made it nice to spread out. We truly loved the location just feet from the sand. We were surprised by a sea turtle one evening as we sat on the patio. She decided to join us too! There were a few evenings when we saw baby turtles heading out to sea also. The sunrises each morning were worth getting up for too.
We appreciated the security personnel. They were polite and consciencious; we felt safe and secure. Gale was flexible and accommodating when our flight was cancelled due to Hurricane Harvey. It was truly a lovely and memorable week. We would love to come back again sometime!

Best location!
Villas Marlin has the best location on the strip, period. We love the staff, the cleanliness, and the fact that it is not too crowded. Everything you need is close by. The unit itself is large and comfortable. It is not luxurious, but the place has (mostly) everything you need. It was great to have the use of a washer/dryer. The place comes with plenty of towels. The only thing missing for us were glasses (and wine glasses). As well, a new coffee machine would be welcome: small things really. We would (will) stay there again in the future.

Very nice vacation
I stayed here recently with my wife, oldest son and his wife, and my 2 younger sons. We stayed for 9 days and had a great time.
Pros: Location! Very spacious and conveniently located behind a mall with several gift shops, a few food places and a small grocery store inside. Also there are several nice places to eat, several convenience stores, and a cigar shop/bar all within walking distance of the condo. Best of all this condo is just feet from the beach and the view of the ocean never ceased to take our breath away. The owner was great, he called me several times leading up to our trip to make sure everything was good.The people there were also very nice and accommodating.
Cons: very little actually. It wasn't as "stocked" as other condos I've stayed at. Such as dishes, pots and pans ECT..
The appliances and AC could use some upgrades but all worked fine.
We all had a wonderful time here. IIwould recommend this place to anyone and would have no problem staying there again.

Beachfront beauty
My wife and I, along with my sister and aunt and uncle went on vacation to Cancun. After a long flight, we arrived at this condo and all my energy returned. The condo was good size and clean, with 3 bedrooms upstairs and a kitchen, dining and living rooms downstairs. Two of the bedrooms opened up to the ocean and its breeze and you could walk out to the beach from the dining and living rooms. It was wonderful to walk out in the morning or evening to enjoy watching the ocean, reading and sipping on a margarita. Didn't have a need to watch TV, even though they were available. They also had wifi that worked well. Two extra plus', one, there was a small mall across the street that included a grocery store and in the past, we had to go always to buy groceries. Secondly, there were great restaurants and shopping within walking distance. I would highly recommend this property.

Great condo with central location in the hotel zone.
My husband and I booked this condo in the hotel zone of Cancun to visit our daughter and her in-laws over the holidays. The property was clean and well maintained. We loved that you could sit on the patio and watch the waves roll in. The condo is a short walk to a mall that has a decent sized market in it to pick up supplies if you want to cook. Loved having a washer and dryer for our swimming suits and towels. It is conviently located to a bus stop allowing you to catch a bus to other locations along the hotel zone. There are two pool areas that look very nice. We didn't use them since we were going to visit at another condo with our daughter and her family. I would definitely book this property again if I was traveling to Cancun with friends.
Gale the owner was very responsive to any questions I had before we arrived and checked in with us on our return to see how things went. Very much appreciated.
The only con I would say was there was very little supplies such as paper towels or olive oil. If you are going to cook plan to buy everything needed or bring some with you. We have stayed in other VRBO's where some of the basic things you would need to cook with were available. Not sure what the case is at other rentals so maybe my expectations were wrong. Renting another one at a different location in March and I'll get a better idea of what to expect.
I would stay here again and next time hope to enjoy more of the property amenities.
