About this house rental
Situated in Rocky Point, this lovely house for $200 per night is a fantastic option for your next break. Vibrant two story home with colorful atmosphere. This home, merely 30 yards from the beach, features a gorgeous ocean view. All 3 bedrooms are on the first floor of this home, 2 of which have queen beds with the third having two sets of bunk beds. This first floor also includes a bathroom and a washer and dryer. Upon climbing the gorgeous tiled staircase, guests are greeted with a cute living area, kitchen, and most importantly, an ocean view. The living area consists of a dining table, wood-burning fireplace (bring your own wood/fire logs), and couches on which to watch TV. The television includes a smart Blu-ray player to watch DVD's or stream on Netflix. The kitchen is fully equipped for as much (or as little) cooking as you would like to do with appliances such as: a coffee maker, toaster oven, blender, and microwave. The upstairs area also features a second bathroom as well as access to an outside with with an ocean view. The deck features a wood-fired oven and plenty of seating to soak in the view. The lower level has an enclosed courtyard & front patio with a charcoal barbeque and outdoor dining area w/Palapa & fireplace. Other amenities include a full size air mattress for extra sleeping, ceiling fans, and central air and heat. Bedding & Bath towels provided and beach Chairs available in the garage. Pets allowed upon approval Minimum STAY 2 nights; Holidays 3 nights. (Specific Holidays we request 4 minimum nights stay). For 7 nights the owner requests, if it is a weekend, check in must be on Friday or Sunday not Saturday.

Clean but old
Beach that is within walking distance is too rocky, had to drive to a better location within Las Conchas. A/C worked well in the bedrooms. Old but clean. Beds need new mattresses. Instructions to property provided by rental company were very confusing. We got lost 2x and had to call for help.

Nice house. AC was working but only really needed it Friday and Saturday. The wind picked up on Sunday and Monday and the temperature went down. Almost used the heat on Sunday night. Everything worked fine, but front door dead bolt was a little tricky getting it to lock sometimes. Had to play with it a for awhile.

This is the second time the central AC unit has gone bad in the last 3 years.
Then Tropical Storm Nora hit on 8/31/21 morning. Water came in under the doors and the roof leaked into the upstairs bathroom and water came in thru the closed windows in the bunk bed room. I was leaving that day, so I took the house towels and put them at the doors and in the puddle in the bunk bed room. and left for home. Major leaks in the roof on the porch and on the west side of the house.

Back Glass window in back door needs blinds or curtains.
You can see the whole house thru it and anyone going between the bathroom and the bedrooms to get clothes etc. There is a house NOW behind this house (Arena y Sol) and they can see EVERYTHING that goes on inside Arena Y Sol now.

Poor in modern and cleaning
Well, the house is fine, the only drawback is that they have to remodel everything inside, definitely the mattresses, the fridge, the tv, the wifi, you need a toaster anyway and on cleaning the house also felt dirty !!!

This house is a delight to stay at. You have a small view of the ocean from the patio next to the dining area. The a/c was great after hot days of fishing. The area is constantly patrolled by security for safety. The gate can hold a small truck, definitely a car or suv. The beds are comfortable. Most of the outlets worked to power up yo ur cell Phones etc. the oceano representatives are professionals and helpful providing source materials. I would definitely go back again.

Very good. AC worked. the heater worked. One problem was the front door key does not work well. You have to wiggle the key to get it to move. Almost locked my self out of the house for a night. Front door lock needs some teflon sprayed in it.

Very good. The Central AC was working this time (it was fixed after the July stay) and everything was fine. They have a new iron and wood gate for the driveway and that is easy to open and shut.

The central AC unit gave out on Friday night and could not be fixed on Saturday or Sunday. The wall unit AC unit in the bunk bed room was on and set at 16 Celcius but that did not cool down the downstairs hallway or the other 2 bedrooms. I went to the office and they allowed me to move to a house across the street that had central AC working properly. The AC Unit in Arena y Sol must be fixed by 8/28/20 when I am planning on coming down there again or I will have to move again !!!!!

The house was great. But the noise from the neighbors just east of this house on Las Conchas Road played rock and roll music until 10 PM on Sunday night. It was so loud you could hear it inside the house with the doors and windows shut. It sounded like a rock concert on the porch of that house. I went to the guard house and complained and they said they already had a few complaints and were working on it. That was at 8 PM. Nothing happened until after 10 PM. They just blasted music all night.

Decent but overpriced
This is a good amount of space in this rental but not up to the standard of many other rocky point stays I’ve had. It’s the most I’ve ever paid but certainly in need of some serious updates. The two queen beds are so soft that only 1 person can sleep on them because they dip so badly in the center. Not great sleep. The bunk beds are covered with a very crunchy plastic with only a thin sheet on top.... Also there is no TV in the living room. Only one in the kids bunk room. So no Netflix or Hulu or Satellite. It was a decently stocked kitchen but the weren’t any large bowls or cookie sheets so if you are cooking this could be disappointing. It’s was surfaced clean but really needs a good deep clean in the kitchen and bathrooms especially. Also all the towels are pretty worn and mismatched which again just doesn’t seem up to standard for the price they are charging. The yard was enclosed which was nice for our kids to play outside. The beach was pretty rocky at the closest place to walk to it. But we just drove to the end of the street and the beach there was great. Oceano seemed like a great company and they were helpful with bringing dish soap when I needed it and a broken front gate handle. If the beds were replaced and they put in a flatscreen and did a deep clean it would go a long way in making this place worth the money. Unfortunately, as is, this property is worth about half of its cost. Unless these issues are addressed I would stay somewhere else.

The house was 93 degrees when I got there on Friday and the AC did not work. But Oceano Rental jumped right on it and got a AC repairman to come over and fix the AC in about 1 hour. Then On Sunday my truck would not start and the Las Conchas Security guards helped me out and found a mechanic who worked on their trucks. After 2.5 hours he got my truck started and it cost me $20 for a sensor and $80 for labor. Best money I ever spent. Hats off to Oceano Rentals and the Las Conchas security guards.

The house was not as clean as it could have been. The house needs serious updating and the gate was falling apart! I tried to contact the owner and he never returned my message. The house was ok for the stay we had but I would not rent here again. House was filthy..

very good. Only problem is the first floor back door does not have any shades on it and anyone can look into the house and see you are not there. And they can see you moving around the house going from the shower to the bedroom. Needs a screen or shade for privacy.

My family and I rented Arena y Sol house and stayed at the house from 10/13/2017 to 10/15/2017. I was told by the property management that the house was located on ocean front. When we arrived at the property I was surprised to see the property three houses away from the beach. The house was in a clean condition to stay. The air from ac units was smelling bad. The door knob (lock that goes on to the front door) was broken. we ended up sleeping in our friend's house (@ Section 7 Lot 45). Overall it was a very bad experience for me and my family.

House has been reworked. View from porch has been reduced. Spiral staircase (Sobreity checkpoint House Bound) is gone and replaced with steps. There was a issue with new tile construction, very dusty. Also keys to front door and patio area did not work and had to use the front door from the porch with a different set of keys. No towels or wash clothes, had to ask for them, twice. Not sure why there were no towels or wash clothes to begin with.
