Comfortable bed, really quiet at night, hot water, clean. Good location.
NO elevator and 4 floors!
Only 1 lady (from Ukraine) speaks English and is very helpful, barely any communication possible with the rest of the staff.
Breakfast : a wide choice but no bread!

The location is definitely one of the biggest advantages of ZP Hotel. It is right in the heart of Tbilisi’s Old Town, making it very convenient to explore the city on foot. Another big plus for us was the secured parking, especially since we were travelling by car.
The staff was very friendly and helpful, which made our stay comfortable.
If you book here, I would definitely recommend choosing a room with a balcony — those rooms are the best and make the stay much more enjoyable.
Overall, a good choice if you want a central location, parking and friendly service.
One downside was the bathroom. Unfortunately, there was a noticeable smell coming from the sewage system, which made the bathroom less pleasant to use.

On the positive side, the staff were kind and helpful. Luka at the reception was very polite and friendly.
I stayed at ZP Hotel during the winter and unfortunately the main issue was the heating. The room and bathroom could not be warmed up properly. The air conditioner was not enough, and the radiators were completely cold — even in the bathroom. The tiles were so cold that it was uncomfortable to stand on them. This is a very big problem in the winter season, and I would not recommend this hotel to families with small children at all.
Another disadvantage is that the hotel does not have an elevator, which makes it inconvenient for older guests, people with small children, or anyone carrying heavy luggage.
Additionally, the Wi-Fi on the 4th floor was almost unusable, with only one or two weak bars, making it practically impossible to use
However, due to the serious heating problem (and very weak Wi-Fi), I cannot recommend this hotel in the winter.
