great location and close enough to the beach. Family run establishment. Very Welcoming.
Air Conditioning leaked water in the middle of the night which caused a slight panic for me. Had to turn it off.

the location is very good for viareggio carnival, breakfast was good and the room was clean, i will go again in this hotel.
