The property is only 1.5 km from the Panjim bus station, giving it easy access to local and long distance transportation. Set in the historic Fontainhas district, it is far from the popular beaches but close to Old Goa. Catering to those who want a quiet stay.
The Guesthouse is clean and well maintained. The room is large, with good wifi connection, hot showers, table and chairs, even a mini-fridge. The fans were sufficient to keep cool without AC.
The staff was very attentive with 24-hour service and a number for the manager outside of business hours. They allowed use of the common area and held luggage before and after check-in/out.
Overall an excellent value for a relaxed stay.
As the property is a traditional building, the rooms are open to the outside. This does mean the occasional ant or cockroach makes it's way inside. Mosquitos are also present, so be sure to use the plug-in vaporizer provided. The bed is hard, but that is the standard.

I actually did not stay at the place I booked as they upgraded me to another place with AC. I got the whole place with kitchen set up, bedroom, hall and a private bathroom just outside the bedroom. It was clean and big for solo traveler like me. Bed was very comfortable. I stayed during monsoon. So the price was worth for what I paid as it was walkable distance to some cafes around here. There was even fridge at this place.
Location was hard to find as google didn’t take me to the exact location. AC remote wasn’t working so I couldn’t adjust the temperature and had to switch off and on whenever I needed.
