The location and the room. The fact that is had some parking was a bonus.
One of the three parking spots is a little tricky to maneuver out of the garage particularly with a rental car with which I was not familiar. There was plenty of space for the car, but the placement of one of the support beams required multiple 3-point turns to maneuver around to leave the garage. The staff was very helpful with assisting with this.

Very spacious apartment in a great location. Only about 3min walk to the Porta San Biagio gate to the old town. On-street or king very easy to find, easy to pay and super-safe.

The location.
Disappointing experience – rigid rules over guest comfort
While the apartment itself is located in a nice area, our stay was soured by an excessively rigid and unwelcoming policy regarding the air conditioning. The property uses an energy-saver card slot tied directly to the room keys, meaning the AC shuts off completely the moment you take your keys and leave.
Because the apartment gets extremely hot and takes a long time to cool down upon returning, this setup makes for a very uncomfortable stay in the summer heat. When we tried to manage the temperature, the host immediately tracked it through their system and threatened an arbitrary €30 fee, citing environmental concerns.
It quickly became clear that the host cared far more about saving a small amount of money on electricity than they did about customer convenience, comfort, or basic hospitality. Between the stifling room temperatures upon return and the hostile communication over utility usage, we would not stay here again.
