We are pleased to offer you a piece of paradise in the private and man-gated community of Punta del Mar Beach Village. With the town of Rincon becoming more popular each year as a desired vacation, the location of our vacation home is so close to everything Rincon has to offer but yet so far from the crowds and cars. Here you will experience a secluded beach, serpentine-shaped swimming pool, tennis courts (tennis and pickleball equipment provided) all within a 145 acre community located nearly a mile off the main road of Rt. 115. The community is quiet and neighbors are very nice. Stroll the community and star gaze after the beautiful sunsets of Rincon. Puerto Rico is a short flight from the states and without the need for a passport from the U.S. flying into BQN (Aguadilla- a 25 minute drive) or into SJU (San Juan- a 2 hour drive) and the weather is warm all year round. The Mediterranean-styled villa is equipped with a newer appliances- stainless steel stove/oven, dishwasher and front-loading laundry machines. Detergents are provided. Our home is thoroughly cleaned and sanitized between each guest vacation. This is a beautiful 2 story, 2,061 sq. ft. 2 bedroom, 2-1/2 bath private villa with a spacious living room and dining room. There is a large second floor patio with outdoor lounge furniture for relaxing and star-gazing with views of the ocean. There is a ground floor patio with table, chairs, and a gas barbeque grill. The villa is located in a safe, gated community located on 145 acres with a 2 mile stretch of a mostly secluded beach. The villa is fully furnished with a complete kitchen including coffee maker (coffee, sugar and creamer provided), blender, toaster, bake ware, etc., along with a clothes iron and board. A recently added 12-piece Gotham Steel cookware set is provided for your culinary skills. Please take good care of this cookware and do not use any metal utensils with them. We like to provide higher end quality things for our guests but it requires your cooperation to keep things in good condition for future guests. Thank you in advance. The kitchen is also equipped with an ECHO SHOW with UN-LIMITED PRIME MUSIC. You can listen to any song you want, including complete albums of your favorite bands and artists. So much better than a simple CD player or a static-e radio. The laundry is located on the second floor with the bedrooms and full bathrooms allowing the first floor to be open and spacious for everyone (living room, dining room & den. There are zones of central air conditioning on each floor. Wi-Fi is provided. The den contains a 50 inch 4K UHD Smart television with Net-Flix, Amazon Prime, YouTube, etc., Wi-Fi is provided inside the villa. There are three Eero wi-fi extenders throughout the villa to keep you in touch back home or for business. Please do not touch or move these little white boxes. The master bedroom is equipped with a new (May of 2022) king-sized bed, plenty of closet room along with a private bath. The second bedroom contains 2 bunk beds (3 twin and 1 full-size mattress to sleep 4 persons. There is also a portable crib and a pack-n-play (play pen). There is also a high-chair available for baby. Plenty of hotel-quality beach towel and beach toys for the little ones are provided. Did we mention that our neighbors & everyone in the community are so very nice and your vacation will be so very peaceful ? Surfers tell us that the surf right in front of the complex is terrific as three 'breaks' are present. •Large 2,061 sq. ft. Attractions There is so much to do and see in the western town of Rincon from terrific beaches, surfing, snorkeling, the collection of sea-glass; to restaurants (a short walk down the beach), sight-seeing, whale watching in the 'winter' months, near-by casinos, golf, catamaran rides and boating, para-sailing, the visiting of small museums, historical and religious sights, a rain forest, a dry forest, a day trip to Old San Juan or a trip into the mountains. You can walk more than 5 miles of secluded beach to get your daily exercise/steps in. You can walk 10-15 minutes down the beach to restaurants Casa Islena (great for breakfast) and Tamboo Beside's the Pointe (with a large deck overlooking the beach). Puerto Rico is called the Enchanted Island for many reasons. Be sure to research Puerto Rico Tourism and plan your stay at our quiet and 24 hour manned security ocean/beach front community. Getting there Daily flights on major carriers such as JetBlue, Continental and Spirit Airways fly right into Aguadilla which is only about a 20-25 minute drive. All major rental car companies are represented at the airport. There is also a Duty-free shop in the airport available to you for your flight back to reality. Shopping While in Puerto Rico, you have the benefits of many chain stores like Home Depot along with a Sam's Club. Restaurants you know along with terrific local favorites. This place was outstanding. Clean, comfortable, and we’ll equipped.
We had everything we needed for the beach and other adventures. The gas grill came well in handy when the power went out a couple of times.
The hosts (Tim and Margaret) warned us about the ongoing power outages in the island (it’s only been 6 years since Hurricane Maria..just saying!) well ahead of time and had lanterns and candles ready to go in the event an outage took place. Our family and I still made the outage fun and cooked out on the readily available gas grill that evening!
I would recommend this place to anyone and I will be back!!!

This was the best family vacation ever. Located steps from the beach along with amenities like a pool, tennis court and basketball court. Incredibly quiet and peaceful, the location was close to many great food spots and activities. The best thing that we can say, “if we could have extended our stay by more days, we would have, it was that great of an experience.

We had another beautiful, relaxing family vacation at Tim & Margaret's home. We enjoyed relaxing on the beach, collecting sea glass and shells, and playing some tennis as well as surfing at Rivermouth (literally just steps down the beach). We also enjoyed early morning walks along the long drive where we saw many beautiful birds as well as super quick iguanas!

We had a lovely stay at Tim and Margaret's rental property. The location of the unit is spectacular. A private community with beach and pool access. The ocean was too rough for our little one (even the tide pools on some days), but we enjoyed morning beach walks and watching the surfers! The pool was great and it's only an 8 minute drive to other calm and beautiful beaches. The unit itself was mostly clean... a few things we noticed that weren't up to our standards, but we alerted Tim (who responded quite quickly) and he said he would give feedback to the cleaners.
Otherwise the stay was great. We were delighted that they provide coffee/ cream/sugar, especially since we arrived so late the night before. They provided everything from necessary kitchen items to beach toys for our kiddo. The new king size bed was comfortable and the updated furniture too. We truly enjoyed both the ground floor patio as well as the 2nd floor patio while there. Thanks again for your wonderful spot. We would definitely stay here again.

This property is amazing!! The owner Tim was so helpful. The location is perfection for us right between Rincon and Aguada. The beach is so beautiful. You can swim , surf, fish or snorkel on that beach. No need to go elsewhere. The house has everything one needs. Tim and Margaret have thought of everything!! Will only stay here from now on!!

Everything about this property either met or exceeded our expectations! The actual overall size was bigger and more spacious than we had thought. Our first time in Puerto Rico and so happy we found this property. Tim was fabulous with communication and all the insider tips on what to see, do and eat were perfect! Only had to contact the manager Ken and he was just as responsive! If you are looking for the perfect location on the less touristy side the island and right on the beach - this is perfect! We were able to walk and jog around the property for our morning exercise and the neighbors were great!

The property was nice. It was a spacious house, well equipped. The community is gated and it has it’s own beach. However, in Rincon the power goes out often (or so I was told), we lost power for 12 hrs. While I was driving around town I realized thst most houses have power geherstor or solar powers.

We spent 5 nights at this property and it was a great home base for us to spread out but also be able to reach other parts of PR for day trips. Especially appreciated the communication from Tim (willing to answer all gazillion of my questions and super timely) and the ease of having onsite laundry and an easy key pad for access to the condo.
Only downsides were the TV wouldn't turn on, it never worked even with my husbands sheer determination to figure it out. The beach was not swimmable for our children, too rough and patches of shallow coral. And on Sunday evening we had a small group swimming at the pool (90 degrees out) and at 6pm the pool maintenance showed up and kindly kicked us out. Was a bummer and we had no idea this was scheduled. Maybe there was a sign posted somewhere that we missed but this definitely was a party foul :)
Overall a great place & trip for our family. Thank you !!

This property was great. It was close to the beach, maybe a 2 minute walk. The beach was beautiful. It was not too crowded and there was a ton of beautiful sea glass. The house itself was big and clean. Previous renters (or perhaps the owners) had some basic things there like cooking oil and coffee, which helped because we arrived late and all the restaurants and stores were closed. The house had beach chairs, coolers, a few sand toys, and plenty of towels, which was really convenient.
We arrived the day after the fire at the electricity center that knocked out power to the entire island. Luckily, there was power when we arrived at the house. We lost internet a day or two later, but there was something going on with the cell tower, so it was not a problem with the house. We had no other issues with power outages or internet connections.
Overall, the house was great and I would definitely go back.

2022 FAMILY VACA!
Tim and Margaret contacted us when we checked in to see if everything was ok. Everything was perfect! This is our 4th vacation to their home and each time we look forward to their beautiful residence as well as the beach, tide pool, snorkeling and surfing which are all steps away from their door. Their property manager, Kenny, is always very responsive - even for simple requests such as ours for the phone number to the security booth. We found a puppy along the drive near the security booth and the guard was able to contact a local rescue (we already have 2 dogs at home or else she would have become our newest family member!) and we wanted to contact the guards to make sure the puppy was safe. We were able to confirm that she was adopted the next day!
Tim and Margaret are always available to contact with any questions/concerns. Very comforting feeling.
We cannot wait to visit again!

Great place and location
If you are looking for a relaxing location with beautiful beaches. This is where you should stay. Lots of room for our entire family, clean beds and bathrooms. Solid internet connection if you need it. Beach chairs etc. under the stairs. Well appointed kitchen. We never turned on TV. so cannot comment. This really home really has everything. We also felt very safe. True staffed security gate.

Manager, Kinney, responded in reasonable time to repair. All plumbing fixtures outdated and MB bath shower needs complete replacement as well as Kitchen Sink fixture. Tub in Master in needed of relining. Television pictured in Master inoperable. Was told later that it "was not connected." Emptied all trash as requested however there were no replacement bags available. Borrowed some from family members in another Unit. We did not use any Kitchen Appliances other than Refrigerator as we ate a many local venues in local area. Highly recommend Cofresi Resort Restaurant. We also washed bed linen as they did not smell fresh. A scented fabric softener is recommended. Overall it was an "O.K." experience.

Punta Del Mar
Tim’s place is a great place for people who really want to get away from all crowds. The property is lovely and the apartment was more than spacious for our party of 4. The kitchen has the tools to make meals for a family or group. Tim was easy to reach and quick to respond.

(My cousin came and cooked a fabulous meal!) I also appreciated on-site staff ( guards Mr.Vélez and Mr.Oscar !)Thank you so much. I will be back with my hubby and other kids!

I rented the car and enjoyed daily visits to the panadería at the square, avoiding the fancier cafe shops! Rincon is fabulous and my people warm and welcoming .Along with my son, I was able to focus on several writing projects and dip in the pool when the eyelids grew heavy. Also, I rose early daily to see the sunrise at 6:24 am. Finally, the place is beautifully laid out and sun-filled with a large and well equipped kitchen to invite your entire family!! The property is beautiful and location overall is great. My issues come from the lack of disclosure that the property suffers from constant blackouts and this unit has no electric generator/backup system. Other property owners around have generators and are aware that blackouts are a common issue in this area. When I contacted the owner on my second day of an 8 day stay he texted back "We sometimes lose power but usually not more than a few hours" "There are a few black pop up lanterns." Well 5 out of the 8 days with blackouts that lasted over 6 hours per day. We had food spoilage and not even a call with an apology from the owners or any further communication from the owner until after we're gone. Now I'm getting an avalanche of messages about me "breaking contractual obligations over Expedia not paying him on full". Not my issue but some glitch between the Expedia/VRBO system charging only certain amount. After a few frustrating hours waiting in the phone I finally got VRBO/Expedia payment issue resolved. So my issue simply is with the owners and their lack of appreciation for vacationing clients who choose their beautiful property only to find out the owners couldn't care less about the experience of their visitors. If you can't afford to supply basic services like access to electric service by having a back up generation service at least disclose it to your prospective tenants and let us make the choice. Don't just screw us over.

We tried many of the restaurants and places that they suggested and we’re not disappointed by Eddie. The house was beautiful and the beach even better! We would definitely go again

Overall, we had a great experience during our stay at this villa. Great location, quiet, and right along a very nice beach.
I rated my experience a 4 star. This was not a 5 star due to attention needed with the showers (cleanliness and updating) and a few plumbing issues.

Townhouse in gated beach community in the north side of Sandy Beach. Townhouse has two good sized rooms - perfect for a family. Bathrooms were good and clean - not new but totally fine. Beach is a short walk away and the sunsets are amazing. The beach has a reef, but you can work around it. Also, everything is close by - we explored all of Rincon and Aguada and everything was 10-15 mins away. And if you don't want to drive. just go to Conazo right outside the entrance of the neighborhood. Place is a 40 min drive to the Aguadilla airport - very easy trip and tons of fun!

Beach is a short walk away and the sunsets are amazing. The beach has a reef, but you can work around it. Also, everything is close by - we explored all of Rincon and Aguada and everything was 10-15 mins away. And if you don't want to drive. just go to Conazo right outside the entrance of the neighborhood. Place is a 40 min drive to the Aguadilla airport - very easy trip and tons of fun!

Short walk to the beach
We had a great vacation! We felt very comfortable and safe despite the pandemic. Everything was clean and the villa is well stocked with everything you might need, though some of the fixtures are in need of updating. The accommodations were appropriately priced. It is one of the smaller units in this gated development and is a short walk to a beautiful private, uncrowded beach.

We had a great experience and really recommend Mr Tim’s villa. The location is perfect. Right in front of the beach in a quiet place. Mr Kenny , the property manager is super friendly and gave us a lot of information. We loved the place so much that we extended our stay. Thank you

Quiet spot, quality rental
Nice location along the beach in rincon. Very comfortable layout, lots of thoughtful amenities inside, great a/c but we preferred to keep the windows open to enjoy the coastal breeze. Quiet, safe and secure. Nice neighborhood and neighbors. Will be back!
