Nestled in Sint Maarten, this charming condo for $495 per night is a fantastic option for your next trip. BRAND NEW... Completely Redone re-opened in December 2018. Upscale newly renovated 1800 square foot OCEAN-front condominium provides lots of room for you and your family \ friends, but also includes the exclusive Dawn Beach Club check-in area. The entire unit is literally “brand new” and completely re-created down to the original concrete after Hurricane Irma and Maria. All New drywall, new furniture, new bathrooms, new kitchen, new everything. THE BRAND NEW ... FIVE STAR JW MARRIOTT ... IS SET TO OPEN MARCH 1, 2024. As condo owners of the adjacent property, our guests have exclusive rights to the new JW Marriott, including the SPA, bars & restaurants, and other hotel amenities, all within easy walking distance. In addition, our condo development has built a brand new pool, its own private pool exclusive to our condo guests. Our Condo Unit includes 30 feet (in excess of 9 meters) of ocean-front private balcony, full gourmet kitchen, dining area comfortably seating up to 6, with an additional 4 barstools, and a spacious living room area. The Unit is equipped with FOUR (4) brand new flat screen HDTVs. The HDTV flatscreen's are located in the Living Room area and in EVERY bedroom. Our Units have Three Full bedrooms including 3 King size beds and the Living Room also has a Queen sleep sofa. The Unit has Two full baths. The Master Bath has a huge Walk-in Shower, equipped with Double sinks and a Seated large "make-up" Desk. The Second Bath also has a huge Walk-in Shower. The Master BR has an enormous walk-in closet area with 14 feet of hanging space, and a generous lounge area for reading or laptop use. The Master also has a safe to secure your valuables. Our Units Sleep up to 10 guests, but 6-8 is recommended. The Unit is FULLY cleaned twice per week, but can be cleaned daily for a modest up-charge. There is also a concierge service for any extra needs as part of the Dawn Beach Club. Extensive Security on-site which includes an every vehicle clearance through guard gate at entrance of complex. Security guards also walk and monitor the property and its guests 24 hours per day. If you need anything, just ask as the full service staff is trained to completely accommodate our guests. All guests have full access to the staff including any condo maintenance issues that may arise ... from repairing an Ice Maker, to changing light bulbs, to setting up an XBox, to towel \ linen service needs, etc. One beauty of renting this Unit is both the proximity to the Ocean (since both Buildings A & C are strategically positioned as the CLOSE TO THE OCEAN) along with the quality and responsiveness of the staff to its Dawn Beach Club guests. You can be as inactive or as active as you like, taking advantage of daily exercise in the on-site gym, the massive pool, local hiking or zip-lines, fitness center, swim up bar, world-renown beaches, resort activities and more … or just simply taking advantage of lying on the beautiful beach, chilling by the pool, reading a book, relaxing and doing nothing at all. One thing we love about Dawn Beach is that we NEVER are in need of a chair. No matter what time we go down to the Beach or Pool, there are ALWAYS chairs available, even during the busier winter season months at high traffic hours. The resort is so spacious with chairs and other accommodations for its guests that you feel you are in your own private enclave no matter where you go on the property. After a full day of activities (or lack thereof), there are a range of outstanding restaurants to choose from ... either located conveniently at nearby Oyster Pond which serves Beef Tenderloin, Lamb Chops, Lobster, Fresh Fish or everything imaginable for casual family dining. Alternatively in the surrounding area, there are both Dutch & French restaurants including the world renowned 5 star French cuisine fine restaurants of Grand Case. For those who would prefer to make their own meals in the condo's fully equipped gourmet kitchen, there are three large supermarkets on the island with fresh produce, meats, dairy products and supplies. CarrFour Market on nearby Bush Road is a nearby stop. The beauty of this Unit and Dawn Beach is its close enough but far enough away. You can get away from it all but be in the midst within 10 minutes if you so choose. The nightlife of the Dutch side is just 10 minutes away. The serenity of the French side is also just 10 minutes away. As an example, the world renown Orient Beach is just 10 minutes away. Locally the island of Sint Maarten (Dutch side) and Saint Martin (French side) offers beautiful beaches, shopping, jungle zip-lines, casinos, lively bars and nightlife galore, including the world famous Maho Beach where the international jetliners fly almost within reach directly over you. Very nice place, lots of room and all as advertised. The hotel next door is not open yet, but pool and restaurant are available.

We stayed in this property in April 2023. The condo was in excellent condition and offered a lovely view of the ocean. There was construction happening on other buildings on the property while we were there. This didn’t negatively impact our stay, but it is worth noting that construction will continue on the property until at least the end of 2023.

We stayed at this wonderful condo on Oyster Pond right by the beach. It is wonderfully spacious with all modern amenities. The bedrooms are large and the master bath is amazing. It is serviced via the Westin hotel so there were daily tidy ups by staff which was an unexpected bonus. Our kitchen was fully stocked with anything you would need to prepared meals if you chose to. We had breakfast in and a couple of dinners and appreciated the BBQ on the property. There are excellent restaurants nearby and a French market, that I wish we had discovered earlier. The property is right near the border of the French side of the island and its easy distance to Oyster Bay and other popular destinations. Our host James recommended wonderful restaurants and places to visit which we followed and fully appreciated. We also took advantage of the pool which was in a gorgeous setting. Having access to a gym was appreciated. My favourite part of the property was being able to enjoy my early morning coffee on the veranda overlooking the water, watching the sun come up and listening to the sound of the waves. I would definitely return.

The resort was lovely but there is a lot of construction. Could not charge anything to our room so always had to carry cash even to the pool. The staff though was so friendly and caring. I hurt my back and they went above and beyond to help me. Would stay again.

We are long time visitors to Sint Maarten (SXM) and know the island very well. Its amazing after 30+ visits over decades that one can find a new area of the island not before discovered. This is Dawn Beach Club! Unlike the loud music and party atmosphere of Simpson Bay and Maho (we you can still go to!) Dawn Beach Club was simply lovely, clean and located between the Phillipsburg/Simpson Bay area and the Grand Case/Orient Beach/Anse Marcel area.. Jim was great to work with, gave some great recommendations and answered any questions asap. His unit is in the BEST building at DBC (Building A) which is the one right on the beach and closest to the pool. The unit is exactly as the photos depict. We are a family of two adults and 2 older teens. It was just perfect that they each had their own room and shared a bathroom. The unit is HUGE! We just could not get over the size. The master suite which also is on the ocean is larger than ours at home. It includes not just a big bedroom with plenty of storage, but a dressing room, a closet and a big bathroom with shower, 2 sinks and a separate room for the toilet. The kitchen is fully stocked and we did made dinner there 2 nights (one we were just tired after a long day of traveling around and also the first night we got there). We had breakfast in the unit daily and were typically out for lunch. We went to the pool which was busy but not so busy that you could not find chairs. Parking is plentiful. Check in was a breeze as was check out. We used the gym on the property which had a nice selection of machines and weights. Security was good - one needed to stop at the guard station on leaving and entering and your room number was required. You should rent a car and we have one no matter where we stay on the island. DBC is about 15 minutes to Orient, Anse Marcel, the Pinel Ferry and the Super U and the pharmacy (In Hope Estate). Don't miss Bread & Butter market 5 mins away. A few more minutes to Grand Case where we ate dinner one night. 15 minutes in the other direction and you are in Phillipsburg or just a few more minutes from Simpson Bay, Marigot and Maho. The driving was really nice - beautiful views of the ocean, goats which wonder around the sides of the road and even a donkey which was looking us in the eye! We were told the hotel part of the resort will be a JW Marriott (was the former Westin) and construction is certainly coming along. We had zero noise however! TY James - amazing trip!

This condo is by far one of the most beautiful ones on the island. It was beautifully decorated and seemed to be almost new. Beds were very comfortable and the view waking up to the sunrise was incredible. Not to mention how friendly everyone was and the beach and pool are gorgeous!! It’s a must
