Scenic location, property was wonderful and very accomodating to my large family.
There could have been more bathrooms in the upstairs bedroom area - there was only one single bathroom for 5 bedrooms.

Massive property, could easily fit 14 people without feeling remotely cramped. Several lounges, massive garden, multiple bathrooms and saunas/steam room. Obvious highlight is the natural outdoor swimming pool, which is beautiful.
The track to get to the property is very rough, could do with a bit of filling (and a bit of steam rolling). Would also have been good for the property to have been a bit more fenced in and thus dog secure (no fence between property and next door property), and a small fence around the pool area (help keep dogs away without having to tie them up).

The location of the property is absolutely wonderful. The hosts were friendly, helpful and very timely in their communication. The towels and bedding were exceptionally fresh and clean, and of very good quality. The beds are comfortable too. There is an extensive amount of kitchenware to use and we never found ourselves in need of anything when cooking. I have read some reviews where guests had niggles with the layout of the 3 kitchen areas, but it really isnt a hassle at all, and perfectly workable. The natural pool is set in the perfect position for a late afternoon / early evening dip in the sunshine, and it was lovely to spot the newts and waterboatmen and see the dragonflies flitting about. There's a nice spot to sit and dangle your feet if you don't fancy braving the cool water! It is beautifully lit at night too. The games room with the pool table and dart board is set away from the main house, as is the balcony, so this was perfect in the evening as it didnt disturb anyone who wanted to go to bed a bit earlier than others. We had a lovely welcome pack on the table when we arrived which is always a thoughtful and appreciated touch. It is definitely worth walking the part of Glyndŵrs Way that takes you to the very top of the hill that you can see from the house. Superb views and incredibly peaceful. You can walk into the village from this way and stop at The Kings Head pub, or it is a 5 minute drive, and well worth visiting. We went twice for an evening meal and they happily accommodated a table for 10. Very reasonably priced and very good food. As mentioned in other reviews, yes, there are flies, but as anyone who lives in the countryside knows, especially living alongside cattle and sheep, this is totally unavoidable and can only be expected. The hosts provide swats and sprays which is as much as can be done, so as long as you are aware you can take steps to minimise the flying visitors.
Not a complaint at all, but guests should be aware that the first half of the track leading to the house is very uneven and rough so go very steady! One of our group struggled with their lowered car! There were a few aspects that didnt meet our expectations, not worthy of complaint but worth noting. The balcony is lovely, but in need of some maintenance, as, I think, a few years older than the photos show.. A few of the floor boards are rather curled, uneven and loose, and the balustrade is rather wobbly, so dont lean on it. Same with the picnic bench near the conservatory. The drainage in the showers isn't too good. The bedding, towels, bathrooms and floors were clean, but some areas of the house could have done with a little more attention. We had to empty and clean the bbq before use, same with the food waste bins, they just needed a clean, not an issue, just a finer detail. There is nothing about this lovely property that warrants negativity, just a few aspects in regard to attention to detail and maintenance. None of these things deterred from a wonderful holiday in a beautiful setting and we would happily return.

Beautiful location. Lovely old property. Friendly caretakers. Sauna and pool
I booked this property for the location of the bedrooms and bathrooms. On arrival, one downstairs toilet was out of use and had been for five months ( confirmed by caretaker) This was the only toilet on one level which my elderly parents could access without assistance. There was one more downstairs bathroom but this had a step down to it. The owner was notified and wanted to send a plumber on day 3 of a 4 day stay, which wasn't appropriate. The second issue was a fly infestation of the annex room. The caretaker admitted that she didn't know if this room was being used, even though I had confirmed this with the owner. It obviously had not been prepared adequately as there were a lot of dead flies. On opening the blinds a swarm of flies were disturbed. There was also buzzing in the loft space. We attempted to clear the flies with spray and hoovering but they continued to drop on the bed and kitchen area for the full stay. The owner was notified and arranged for the caretaker to use an insect bomb in the room. Obviously, this was unacceptable as the room has to be vacated and aired. This was not a few flies, it was infested and if the room had been prepped properly, it could have been cleared before we arrived. Generally, parts of the property weren't adequately cleaned. There was food left in the cupboards by previous guests. Some of the cookware needed cleaning before use and there was evidence of rodents under one of the sinks. These were minor issues and not part of our complaint. I asked the owner for a partial refund and was offered £125 Booking.com offered a voucher to use on their site but obviously this did not compensate sufficiently for the issues raised. I'm sad to make this negative review as this was meant to be a special holiday for our extended family.
