Sunset House is an absolute gem, and the host, Louisa, really makes it shine. The indoor common area, as well as the outdoor terrace, are beautiful and expansive, with plenty of room to hang out and relax. Louisa and her staff are always available, waiting at your every beck and call. Just amazing. The house is located on a cliff overlooking the sea. The views are incredible. There are steps leading down to a semi-private slice of beach. Louisa provides lounge chairs and umbrellas. There’s just no reason to go into the main area of Anzio to fight the crowds on the beach and pay for amenities.
The room itself is spacious. We don’t typically care for firm European mattresses, but, for some reason, found this one to be quite comfortable. My hips didn’t even hurt, and they are riddled with tendonitis and bursitis. We slept great.
Breakfast is beautiful. Yogurt, fresh fruit, cereals, meats, pastries and eggs. And fantastic coffee, made to order. All served on the lovely terrace. So good.
For dinner, there are lots of restaurants nearby to choose from. We simply got take away pizza two nights in a row and brought it back to enjoy on the terrace. And why not? The view at sunset is as good or better than any restaurant could provide. And the pizza was fantastic. 4 huge slices of pizza, 2 croquettes and a bottle of wine for 13€. Can’t beat that.

The villa was on the beach and there were available umbrellas and sun loungers to use. The scenery of the sea was breathtaking and the villa beautiful. The owners offered great breakfast.
There wasn't as much flexibility as we experienced in some other places. The area wasn't well adapted for foreigners, as the local restaurants were closed most of the time. However, there is a nearby city, Anzio, which was wonderful.

It was clean
List of issues
1. Broken toilet lid — uncomfortable and unsafe to use.
2. Long wait for hot water — hot water exists, but it took several minutes of running the tap before it appeared. This made it impossible to use the sink or shower comfortably.
3. Missing advertised amenities — the hotel website stated that the room had a kettle and a coffee maker. In reality, neither was present.
4. Breakfast on June 11 (Thursday) did not match the description — breakfast consisted only of baked goods, coffee, and two fried eggs. Cold meats and fruits, which were listed on the website as part of the breakfast, were completely missing.
5. Noise from construction — there was loud construction work next to the hotel. No information about this was provided on the hotel's page at the time of booking.
6. Presence of a dog in the breakfast area — there was a dog constantly present in the hotel. The dog stayed in the same room where breakfast was served and where food was kept. We were not informed about this in advance. Having a dog in the dining area is unhygienic and causes discomfort for guests who do not wish to be near animals while eating.
7. Unknown connecting door without a key — there was a closed door in the room leading to an unknown space. We did not have a key to this door, we did not know where it led, or whether it could be opened from the other side. The hotel management did not warn us about this door or explain its purpose. This caused reasonable anxiety about safety and privacy.
8. Unstable Wi-Fi — the internet connection was constantly dropping.
9. Few shops and restaurants within walking distance — the actual infrastructure did not match the expectations created by the location description.
