Disappointing
The comfort of the bed.l, the breakfast.
Staff really unwelcome, treated us unprofessionally. The terrace is accessible but it isn’t managed. The facility is far from the center, adapted only for people with a car.

Exceptional
Lovely clean room with air conditioning and good sized bathroom. Friendly staff. Good breakfast from the bar downstairs in the morning.

Lower Subiaco, good choice.
Very central, easy to find. very big room. Breakfast in the adjacent bar with a great choice of bakery. For the summer, there is a huge terrace to sit outside. The team was exceedingly friendly.
It took me a little to figure out how the heating works (Novembre). The room could be a little pre-warmed at arrival. But no problem in the end.

staff a bit gruff. pastry breakfast. no fruit nor bread etc, cheapish and not cheerful , jams etc. noisy and air polluti
only place with rooms in town
right beside a really busy road. although most of the traffic noise not heard in room with all doors and windows shut . walls between rooms so thin that you could hear every cough, snore, ablution from next door

very comfortable / clean and good facilities . stay friendly and helpful
central location and parking and the bar/ restaurant attached
we had 3 keys all the same , for 3 different doors . it’s very confusing especially in the dark !! could the keys be marked differently to make it easier to know which key is for which door .

Exceptional
Situated slightly outside the center of Subiaco, but no problems getting around. Breakfast was good, got to pick whatever I wanted from the cafe. The staff was very helpful and let me store some items there when going for a hike.
The room had a bleach smell that disappeared when airing out. The lights also made a noticeable humming noise when on.

Civico69
Simple but clean and modern room with TV, airco, and shower facilities. Staff very kind and helpful. Close to Subiaco centre and Monasteries (worth a visit). Great for a Night over. Free parking available before the bar where you take breakfast.
Right on the main connecting road with access through a small wooden gate.

Comfortable rooms and nice view. A little flaw in the service. Overall very good place.
Quiet place and gorgeous view. Comfortable and large rooms.
They were not perfectly on time with the preparation of our room. Tramezzino was served with meat, although we asked if it was a vegetarian one and they replied that it was.
