beachfront position and ability to walk into the water to snorkel, see coral great fish and the occasional turtle,
Being close to nature is great, but perhaps ceiling fans under the patio roof may help discourage the occasional overnight bat from taking residence.

Nice room with furnished patio area, good breakfast. Small pool area. Right on the beach front.

The location is great. Right on the Lipah beach. You can swim, snorkel, enjoy the views. The staff are attentive and very helpful. The shuttle service is a life saver in a place with no grab.
It is very dirty. We had to ask housekeeping to change all our sheets as wasn’t possible to sleep on them. They cleaned the room properly following day.
The fan makes impossibly loud noise, but you need to prevent bad odour and dampness. The room design is ugly.
Overall given the price point, the expectations were much higher.
