Very clean and comfortable with a simple but delicious breakfast. Agatha was very friendly and helpful
Quite hard to find. Located behind large grille gates in an apartment building with no signage other than the name on the doorbell

Location is excellent, minutes from all the attractions in the historic area of the city. Also very close to a major bus stop and a subway station (Sesticoro) from which you can get to the airport of central train station.
Hostess is very welcoming and answered all my questions about nearby attractions. I had to leave before the "official" start of breakfast, but some food (yoghurt, coffee etc) was available early.
Bed and bathroom very clean and comfortable, A/C worked well.
It is a little noisy due to the central location, but nothing some earplugs can't fix.

Spacy, very clean and modern equipped B&B. Best breakfast, Agata is a super sympathic host and provides useful tipps for sightseeing as well.
Late check-in was no problem, after check-out we could still leave our luggage
$$$$
