The New Forest with its free roaming ponies and donkeys is just a 3 mile drive away and the trendy bars and restaurants of Southampton's Town Quay is a 20 minute ferry journey on the Hythe ferry (with its officially recognised the oldest pier train in the world, Guiness Book of Records).

Many guests travel to Hythe to appreciate the arrival and departure of the great cruise liners and mighty cargo ships as they travel to and from the busy Port of Southampton. Throughout the day and night ships of all sizes and types may be seen close at hand as they slip gently past and the ever changing view! Cunards famous QM2 is a regular visitor and her berth is within view just across the water.

For boat lovers a free of charge public slipway is available for launching dinghies and powerboats and short term boat storage is available from Hythe Marina.
The Isle of Wight is approximately 30 minutes away by Hydrofoil or a 60 minute Car Ferry trip (ferries depart hourly from Southampton key which is adjacent to the Hythe Ferry landing jetty).
But why travel? Just relax and watch the birds on the shore and the ships passing by in the ever changing vista from the Boat House.

This was our third stay at the property and hopefully not the last. The view over the water towards the port is wonderful, as is watching the shipping entering and leaving the port. The floor-to-ceiling sliding doors on the ground and first floor give an uninterrupted view and allow the sea breeze in.There is a double bedroom on the ground floor and a wet room in addition to the dining area and a well-equipped kitchen. The first floor has the main lounge and a bedroom with an ensuite bathroom and toilet, whilst the third floor has a double bed and an ensuite shower room. The stairs to the third floor are steeper than usual, which may be a problem for some.Being only 100m (roughly) from Waitrose and the Hythe High Street, the property is very conveniently placed for shopping and visiting the New Forest, Calshot Spit, Lepe and Eling Tide Mill. There are also some very interesting walks from the front door. I can thoroughly recommend this property.

An absolute gem, right on the waterfront with wonderful views of passing ships and assorted wildlife. Double bifold doors on to a balcony on both ground and first floor reception rooms. Three bedrooms- two en-suite and a wet room on ground floor. The long, narrow kitchen includes all major appliances except washer dryer which is located in a separate area off the rear garden. Not overlooked by nearby properties, this property is in very good decorative condition and we have no doubts that we will return.

The location of The Boat House is excellent. Wonder views of the trade and cruise ships up and down the Southampton Waters 24 hours a day. Tides came right up to the edge of the house and loved hearing the waves lapping against the shore. Waitrose is just across the road with access to the pedestrian High Street. There is also a restaurant serving food and drinks all day with lovely views across the Waters. On the Ground Floor the galley kitchen is well equipped with fridge, freezer, stove with induction hob and a microwave. Plenty of crockery/flatware/cooking pans too. The wet room bathroom is a good size and includes a WC and sink. There is a double bedroom along with a dining area and sofa seating on this floor with access to a small deck and views across the waters. All well served. Up the metal stairs to the first floor is a large living room with TV, sofa and armchairs and the same glass window/doors as the ground floor lead to another deck. The bedroom has 2 single beds and an ensuite bath/WC and sink. All well served. There is a further floor with a double bed we believe, but we did not go up there. We were able to park our car behind the gates to the property. The only amenity we could not find was the washing machine, which was mentioned in the listing. This property was perfect for the two of us who just needed a place to recharge, and it worked. Thoroughly recommend.
