Great location. Great value. Relatively spacious. Friendly staff. All necessary amenities. I preferred this place to the large international chain where we stayed in Kyoto.

More than everything, the staff were really kind and nice.
It was so awful because of the smell. There was a little bit of smoking smell in my room even though my room is no-smoking. But I could bear it and slept okay so it isn’t a big deal.
HOWEVER, the stinky smell from toilet was really painful. Even though the restroom looked so clean, there was pee-smell. When I take a shower, washing my face, and do makeup or something, this pee smell has never disappeared and made me hard to breathe. Definitely it’s not possible to take a bath there as well. (It smells similar to stinky train smell)
Well, I guess the cleaning staff probably couldn’t notice that because they don’t stay there long time. And the restroom itself was so clean except the smell. The smell is not too strong so even if you open the door, the smell doesn’t go to the bed area. So overall I can recommend this hotel :) unless you use restroom long time!
