Staff were very respectful and polite and helpful.
Private Car Park.
Breakfast was not available but the Owner recommended a Cafe Takeaway called "Sandwich" literally on the adjacent road which was absolutely 5 Stars*****
Location was perfect as we were attending a Party at Penn Bowling & Social Club then the following day going the other side of Wolverhampton which was a short drive away 15 mins.
Value for money in spite of a few negative issues.
Curtains were not fully attached to track.
Bathroom door handle broken off.
Bathroom floor very dirty.
Beds very sunken and uncomfortable causing backache.

The room and bedding were clean. The hotel was quiet. The ensuite was spacious and clean with a shower over the bath. There was off road parking and access to the hotel was straightforward. The hotel was within walking distance of my destination and local shops.
The decor was tired and shabby, the public areas of the hotel were dotted with an assortment of unrelated "antiques" and curios. The bedroom was small with minimal furniture, one stool which doubled as a bed side cabinet. There was no breakfast provided in the hotel. Baring in mind my stay was during a heat wave, there was no fan or air conditioning in the room.
